@IMissTheLittleBluePackets oh my god that must have been intense! Between CGT and SDLT I don’t know if I’m coming or going. I just know I’m never likely to have any money again any time soon! But we’ve had estate agents round valuing this week and we picked one this morning and they’re drawing up a contract. Some intensive cleaning ahead before the photographs 😩

mrssunshinexxx · 28/01/2026 13:08

We’ve had good news this morning our sellers have shortlisted to two properties and is viewing them with family for a second time In a couple of weeks

We exchanged contracts this afternoon. Completion next Friday. I have booked ferry back to UK. Seller had some furniture - bed, table and chairs - she planned to use if renting the house out vs selling so we've bought at bargain price and it will do for the immediate future as we don't plan to pay to ship all our furniture back from Belgium. Exciting. Hoping all goes to plan.

Woop, that's brilliant news!!! How exciting 🍾🥂

hi all, we might be out! After waiting two months for our buyer to find a new buyer, we are going back on the market on Monday. We have pulled out of our onward purchase too as it wasn’t right for us, so we are back to the beginning. However as we have been through a lot, including losing our dream home when they dropped us to take a better offer, we feel like we are going into this wiser and less innocent! Feels like a new start. We have seen a nice house that we like, but we are concentrating on selling ours first of course. This weekend we are doing a deep clean and tidy ready for viewings starting again, and hopefully having an open house on Saturday 7th Feb. Onwards and upwards!

Ah, that's sounds tough and dispiriting! I think you're getting back in the market at just the right time. Will keep everything crossed for you 🤞🏼🤞🏼🤞🏼

Thanks! We went back on the market yesterday and already got three viewings booked in including someone who viewed it a few months ago when we were on the market previously. They booked their second viewing yesterday within minutes of us going live on Rightmove so that’s a positive sign! Feeling like this is a new start for us, let’s see what happens….

DisappointedD · 03/02/2026 21:31

Our landlord said no to buying this property so looks like we will be moving.
We’ve found a new build we want, so hoping all goes to plan and we will be in April / May.

CreepingCrone · 03/02/2026 22:14

Considering our buyer wants to move by end of Fwb, things are dragging along so slowly 🐌 Mainly due to incredibly inefficient conveyancers who keep 'forgetting' to send email attachments or respond to enquries 🤦🏻‍♀️ I'm trying to push for at least a date to exchange contracts. I have a feeling these next few weeks will drag on longer than the last 3 years I've been stuck living with my ex! 😵‍💫

MissAmbrosia · 04/02/2026 22:12

Our solicitor confirmed they have my life savings so hoping all is OK for completion on Friday. We have a ferry to Dover booked tomorrow. Viewing to completion in less than 2 months! Though to be fair, no mortgage, no chain, Our seller has been beyond marvellous. I have Belgian chocs for her. Hoping the house isn't about to fall into a crater or summat :)

mrssunshinexxx · 05/02/2026 12:40

@MissAmbrosia I’m jealous !

Our mortgage application has gone in today. Please keep all your fingers and toes crossed for us!
A bit scared by the builders, six weeks to exchange timeline!

mrssunshinexxx · 07/02/2026 07:24

@DisappointedD scared because that’s quicker than you’d like?

is completion usually a couple weeks after?

we’re still waiting for our seller to purchase somewhere and praying we won’t end up with a huge chain above us

Yes, I just didn’t realise the would want to get it through so quickly, but I’ve been reading up since and that’s seems to be standard with new build. Completion date is currently expected to be mid April. I’ll expect some delays lol.

Fingers crossed for a small chain 🤞hopefully they find somewhere quickly.

mrssunshinexxx · 10/02/2026 08:59

Our seller is having a third viewing on something this weekend and showing hoping she’s going to offer and go for it then we’ll see what hellish chain we have above

Hi everyone.

I’m chain-free, and looking for a house for my son and me.

I’ve looked at a few houses so far, and I’m
booked in to look at a couple more later this week.

I’m currently dithering between the idea of a cheaper house that needs some work that I won’t be able to afford for a while, versus a slightly more expensive house that won’t need work.

MissAmbrosia · 10/02/2026 18:44

We;re just back from UK. Sorted some basic stuff in new house - all very exciting. Though 5 mins after we arrived, flushed the loo and water came through the kitchen ceiling! Thankfully easily sorted - though wasn't banking on needing a plumber so quickly.

Having suffered a complete rewire and new kitchen fitting in an older house, personally I'd go for a house that needs less work every time. The rewire was the worst because every single room needed redecorating after, which took over a year to get through. The new kitchen was less traumatic, though still very, very disruptive.

StrawberryThief1930 · 11/02/2026 17:25

We've now exchanged! move the first week on March. We originally put our house on the market a year ago in March... had one chain collapse on exchange in July. Second chain picked up in November.

Now manically cleaning and packing. We've booked removers and Packers too.

I've never moved in a chain before so it all feels crazy!

StrawberryThief1930 · 11/02/2026 17:26

@MissAmbrosia water through the ceiling! eeeeek. you sound surprisingly calm.

UnilateralDecisions · 11/02/2026 17:46

Thanks @Singleoldermum, I hadn’t even thought about wiring 😄🙈.

I’m seeing a couple of other houses later this week - they’re more towards the top end of my budget, so hopefully they have less risk.

HappyCrochetHooker · 11/02/2026 18:59

@StrawberryThief1930 oh how exciting for you! I don’t even know what day it is, everything is so manic, so it could be March next week or in six months’ time, but I’m sure your packing will expand to fill the time 🤣

Ours officially went on the market today. Sign up outside, Rightmove etc. It’s a relief but god I wish I was happier 🤣

Freshstartyear25 · 11/02/2026 19:36

Week 4 of our house on the market, 11 viewings and 1 second viewing yesterday but still no offer. We have just reduced the price as well. I’m already getting so impatient but what can one do

Hellohelga · 11/02/2026 19:51

We are moving or trying to. Sold our house and had buyer pull out on exchange day. It’s the second time it’s happened to us - last time was 20 years ago when we moved into this house. Yes it’s hard and stressful but it always comes off eventually and then it’s all worth it.

StrawberryThief1930 · 12/02/2026 06:50

oh @Hellohelga that happened to us too! literally on exchange, we had all paid our deposits to solicitors and everyone had signed etc but then first time buyer at bottom of chain just changed mind and all collapsed. im not sure I'll ever forget it - even though we managed to hold half the chain together and get a new FTB, the shock stays with me! argh.

Cheeers · 12/02/2026 09:02

And us! Ftb pulled out days before exchange. There’s a special place in hell for people who do that!

Thankfully rest of chain still chose to hang on and wait for a new FTB but that has taken months to find and we are starting again right at the beginning ….the whole experience has been so stressful.
