Hey guys! It all went quiet did everyone move?!

@Singleoldermum how are you feeling? All settled??

Our solicitors are the most useless people on earth. Ive done 90% of the work for them and they still look at me like they sell are confused.

I think we are almost ready to exchange but the end of chain is massively dragging their feet and is nowhere close. So there is a good chance we will lose our buyer and it all collapses anyway.

Started packing, so I’m living around boxes, and pretty much prepared to be looking at them until the end of the year.

DisappointedD · 02/06/2026 06:33

We’ve been in about 8 weeks now. Absolutely love the house, really settled. Got the final racking built at the weekend so the garage is now more organised. Most of the neighbours have now moved in and all seem to be really nice so far 🤞

Sortis · 02/06/2026 07:58

My sale has gone through extremely smoothly so far. Only problem have been my estate agents. Hoping to hear about final dates today or tomorrow.
I'm all moved out to my temporary home and this weekend my big furniture is going in to storage. Then I'll be cleaning like mad.

No sign of my next property :( the asking prices are ridiculously optimistic. People feel like their house has gone up 20% just for being 5 years older.

ShiraShira · 02/06/2026 17:51

We are on house purchase number 3 and buyer number 2 after two collapsed chains. Just about holding onto our sanity right now but all seems to be progressing well this time. We have a first time buyer and all of the paperwork on our sale is done. The house we are buying this time is chain free, just waiting for searches and enquiries to be completed on our purchase and then hopefully we can exchange - and finally move! It’s been almost a year since our house first went on the market and we have had so much stress with this! Cannot wait to exchange so that we can breathe a sigh of relief - and then the craziness of actually moving will start, but I can handle that!! Wishing good luck to everyone else and huge congrats to those who have completed.

Our offer was £15k under asking and we are waiting to hear back!

15k should be fine.

Well, I completed mid April, then had a decorator come in to go through the whole house whilst it was still empty, so in the end only actually moved in mid may.

Love the house and the area though and almost organised (though the garage is very much not!).

Sortis · 05/06/2026 12:32

I spoke too soon. After waiting 10 days for the buyer's LISA to draw down we're ready to exchange and complete. I chased yesterday, wondering what we were waiting for, and apparently the buyers want to exchange mid-July. All I can think is they mentioned not wanting to double up on rent and mortgage for too long. Since mid-May we've known mid-June was the likely completion time as nothing has come up. Feel annoyed but there's not much I can do really. AIBU?

DoubleShotEspressox · 05/06/2026 15:36

@Sortis No you’re not being unreasonable. I feel like the general consensus is - even though you’re the one paying out all the money and it affects you directly, you’re always going to be the last person to know.

My experience so far, is keeping quiet is a tactic so that it stops you from pulling out.

Hope you see some progress soon.

mrssunshinexxx · 09/06/2026 22:17

Hey op here sorry I’ve been mia , we are about a week away from exchanging all being well wow it’s been a process, due to complete by the end of June that was set out at the start from top of the chain but we’ll see. Hasn’t packed a thing as don’t want to jinx it and also feel sick at the thought of packing up been here 10 years brought all my babies home here and the last house my mum saw me happy in before she passed away suddenly. Sorry to bring the tone back just feeling really emotional

I feel your pain. We have had some very odd people view too. I don’t think the EA are asking very good questions to screen the time wasters.

We have had to give our EA a very stiff talking to!

The EA approach of course is to send anyone and everyone, throw mud at the wall and see what sticks. We've only had one viewing so far but they told us the viewers were "on the market" - no they weren't, it transpired after the viewing they've instructed an EA but so far have only had photos taken. So not on the market then....

from now on they have to validate any claims of being on the market with a background check of the EA if they're willing to divulge the name or at least a search on RightMove to see if they can find the property. I'm very wary of time wasters. We did a top to bottom deep clean for that 1 viewing, 3 hours of hard labour for nothing! Oh well, we just need to keep things tidy and a regular hoover and dust once a week, but it's exhausting.

im sure our EA has overvalued our property, our bad we should have had several comparative quotes. So they're on borrowed time anyway, because 1 viewing in 4 weeks isn't acceptable.

DoubleShotEspressox · 10/06/2026 07:02

@mrssunshinexxx No I totally get it, as much as I’m desperate to go, I’m also feeling sad because this is where we brought the babies home. It’s our first family home. Walls full of memories.

Maybe I have jinxed myself as I’ve started clearing out and packing up some boxes. It’ll never happen!

DoubleShotEspressox · 10/06/2026 07:03

@daisychain01 How long are you tied into this EA for? It’s so hit and miss. We got lucky with the one acting to progress our chain has been amazing. But I’m not paying him.

Doesn’t help the chain I’m in has 75 thousand people in it.

Sortis · 10/06/2026 07:40

I get it @mrssunshinexxx . 20 years here and so many memories. I'm stuck between the sadness and just wanting it all to be over now. I can't bear it the whole process anymore and it's been relatively very smooth.

Estate agent not even talking to me any more, I'm liaising with the buyers by text.

mrssunshinexxx · 10/06/2026 19:36

@Sortis @DoubleShotEspressox mixed emotions hey, everyone hounding us to exchange which we want to but our solicitor is being crap meant to be completing by end of June and only date we can do is 23/24th highly highly doubt it’s gunna happen

We have been on the market 4 weeks now @DoubleShotEspressox and just completed the exclusivity period, so we can part company with them whenever we want now. I just can't stand all the lame excuses that the 1 viewer in 4 weeks is because of the half-term at the end of May. Give me strength!

Sortis · 25/06/2026 06:49

We exchanged on Tuesday and complete today. 10 days after we initially agreed, but still not bad for a house that went on sale in March and had offer over the asking price accepted at Easter.

Said goodbye to the house on Tuesday and dropped cards and little gifts off with 12 close neighbours. That was tough, but I'm really glad we did it. I felt much lighter afterwards.

DP dropping key off at the estate agents because I don't want to see her.

Deposited a pound in my account last night to see how long it takes to clear. Think it took 5 hours. Really glad I did that otherwise I'd have been heading to an early grave if it does that today I was expecting a couple of hours. Also learned that they email me, so I know I don't have to keep logging in and checking.

Still hunting for my next home...

Us and the 2 people above and 1 below all signed and ready to find the bottom of chain hasn’t even got their mortgage offer we’ve given them til Friday I think it’s all going to fall through. Been at this since Jan

Fibrous · 28/06/2026 11:55

We are getting towards the end of things here although we’re the hold up. A couple of issues - driveway ownership and boundaries - and our vendors and solicitors are so slow. We’re under pressure from the bottom of the chain but we just can’t respond to their question about dates until we understand how big these issues are. It’s stressing me out too. They may be simple deed clarifications or bigger issues that will take months to resolve. We’re willing to move into rented if need be but need to get some answers before we decide and it would be hard work as we have four pets. It’s shit being in this information black hole!

DoubleShotEspressox · 28/06/2026 12:31

Congrats @Sortis I hope that your next home is the place of your dreams!

@mrssunshinexxx That’s shocking, why haven’t they got it sorted?? That to me screams that they’ve maybe tried and failed. What’s the interest like in the property could they find a new buyer quickly?

Our chain keeps getting longer and our solicitor more incompetent. Majority of us have signed, the two at the end have committed to a date in July but they’ve only just started and one is overseas. So I honestly don’t see how it’s possible.

I’ve had to argue for three weeks about a deed of variation that was entirely unnecessary - I feel like both mine and my buyers solicitor have got together to figure out a way to charge as much as possible for absolutely nothing. I’ve done 90% of the conveyancing work on my own.

The stress has taken the magic out of it a little bit if I’m honest. We’ve been at this six months and I’m sick of living on the edge of it all collapsing anyway.

Fibrous · 28/06/2026 12:55

I feel exactly the same @DoubleShotEspressox.

what are we paying them for if we have to figure out everything ourselves? I swear they don't even read any of the documentation! And our conveyancer keeps claiming he hasn't received stuff so our vendors conveyancer has to send it again. I think it's just a delay tactic.

Sortis · 28/06/2026 13:53

Commiserations to those in a stuck place Flowers
If you're in a long chain, how do you know what's going on? Do you rely on messages from multiple estate agents?

Amazing how bottom of chain/FTB affect the whole market isn"t it?

DoubleShotEspressox · 29/06/2026 07:11

@Sortis Luckily the estate agent for our vendor has been wonderful, he keeps us in the loop on progression and pushes everyone for about 70% of the chain, it all went tits as it got longer and a new agent further up basically refused to talk to him. It’s been a challenge.

@Fibrous I’ve formally complained twice - and it’s done absolutely nothing. If I have the energy at the end of it all I’ll send over my running list to the ombudsman but honestly I just want to complete. We’ve had the exact same - out and out lies “well we’ve not received it” and then I show them the proof that they have and I just get ignored for two weeks as punishment.
