also the amount of chasing and finding out info and passing it on considering this isn’t even our direct buyer , it’s our buyers buyer ! Is a joke , our buyers are so laidback they’re horizontal

I know what you mean though, I’m half minded to wonder if this is even worth it. Started looking at what else is on the market that’s chain free - it’s likely that my buyer will pull out so we will have to staff from scratch anyway. In which case I’ll only consider chain free - I can’t do this again.

I was reading the reviews online about my conveyancers and there’s a running theme that at the moment of completion, they hold you over a barrel, charge twice as much as quoted and say they won’t complete the transaction unless you pay it all without question. Some customers have queried certain charges (for work that wasn’t done) and instead of explaining or removing them they double down and say pay it or fuck off. Can’t wait for that.

@Jamjam12 It’s really common now for vendors not allow people to view unless they are sold to avoid the time wasters. I get it. If you’re serious about it can you just lie and say that you’re sold? Once an offer is accepted you can always say that your buyer “pulled out” and go to market to find a new one? Not sure what area you’re in but houses are going quickly round here as the rates have dropped.

Teaser rates won"t fix the underlying trend, people know if they overpay and rates shoot up they will be in trouble.

@mrssunshinexxx im so sorry, we’ve just been told that our buyers want a multitude of extra reports done, based off a survey which they got the results of a month ago…..just as everyone was starting to discuss dates! I’m not sure how much more I can take of this to be honest, it’s all so stressful, fell through last year because our sellers situation turned into a sh*tshow at the last minute and now this added delay! Just want to sit in a corner and cry, but instead get the joys of swimming lessons when it’s 35 degrees outside!

Well in order not to lose our buyer we are breaking the chain and moving in with family.

Its going to be a nightmare if we still haven’t completed on our purchase before the end of school holidays as staying with family over an hour away from where we actually need to be.

Started clearing out this weekend into storage. Still loads to do.

Really sorry to hear this. It happened to my friend last year. They are now in their new home and it did work out in the end. Really hope things go well for you too.

I think breaking the chain will become more common in today’s market. We are doing so too, currently moving all our stuff into storage. Hoping our purchase isn’t too far behind as it needs a new roof and we were hoping to get it done before winter. We will also be sofa surfing as the roof is taking all our savings so we can’t afford an Airbnb at August prices! And we have two big dogs and two cats which makes temporary accommodation quite difficult. I’m just trying not to get bogged down by the stress of it all, just carrying on, one box of stuff at a time.

Im so sorry to hear of the problems some of you have been having. It feels like another lifetime when I first posted in this thread, but I think we might finally be moving in just under three weeks time. Our house went under offer in December, and then we had to pull out of the house we were buying in March or April because it needed a whole new roof structure which woukd have cost over £100,000, and the seller wasn't prepared to reduce the price by anywhere near enough. Then at the same time, the buyers at the bottom of the chain pulled out - they had persuaded their sellers to get the house rewired and then pulled out the day before they were due to exchange. We agreed to wait for a while bwcause we didn’t want to lose our sale, but couldn’t find anywhere else we liked. We heard last month thst thr house was under offer again but thought we still had a reasonable amount of time to find somewhere. We finally found the house of our dreams last week and had an offer accepted, and were then told on Tuesday by the agent selling our house thst our buyers’ mortgsge offer expires on 15 August so they need to complete by then! So now our solicitor and the agwnt we are buying through are panicking, and so are we! 🤣 luckily the house we’re buying is empty, we don’t need a mortgage, and searches in the area are coming back in just over a week, so it should theoretically be possible. 😬

We finally exchanged this week and completion next week. It’s been almost a year since our house went on the market, and in that time we got gazumped, lost two other properties we were trying to buy, had a chain collapse and paid out for three surveys. It’s been hugely stressful and I’m sending big hugs to everyone still struggling through the pre exchange stages. We don’t ever want to move again after this. The system is broken, it really needs an overhaul! I genuinely didn’t think I would ever get to this point and can’t believe it’s actually finally happening and we are going to move. really bad advice. When you distort the truth about important aspects of your situation, especially in the current market, you risk being found out and your reputation in terms of trustworthiness is trashed. At the moment trust is pretty much all there is holding things in place, having people's goodwill makes a massive difference.

Still living in limbo. We’ve broken the chain so we didn’t lose our buyer and waiting to find out either today or tomorrow if I have to move in with family (which I’m dreading) or if we can complete on our onward just in the nick of time.

My solicitor has been the most incompetent, stress inducing fool I’ve ever met and appears to be finding anything she can last minute to fuck things up. Things that were taken care of months ago. She even lost our contracts the day we were due to exchange (the contracts I sent back recorded delivery, that she confirmed receipt of, over three months ago).

I’m so done with this entire shit show - I might be homeless tomorrow, I’ve made conveyancing my full time job while also trying to run a business. My life is in boxes, I’m hemorrhaging money. I just want to live in the house that I decided to buy over seven months ago. Literally never doing this again.

My sympathies @DoubleShotEspressox - we are in a similar boat. We are moving out next Tuesday. No idea what is left for our purchase, getting answers out of my solicitor or the vendors solicitor is painful. Our solicitor is local so I went down and banged on his door last week to sign the contract for the sale as my buyers were throwing hissy fits. That's done, but still silence on when we will exchange. He seems competent but completely overloaded. Surely they should just charge more and take on fewer cases, I would happily pay twice as much for a decent service! No idea where I'm going to live from next week. I think I might put the dogs in kennels and go visit my family in Ireland as I need a bloody break. I've been juggling three jobs whilst selling and buying, and my partner has been so absent in all of this, no one even copies him into anything. He says to stop stressing, it will all get done. Yes, if I bloody do it!!

@FibrousI would happily pay double if it meant I could just let them get on with it and 8 weeks later they tell me it’s taken care of. Mines entirely incompetent and lucky that she’s in the midlands while I’m in London otherwise I would have been in their office tearing the place up.

So we were meant to exchange yesterday on our purchase, which would have meant not being homeless (ideal). However last minute the top of the chain announced that actually their water and drainage searches aren’t back yet….. that to me should have been done months ago no? They don’t want an indemnity policy either. So limbo continues.

We’re going with a new EA next week to get house back on the market and hope for a quick sell, our vendors have said they will wait but not sure how long for.

I’m now nervous that we won’t sell quickly because the markets seems to be slowing.

I can’t believe we put our house on in March and 5 months later we are back to square 1 :(

We had to break the chain as our buyer was about to pull out. It’s caused no end of stress. We were meant to exchange yesterday (and the day before) but mid chain (of 9) discovered as they are splitting equity through their divorce there wasn’t enough funds to trickle down the rest of the chain to allow exchange. Despite the lenders releasing the funds on the mortgages.

So someone, somewhere has to top it up. And I definitely don’t have 50k I can pull out of thin air.

Waiting to find out this morning if it’s been resolved. Haven’t slept. If it doesn’t happen today, due to holidays it wont happen until September. By which point we will be homeless.

Never again.
