Been in current home almost 8 years want to upsize and move location to where my dc’s go to school. Got a couple viewings booked this coming week.
reminding myself of the headache that comes with moving

I think our biggest shock has been the quote we had for packing and removal cost. We’re in inner London so house prices are horrendous anyway, and stamp duty on our purchase gave me palpitations. I’ll get a couple more quotes but the one we’ve had so far was for £15,000! I wasn’t actually too horrified about the solicitor’s fee compared with the other costs.

I'm in the north and my stamp duty will be £20k+!!!!

Moving and packing cost dwindle in comparison. I hired a tail-lift van and drove it myself to get all my belongings into storage whilst waiting for the move. I'll no doubt hire a van to get it back out again.

Hopefully at some point I stop haemorrhaging money and can reach a point where I might be able to save again!

I had quotes for moving of £3k, £5k and £8k.

all more than I expected to be honest. Hopefully we can secure the £3k quote. The £8K one was ridiculous and they refused to take my (v large) dining table saying it needed specialists. No-one else had a problem with it!

We are only moving about 2 miles.

I really want to sell but I'm worried about putting the house on the market and it not selling. Really don't want to go through that 'reduced, reduce, reduce' process with the price.

If your house has been on the market lately, how have you found it? Much interest?

My house went on the market last week. I’ve only had 2 viewings and no offer. Both of them complained because property has no gas. Not something I can change and the price already reflects that. It’s like being in limbo as every morning I have to put things away, etc in case there’s a viewing. I want to move but not in a desperate situation so I don’t mind but hope it doesn’t take too long. There’s lots of new builds around here, many are move in ready and it seems people are going for them instead.

Bloody hell! I read it completely wrong. £15k for removals!

My last 2 moves I've done myself (with help from friends), though appreciate these days most people won't have entitlement on their licence to drive a vehicle large enough.

I've reached the point of sleepless nights worrying whether or not everything will go through ok etc.

I've reached sleepless nights too And lurches of sudden anxiety. I reckon we are reaching exchange next week or poss the week after.

To the person that asked about house prices - ours was put on nearly a year ago. we made 2 significant reductions, and sold subject to contact each time. The new houses coming on seem expensive to me compared to houses already on the market.

Yes I was referring to the removal cost! The stamp duty is in a whole different league and is eye watering - we’re in inner London with mad house prices. We’ve never used a removal company before and have always done it ourselves with the help of friends, but after 33 years in a five bedroom house which we’ve filled up, there’s no way we can do it ourselves in our Kate 60s/early 70s. Hopefully we can get cheaper quotes for the removals, but there’s nothing we can do about stamp duty unfortunately. 😬

We put our house on the market in mid November and had two offers very quickly, one of which was £20,000 above the asking price. But we’re in a strange little pocket where prices are still rising and any house in our road sells quickly.

Came downstairs this afternoon to find a For Sale board up outside the house! We had agreed to have one but it was a bit of a shock, for some reason. Makes it real.

Spent most of the afternoon scraping moss off the driveway and moving plant pots (mainly full of dead twigs) around. Trying to give my north-facing house some kerb appeal in chilly damp January is not an easy task!

@IMissTheLittleBluePackets I am the same. I think we're pricing really sensibly but it's a worry, definitely. We can't reduce too much or we won't be able to afford anything in the town we want to move to!

We’re on the market and are looking for our next home in Derbyshire. We’ve had one viewing so far and they’re really interested but have a house to sell too. removals quote is £1500 thank god I suggested doing it iourself but in reality that would be actual hell

Glad I've found this thread as could do with the company!

Hoping to put my house on the market by mid March at the latest but current stumbling block is needing a few bits done to make it presentable and quote and budget not in alignment atm.

I'm planning to relocate from SE coast to North Yorkshire so need to try and find a portable remote working job too.

I've only ever moved from a no chain to a no chain situation previously in the practical sense so feel a bit daunted but slowly trying to pull things together.

The EA selling my house called us to come
and view a property that’ll be going on the market next week that he feels fit our requirements. I didn’t want to go because I felt it’s pointless and don’t want to risk falling in love with it but he persuaded us. The house was perfect, from the location, price and the house itself. I hate when things like this happen but what DH and I have been saying is that what will be will be really so no point beating oneself up.
We were meant to have someone view our property this morning but the cancelled. I hope next week is better.

I was put under pressure within 2 weeks to find another house - when I sold. (Did find somewhere at the end of the 3 week). I am amazed when I see people say they have waited months for their Vendor to buy a house.

That becomes the appeal of new build houses or houses with no chain.

I can't afford to wait for months in a chain. My vendors offered on one where their vendors didn't have a house to move to. Thankfully because they realised I would pull out, they found another property.

The problem is that people are not prepared or able to break a chain.

We exchanged contracts this afternoon. Completion next Friday. I have booked ferry back to UK. Seller had some furniture - bed, table and chairs - she planned to use if renting the house out vs selling so we've bought at bargain price and it will do for the immediate future as we don't plan to pay to ship all our furniture back from Belgium. Exciting. Hoping all goes to plan.

@IMissTheLittleBluePackets This is me! We were very lucky, thanks to a family loan, to be able to buy our new house without selling our old one first. But now we’ve come to put the old one on the market and I’m sick to my stomach worrying about it not selling or all the other millions of things that could go wrong. We thought it’d be less stressful this way. It really isn’t, it’s just a different kind of stress to the moving and completing on the same day stress! Hate the whole process.

@HappyCrochetHooker we did that before and it was nail biting! Especially because (from memory so could be not quite right) here in Wales, we had six months to sell, or our first property would be subject to the full rate of capital gains tax or something. We just about got it done before the deadline but it was during covid (the full lock down phase) so I was panicked because I had no idea what that would do to the housing market.

Madly, we are thinking of doing it again because our house isn't even on the market and we've fallen in love with another house. 😬
