reminding myself of the headache that comes with moving

Nofilter · 04/01/2026 16:15

I am and im absolutely dreading it!! I have a farmhouse, barn, stables, riding arena and 4 acres and need to do LOADS to get it ready for the estate agent photos. Selling my horses (going to absolutely break my heart but we don’t ride them anymore.) Lone parent to DD9 who is going to be heartbroken but I can’t keep it going anymore. Also for financial security I need to downsize, things have become tighter in the last year or so, so it’s stupid to stay here and pay for the upkeep and we aren’t really using it - also I’ve longed for a nice modern country style house with everthing complete for years.

Im going to start with a list inside and out. I can’t decide if I should pay for a new kitchen to sell it or just leave the one (1990s) as is. EA says leave it as people more interested in the land.

Although I’m sounding super negative i am really excited to move to a new lovely house closer to DD school.. it will be so good for us!

Nofilter · 04/01/2026 16:16

Good luck with your viewings! That’s what I’m dreading too there are so many rooms I can not keep up with keeping it all perfect 🤦‍♀️.

mrssunshinexxx · 04/01/2026 16:39

Wow @Nofilter I’m mad into horses shall we swap 😂
definitely write. A list it can be so overwhelming
I’ve got a little bit of painting to do when kids in bed and tomorrow on babies nap going to weed the borders in the back garden

Yes, we've just put in an offer on a house!

Sameshitedifferentdaze · 04/01/2026 17:32

Planning on going up for sale most likely mid Feb. I actually sold it last summer but pulled it off the market (family bereavement) within 48 of accepting the offer. I am currently having the bathroom refitted as it was old a dated so will have to wait for that to be completed. OH and I are finally moving in together after 9 years and have seen a lovely Georgian house in our location that has been on the market for some time just hoping it doesn't sell before we are in a position to offer. I sold within a month last year and had a steady stream of viewers so hoping for the same this year.

Singleoldermum · 04/01/2026 18:51

Yes! However, offer accepted early November and now the sellers are saying their sellers haven't yet found a place to move to. I had wanted a 12-14 week turnaround (personal reasons), but my sellers won't start the legals on their purchase until their sellers have found somewhere, so now stuck in catch 22. I had deliberately broken a chain on my end for a quick move too!

mrssunshinexxx · 04/01/2026 19:15

So frustrating @Singleoldermum how long will you give it ?
@Sameshitedifferentdaze sorry to hear about your bereavement. I hope the Georgian house hangs around for you!

@CloseEncountersOfTheTurdKind woohoo how much under the asking price did they accept / what’s your chain like ?

I find it abit of a chicken and egg thing as to when to view / put yours on especially at this time of year not great market .
we have 3 to view this week if none any good going to pause til spring when our garden will look nicer to photograph and go again. If we like one of the 3 there’s 1 in particular we’re really thinking we will we are going to offer asking price or very close and ask if she’ll take off the market for a fortnight to give us chance to sell. She’s an older lady who’s missed out on two properties as people offered on hers but weren’t proceedable. I feel confident ours will fly off

OP posts:
Singleoldermum · 04/01/2026 19:55

@mrssunshinexxx unfortunately my solicitor had already conducted searches when I found out from the estate agent that my seller's sellers haven't found anywhere yet and so my sellers aren't going to commit money to their legals until the chain is complete, so I've already had to spend around £500 on various searches. I don't need a detailed survey as it's a fairly new house, so just an agreement from my mortgage company that the house is worth what I've offered and I'm simply porting an existing (small) mortgage so don't have issues with trying to get a mortgage approved or anything, so basically I'm almost ready to go.

On one hand, I love the house and the area, on the other hand I'm currently living with friends and family whilst waiting to move, so don't want to take advantage of people's kind nature for too long.

I'm now quietly just keeping an eye on the market for properties without a chain and if something comes up that I love equally as much I'll seriously consider losing the money on the searches rather than waiting around for months. The sellers know I'm not a happy bunny, but the house is perfect for what I'm looking for so kind of torn at the minute.

CloseEncountersOfTheTurdKind · 04/01/2026 21:08

Our offer was £15k under asking and we are waiting to hear back!

ShiraShira · 04/01/2026 21:19

We are hoping to be moving Spring 2026, we accepted an offer on our place in October and we have found a place to buy, which we love. But our buyer has now lost their buyer, so we are all waiting for them to find a new one - obviously nothing much has happened over Christmas! Really hope they get more interest soon and someone offers on theirs, otherwise we are going to have to consider going back on the market again which I really really don’t want to do - can’t face all the viewings and constant cleaning / tidying! I’ve been doing lots of decluttering as a way to take my mind off it, so we will at least be very organised by the time we finally do move. It’s all so stressful! Big hugs to everyone going through this process.

Freshstartyear25 · 04/01/2026 21:29

We are looking to move. We’ve been in our current house for 8 years. It was our first house and on the 1st of Jan, we decided it’s now time to move on from here, we need one more bedroom and bathroom ideally in addition to everything we already have. We already saw a house we like which we plan to view this week and we’re arranging estate agents to give their valuations too and we start from there really

mrssunshinexxx · 05/01/2026 05:52

Exciting @Freshstartyear25sounds like we are at the same stage!

@ShiraShira urgh I really hope you don’t have to go back on. I’m going to offer a sat morning block for any interest to try only tidy once , let’s see how effective that is 😂

@CloseEncountersOfTheTurdKind eek! When did you put offer in?

I wouldn’t pay for a new kitchen. It may not be to the buyers taste … they will probably prefer to pay less & choose their own kitchen. Plus choosing & installing a new kitchen is stressful & will delay your move.

DisappointedD · 05/01/2026 06:40

I’m hoping we don’t need to move. Finally saved up enough deposit to buy. We’ve lived in our current rental for 10 years and really hoping to the LL will sell it to us but if not we will move to buy. Been keeping one eye on the market for the last couple of months but not seen much that ticks as many boxes as our current property but aware lots more will start to pop up over the next few months. We have been to look at a few new build estates which might be an option if we do need to move.

Namechange13101 · 05/01/2026 12:11

We were all geared up to move in August last year, but all fell through at the last minute
due to issues with our onward purchase. Still hoping to buy our onward purchase as their delays should hopefully be resolved now, but trying to find another buyer for ours who didn’t want to wait has been frustrating. It’s relentless, keeping everything tidy with two kids, accommodating viewings at weekends. I’m just so over the whole process. Moving for secondary catchments, so have loads of time as DD is only in year 2 but finding the whole process so overwhelming and disheartening all at the same time! My DH is so level headed about the whole thing and keeps saying you only need one buyer but I just find it all so infuriating and frustrating!

Growlybear83 · 05/01/2026 13:13

We’re hopefully moving. We had an agent round in early November and sold the house within a week off market. We ended up with two potential buyers, and had an offer accepted on the house of our dreams on Christmas Eve. We didn’t do very much to prepare before we had buyers round - we just filled in obvious cracks and moved loads of stuff down to the shed out of the way. There was no point in us updating the kitchen etc because people who buy the houses in our road always knock all the character out do them and build hideous box extensions at the back, and make the ground floor open plan. I hate to think of people doing that to the house thst we’ve loved for over 30 years, but it’s time for us to have a change. We’re 68 and 71 and are upsizing because we love having loads of space. I’m dreading the actual move and was very shocked by the first removal quote we had 😆

Starlight1984 · 05/01/2026 13:22

Not a house but we are in the process of buying some land which should be ours by spring 😬

We absolutely cannot afford it, nor do we have a clue what to do with it 😂but it is right by our house and if we didn't buy it then there's a potential someone would snap it up it to develop on and we didn't want to chance it.

Thanks me too. So you are viewing but not on the market yet? DH and I really want to go and view this Georgian house but am worried the vendors will think we are time wasters as we are not yet on the market, on Rightmove it looks ideal and we know the area well. Thing is we will be selling just to buy theirs so bit of a catch 22 (I also don't want them to know that as it may give them leverage when / if we try and negotiate an offer).

mrssunshinexxx · 05/01/2026 19:45

@Sameshitedifferentdaze yes we had a lengthy discussion and decided to view these 3 and in the last few weeks we’ve been tidying ours up and doing any snagging so if we want to proceed we can have photos taken immediately ( have a good friend whose an EA) he’ll list it and I’ll do my own viewings.
looked at 2 today one was lovely but feel we’d outgrow it again fairly quickly other one was an absolute ocean of work did not looo that bad in the pictured and with 3 kids 5 and under we are not in the era of that much of a project. The one we are most excited about is tomorrow and originally I was going solo as hubby was away but his job got cancelled late this afternoon so he can come now and I’m hoping it’s fate …

@CloseEncountersOfTheTurdKind annoying they still haven’t given you an answer !

@Starlight1984 sounds a smart move !

@Growlybear83 exciting new chapter. I keep telling my husband let’s save money and move ourselves but maybe I’m mad !

@Namechange13101 drop the AP by 10k bet it will go x

Yeah, annoying to be left hanging. I rang the estate agent yesterday and they said the sellers are still considering our offer

mrssunshinexxx · 07/01/2026 04:54

@CloseEncountersOfTheTurdKind will you come up anymore If they decline ?

@Nofilter things have moved fast here, we viewed a third property yesterday which was the one we were most excited about and rightly so - both fell in love, tidied ours last night ready for photos tomorrow, we don’t mess about. Now just to sell ours, and for a decent price . Can’t offer on the one we have viewed until proceedable. She already has a couple of people interested but they also aren’t proceedable

They came back with a higher offer, which is higher than we can go really, so we've offered our max which is 5k below. Waiting to hear back!

Me 🙋🏻‍♀️
We've lived here 19 years. I love my home and harden, and my now adult children adore the place.
I've been stuck here living with my ex for 3 years, which has been incredibly difficult.
The house has sold and I'm leaving my home town. I cannot wait!
It might sound silly, but I'm scared to get too excited in case it jinxes it...
Hoping to move at the end of next month 🤞🏼🤞🏼🤞🏼🤞🏼
