Been in current home almost 8 years want to upsize and move location to where my dc’s go to school. Got a couple viewings booked this coming week.
reminding myself of the headache that comes with moving

How's everyone doing? I could do with some success stories as my move is still dragging.
We've been working towards completing at the end of Feb, as a stipulation from my buyers' buyers (FTB). Our estate agent has been chasing us for 1.5 weeks.
We've been really responsive and actively chased up our solicitor over the last week. We've been ready to exchange for 9 days.
Just heard back from our solicitor that our buyers' solicitor "hasn't got round to looking at" our responses to their enquiries yet! We sent them back on 2/2!
Apparently it's unlikely we'll complete at the the emd of this month, more likely mid-March.
So frustrating as the delay is on their end, but they've been chasing us!
🤦🏻‍♀️

We have good news our seller has had an offer accepted on a property and it’s chain free so very simple chain of 3, us in the middle hoping to be in mid to late May

Well, here we are in week three of being back on the market after our previous chain collapsed. We had three viewings in the first week and the first viewer put in an offer, but they aren’t yet proceedable. One viewing in week two who decided they don’t want to move to a town after all, looking for a village instead! And now week three we have not had any other viewings booked in, and it’s already Thursday. Feeling really deflated and frustrated by this. Trying to see the positives - we have got two offers still on the table, one being from our original buyers, but they are also not proceedable and they are obviously having trouble selling their place, it’s been on since November! We have already dropped our price and can’t afford to go lower. It’s so bloody hard! We have already lost two houses we were hoping to buy. I would absolutely love something to go right for us!

mrssunshinexxx · 19/02/2026 14:12

So frustrating @ShiraShira I hope your luck changes soon

I've been working on the house all week and attempting a bit of gardening in the 10 minutes or so it's not been raining ahead of valuations tomorrow.

I'm still not finished, my mums banging on about me going round for a coffee, I'm working this evening and I just hate everything about my house at the moment

All I can see everywhere I look is stuff I don't have the time to fix before tomorrow and I'm really starting to doubt I have the capacity to go through will all this atm.

Planning on going up for sale most likely mid Feb. I actually sold it last summer but pulled it off the market (family bereavement) within 48 of accepting the offer. I am currently having the bathroom refitted as it was old a dated so will have to wait for that to be completed. OH and I are finally moving in together after 9 years and have seen a lovely Georgian house in our location that has been on the market for some time just hoping it doesn't sell before we are in a position to offer. I sold within a month last year and had a steady stream of viewers so hoping for the same this year.

Why are you trying to get the bathroom refitted when you want to sell it?

BettyWahair · 20/02/2026 08:51

We are hoping to move but just got outbid by a cash buyer on gorgeous house.... Still in the grief period. Curtailed for choice by having to look in school catchement area and nothing else that is remotely the same.

UnilateralDecisions · 20/02/2026 08:55

I’m also failing to buy a house I like at the moment @BettyWahair, it’s really frustrating. And there isn’t anything else suitable on the market yet either.

ShiraShira · 20/02/2026 12:01

Really sorry to hear that. Hopefully more houses will come on in March, it’s supposed to be one of the busiest times

ShiraShira · 20/02/2026 12:04

Thanks! Estate agent said it’s always quiet for viewings during school half term. Our non proceedable offerer has now changed their mind about our house but they seemed quite flakey so it’s probably for the best! One good thing is so far the house we want to buy is still available! We did put in an offer even though we aren’t proceedable yet, because the estate agent was really pushing us to do so. So they can’t have had that much interest! Once we are proceedable we can hopefully lock that one in. Hoping for some more viewings asap!!

BettyWahair · 20/02/2026 13:05

Our estate agent said once the sun starts shining more houses will come on the market, fingers crossed!

DoubleShotEspressox · 20/02/2026 13:08

Hey everyone please may I join?

Our tiny little home is now under offer but we have a ridiculous process as selling shared ownership. So loads of admin and we have to pay all of the legal fees for the landlord too.

Our offer was accepted on our onward purchase - they have an offer on their onward purchase - and the end of the chain is currently looking at properties.

To be honest I’m ok if it’s slow because each month that ticks by I can squirrel some more money away from my pay slip for all the fucking fees. I already have fees coming out of my arse. Even my mortgage is £1500 for a “product fee”.

I was suddenly overwhelmed with admin and my mortgage broker seems to like calling every single day. I have quotes for conveyancing and surveys but don’t want to instruct anyone just yet until I know my buyer is 100% in after all the screenings they have to do.

Anyone else found that everyone is trying to sell you stuff now? Life insurance, income protection - let me do one thing at a damn time.

if we can somehow pull this off we will be incredibly poor for the next ten years but it’ll be worth it to finally have space and a beautiful home. I’m just shitting myself at every step!!

UnilateralDecisions · 20/02/2026 13:17

I hope it all works out for you @DoubleShotEspressox!

I know what you mean about being able to save a bit more with each month that passes. In a way I’d like to get a move on, but a month or two of extra savings also wouldn’t be terrible.

It’ll be worth it in the end! We keep getting all these removal company leaflets through our door, ever since the for sale sign went up (first time last August, here we are in february for sale again for the second time after the first chain collapsed)! At the moment, getting to the stage when we are actually booking a removal van feels like a very long way off, and I can’t quite believe it will ever happen.

Freshstartyear25 · 20/02/2026 16:44

Things are not moving here either. We’ve been on the market for 5 weeks now, lots of viewings but still no offer. All the feedback is that the property has no mains gas, only electricity and I didn’t know that’ll put so many people off like that. There’s gas on the next street but we have electric storage heaters and water so our energy bills have always been reasonable so I wasn’t expecting it to put people off like that.
It’s already priced less for this as the EA told us people may be considering putting gas in which will mean them changing all the heating systems, etc but we’ve now reduced the price again. We’re not even looking at houses at the moment as seeing as we’re not proceedable, there’s no point.
We might end up part exchanging for a new build if it doesn’t sell but I really wish it does so we have all these houses to choose from.

Lookingforwardto2025 · 20/02/2026 17:05

Please may I join? Had the last EA round today to value and advise so we will instruct one on Monday. Just need to decide which one!

We are selling but moving into rented so hopefully not too bad chain wise but I am sure the process will throw up all sorts of complications.

I need to do a big declutter, tidy, deep clean and sort out of the garden next week so no pressure. And hopefully we will get a sunny day sometime soon for photos!

Wishing everyone luck!

CreepingCrone · 25/02/2026 18:53

Nearly a week since my last update: STILL waiting to exchange!!! 🙄🤦🏻‍♀️🤦🏻‍♀️🤦🏻‍♀️ My conveyancer is absolutely useless. My estate agent messaged me on Monday to chivvy us along answering 4 enquiries they sent last week...
Except we hadn't heard anything about them!
Couldn't get through to my conveyancer, so rang their call centre. They w/couldn't forward the email to me, but they did agree to read out the enquiries, which I jotted down. 3 out of 4 were asking for documents we had already provided, one we'd sent on 15/12!
I emailed our conveyancer answering all 4 enquiries, cc'd my estate agent who passed it straight onto my buyers' solicitor.
Today the conveyancer has just sent my answers to our estate agent in error.
We are no further ahead. Completely in the dark and our conveyancer (who works for a massive online portal), hasn't actioned anything at all.
We were supposed to move tomorrow, and we still haven't exchanged. No end in sight, the conveyancer won't even discuss dates. My estate agent (& buyers).aren't happy either.
My blood pressure is through the roof and Im not sleeping 🤬🤯🫣😱🤦🏻‍♀️

RunYouJuiceBitch · 25/02/2026 19:34

Hello,

Only just found this thread.

We are also waiting to exchange, having had an offer accepted in September and originally expecting to complete in mid/late January.

We're FTB coming to it late (in our 40s). We're finally leaving the part of the country we've lived in for nearly 20 years - but which we have no family ties to - to move closer to family.

Everything is ready on our end. Our sellers are divorcing and there have been complications/delays with them vacating the property. It's frustrating but all we can do is wait. I'm trying not to lose enthusiasm for the whole thing.

I hope you get somewhere soon @CreepingCrone.

CreepingCrone · 25/02/2026 19:52

Thank you, @RunYouJuiceBitch. Sorry to hear you're stuck too. I'm also leaving my home town, I've lived here 47 years and cannot wait for my fresh start.
Let's keep everything crossed for our moves 🤞🏼🤞🏼🤞🏼

ShiraShira · 28/02/2026 21:09

Just at the end of our first month back on the market after the previous chain collapsed, and we have only had five viewings, most were in week one and two, and this week we had zero. First viewer made an offer but they weren’t proceedable and then they backed out. Thinking about a serious price drop, estate agent is going to pop over for a chat with us both next week. Our original buyer (from the first chain we were in before) has been back on the market since they lost their own buyer in November, and our sale is still agreed, as long as they can find a new buyer, but there’s been no progress there. They finally dropped their price a week ago and we were told they had a viewing booked for today that they were hopeful about. I happened to look at their house on Rightmove today at 6pm and it’s now showing as Off the Market! Definitely wasn’t like that yesterday, but it was too late to contact EA to ask about it as they were closed by the time I saw it. I’m really hoping this means our buyers have accepted an offer! I suppose it could also mean that they have decided not to sell. When our offer was accepted a while ago our EA changed our listing to Sold STC, not Off the Market. I’m torturing myself now wondering what this means! I know we will be able to find out on Monday but I really really hope this is good news!

Lookingforwardto2025 · 01/03/2026 08:26

IME of stalking rightmove @ShiraShira off the market usually means they are changing agents or they are temporarily taking the property down to redo photos, descriptions etc and relaunch it as a fresh property.

Have everything crossed for those waiting for exhange.

I have done a week of decluttering and photos are happening on Tuesday, will feel real then I think.

Cheeers · 01/03/2026 20:52

Miracles really do happen - we exchanged on Tuesday! I still can’t believe it. What felt like the longest chain ever (6), months house on the market (8) chain collapse (twice) but we did it. For the people really going through it, hang in there even when it feels like it won’t happen, there is light at the end of the tunnel.

CreepingCrone · 01/03/2026 22:50

Brilliant news, @Cheeers👏🏼👏🏼👏🏼👏🏼
