@mrssunshinexxx , that’s brilliant news, that’s gone so fast. fingers crossed that it goes well with bargaining for your onward purchase.
The EA’s are coming to take pictures of our house on Wednesday and it’ll go on the market after. There are 2 new houses on the market now that we love the look of and within the area we want within budget but we’ll book to see them after ours is listed. Hopefully they don’t sell then.

mrssunshinexxx · 12/01/2026 18:14

@Freshstartyear25 is just book in you’re in the process of getting yours on ! Exciting I know can’t believe 3 days since listing no bartering either ! X

My house went on the market this morning. Got told we have a viewing for tomorrow but now they’ve cancelled because they have an offer accepted on another house. Now the waiting game really

We had our survey last week which showed up a few minor issues though the guy was great and gave good suggestions on how to remedy a few things and what should still be sorted with the seller. We await final report from our solicitor. I have had a huge palaver moving Euros into our UK account and provided all evidence to show I'm not money laundering. Now I am wondering how I actually pay the money when the day comes. The idea of transferring a huge amount myself is terrifying, And my Nationwide card reader is on its last legs. I hope they WOULDN'T allow such a large online transfer anyway.

When I had to transfer a large sum for a house purchase I phoned up the bank and they increased my limit for one day so that I could make the transfer online. They were very helpful and told me if I had any problems then to ring them and they could help. Luckily it went through fine! Once I had sent the money to the solicitor I emailed her and she confirmed receipt.

Have rejoined MN just for support during the selling and buying process!

We've only been in our house for 5 years but - although we've made the house lovely (imo) - we want to move areas. We relocated here during covid and it was all a bit of a hurry. Much as I've tried to love our new location, it's too remote and lacking in the amenities we really want. So we're moving to a small (expensive!) city about 20 miles away...hopefully.

Just instructed an agent and going to view two possible properties tomorrow, but obviously we're not proceedable at the mo. It's such a different market to the one we bought this house in - we were FTBs and couldn't get near a viewing until we'd given them our firstborn child and inside leg measurements (or so it seemed!) Plus we were outbid on several properties. I'm hoping it's a bit less manic this time around but...who knows?!

MissAmbrosia · 16/01/2026 19:59

Three million docs arrived from conveyancer today. Paperwork weekend and to see if I can transfer the deposit.

mrssunshinexxx · 16/01/2026 20:06

Sounds like the right time for a new chapter @TheElatedLion we sold ours in 48 hours last week after viewing one and falling in love we didn’t have ours on the market so had to be quick now for our seller to find somewhere and we can get things moving
I keep scrolling through the pics and envisaging us in there I hope it all goes smoothly

Oooh good thread, we’re considering moving, we’ve got builders coming round this week to see if an extension is feasible but if not then moving will be on the cards. The type of house we want is v specific (4 bed, detached, south facing and bigger or at least the same size as our already pretty spacious 4 bed, north facing, semi) in one of only two villages so it’s going to be difficult to find and I don’t want to sell ours if something suitable doesn’t come up for another 6 months, but equally, if the perfect house comes up, they tend to go pretty quickly. Really difficult to know what to do. Hoping the extension will be feasible tbh as moving seems v daunting!

Good luck with yours @mrssunshinexxx !

Unfortunately I've fallen hard for one of the properties we viewed today. Dammit. I knew we shouldn't have started viewing before we were on the market!

I'm now all gung-ho to get cracking with ours, DH less so as he has more reservations about it. Still really likes it but is much more measured, which is probably a good thing, I guess. I've already mentally moved in, which is completely ridiculous and I probably need a good talking-to.

The vendor hasn't found anything yet and suggested he could wait, though, so maybe all is not completely lost. I did tell DH beforehand that viewing was a bad idea because I knew I'd love it...🙄

Freshstartyear25 · 18/01/2026 13:33

@TheElatedLion i know what you mean, DH and I went to view a property yesterday and I love it already, only reservation DH has is that it has parking for just one car because there are some beautiful plants in the car park he wouldn’t want to cut for parking space and it’s chain free. We can’t offer yet because we haven’t sold anyway but it was nice getting a feel of what’s out there within our budget.
We had a first viewing on our property yesterday from first time buyers, no idea if they liked it or not but really hoping things pick up this week.

mrssunshinexxx · 18/01/2026 14:37

Just go for it @TheElatedLion
im really hoping our seller finds somewhere in the next couple of weeks

CloseEncountersOfTheTurdKind · 18/01/2026 14:57

The survey is being done tomorrow at the house we offered on

CreepingCrone · 19/01/2026 12:36

Just popping in while on lunch. The wheels are slowly moving for me. My survey ont eh house I'm buying was OK. No nasties. The survey has been done on my house, so I'm waiting to hear if there is anything our buyers are worried about. The draft contract has been sent. I've had one quote for packing & removals (ouch, much more than I expected!)
Not sure whether we'll actually be in a position to move at the end of Feb as planned (as requested by my buyers' buyer).
In the meantime, I'm in a slump. There's nothing I can do to speed things up or guarantee completion. And I feel like I can't make any plans for the future as I don't know where I'll be, and when.
So I'm in a weird limbo 🤷🏻‍♀️

mrssunshinexxx · 19/01/2026 12:48

@CreepingCrone out of interest was your quote for packing service too? I was pleasantly surprised at our quote just for removals no packing service 5 bed house moving 10 miles away £1500.
i arent as far on as you but im just decluttering and cleaning deeply a kitchen drawer / cupboard a day so everything will need a quick wipe over on packing up

For a 4 bed house plus ceramics studio & kiln, it's £2616 (incl vat) for the move, and £1074 (incl vat) for packing. Moving 40 miles away. I've said I'll pack my ceramics studio and stock myself.

It’s the stamp duty that’s knocking me sick @CreepingCrone

Yes, the stamp duty is very painful for me as I'm not selling, I'm renting mine out and also have another rental so paying higher rate stamp duty. It's not worth selling mine as I'd still be stung for the higher rate unless I sold both properties. It will take me more than a year to break even on the higher stamp duty.

MissAmbrosia · 20/01/2026 10:59

We have to pay higher rate SD as we are currently not UK residents. I understand we can claim the extra back though if we move in within 12 months - which is the plan.

Judgejudysno1fan · 21/01/2026 08:05

Blimey, the moving costs are steep, aren't they!! We are turfing a load of stuff to the tip over the next couple months and starting off fresh at the new 4 bed house. The only thing we will be taking is the new beds, one of the smaller sofas, the tvs and our clothes everything else we are saving up and starting from scratch again. We have been here 14 years so everything has been here the 14 years and longer in the precious 2 apartments so can't wait to get all lovely new things.

newrubylane · 21/01/2026 16:17

We're currently getting quotes for legal costs and they are staggeringly expensive - triple what we paid when we bought our current house 8 years ago! Even for a considerably more expensive property, I'm not sure how they justify it. But it seems pretty much the norm, so we'll just have to suck it up.

newrubylane · 21/01/2026 16:18

Luckily we won't have removal costs as we're going to be moving on a staggered basis once the renovations are done, and the new house is only ten doors down from the current one.

Growlybear83 · 21/01/2026 16:21

I think our biggest shock has been the quote we had for packing and removal cost. We’re in inner London so house prices are horrendous anyway, and stamp duty on our purchase gave me palpitations. I’ll get a couple more quotes but the one we’ve had so far was for £15,000! I wasn’t actually too horrified about the solicitor’s fee compared with the other costs.
