We had an offer on a house accepted a couple of days before Christmas, now doing all the ID/proof of funds bit. It's a probate sale but there is someone living in it and I'm not sure what their plans for onward move yet, so timeline unknown.

We are buying without selling our current house for now, because we have young children and need to do significant building work to the new place, so although expecting to get the keys sometimes this spring we won't be moving in. I'm hoping we'll be moving in before next Christmas but that might be wildly optimistic!

My house sold again in September(after chain broke at six months). Hoping to move by end of February - which will mean I have been in some sort of chain for a year. Good luck to anyone putting their house on market - the whole process is a nightmare!

I’ve got an estate agent coming to take photos on Friday! Market is still very slow here so I’m trying not to get my homes up that we will have moved until at least September but I’m desperate to move

Me 🙋🏻‍♀️
We've lived here 19 years. I love my home and harden, and my now adult children adore the place.
I've been stuck here living with my ex for 3 years, which has been incredibly difficult.
The house has sold and I'm leaving my home town. I cannot wait!
It might sound silly, but I'm scared to get too excited in case it jinxes it...
Hoping to move at the end of next month 🤞🏼🤞🏼🤞🏼🤞🏼

Hope it all works out for you, how long was your house on the market before it sold?

CreepingCrone · 07/01/2026 22:46

Thanks @CloseEncountersOfTheTurdKind🤞🏼
It's been on and off the market for 2.5 years. Eventually we massively reduced the price. The previous agents over valued it. It's only worth what someone will pay for it.

mrssunshinexxx · 08/01/2026 12:52

our house is going online today please cross fingers we can sell fast

Thank you! Now we need to find a solicitor and surveyor!

mrssunshinexxx · 09/01/2026 11:58

Ours went live late last night and I’ve checked my phone 100 times , obviously no call off EA irs way too soon but I have quickly reminded myself how much I hate this, if we hadn’t seen a house we desperately want I wouldn’t be so stressy

Stamp duty goes up in April doesn’t it?

mrssunshinexxx · 09/01/2026 13:48

Urgh @Mayflower282does it??

Freshstartyear25 · 09/01/2026 15:09

EA came and gave us a valuation on our house which is about what we were expecting. The house we loved that made us want to move has now been Sold STc. We were meant to go and view it today after the valuation but it sold yesterday. The EA went and showed us another one but that didn’t meet our requirements, I wouldn’t be moving for that.
Time to tidy up at the weekend because they’ll be coming to take pictures, etc next week

mrssunshinexxx · 10/01/2026 07:15

That’s so disheartening @Freshstartyear25 can you ring the other ea and ask to be first in line to view if anything falls through.

we have a viewing today! Only went on yesterday trying not to get ahead of myself but it only takes one

We are planning on starting to properly look end of March time. We are FTB and desperate for our own place!

We are in Scotland so house buying process is a bit quicker than England.

Really hoping that more properties come on the market around that time as there's been naff all on the past few months that Ive been browsing online.

mrssunshinexxx · 10/01/2026 15:09

2 more viewings , 2 this afternoon which I’m doing and 1 on Monday morning 2 out of 3 are cash buyers arghhh

Pemba · 10/01/2026 15:37

I think it's better to get a buyer for your own place first, before starting viewings for your next purchase. How will the sellers and EAs take you seriously as a buyer if you're not even on the market yet?

I see so many posters on MN though who seem to fall in love with a new property, and only then get agents round to help them sell. Surely that's only going to lead to disappointment most times? Especially as the market's really slow at the moment.

Not according to Google. It's staying the same as it was in April 2025, which is good as I'll own more than one property so will have to pay the extortionate higher rate, which is bad enough without adding to that further!

Wouldn't having a cash buyer for your place be a good thing? They can move quickly which would mean you'd be free to move on quickly too? Or am I misunderstanding?

mrssunshinexxx · 10/01/2026 17:49

@Singleoldermum yes definitely! The ‘arghhh’ was more excitement / nervous noise 😂
viewings were really positive they definitely appeared to like it were both here 30 mins and both saw other viewer so knew I wasn’t lying about other interest. Had 2 different vehicles appear to do a very slow drive by and turn back around too so hopefully having a nosey.
got a good feeling about next week

Singleoldermum · 10/01/2026 18:58

@mrssunshinexxx that's excellent.

As a buyer I've done that a few times myself 😂

Fingers crossed it looks like things are moving for me again. Don't want to say too much in case I jinx things, but I'm starting to get quietly excited about a new start. I've been stalking the photos of my buy on rightmove (currently listed as Sold STC) and mentally rearranging my furniture, working out which curtains I'll have in which room etc. It's a lovely house and although the exact area will be new to me I find that quite exciting. My partner only lives 10 minutes drive from the new house (we have no intention of living together full-time), but it will be lovely to be "dropping in for lunch" distance away.

Sugarcube84 · 10/01/2026 19:13

We are hoping to move at the end of Feb, short chain, ftb are buying ours, then our purchase and the sellers are moving next door to a house they built. We accepted an offer/had ours accepted beginning of September. I ran out of patience before Xmas and escalated everything to a partner in our solicitors it turns out are sellers solicitors are really slow and been telling porkie pies about where things are up to. Everyone is now aware of exactly where the process is at so hopefully they can’t get away with telling different stories to our solicitor/their client.

All made more complicated by the fact I’m due 1st May so really don’t want to be packing/moving too close to my due date

MissAmbrosia · 10/01/2026 19:33

We had offer accepted in November and everything is in hands of the conveyancers who seem very slow. We are moving from rented abroad and are cash buyers, there is no chain. It's quite nerve-wracking nonetheless. Survey didn't show up any major issues. Transferring currency has been a mare.

mrssunshinexxx · 12/01/2026 14:18

Oh my, we’ve had asking price offer this morning from one of the couples on Saturday they are also chain free ! We’ve accepted and now to try negotiate a little on the one we want ( it’s a lot more money it’s going to stretch us ! ) wish me luck
does anyone else have any update ?
