Judge my rightmove listing please - no viewings!

So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

I've asked mumsnet to remove the links because I didn't expect it to get quite so much attention - I went on my Yopa stats and the listing went from having about 64 viewings a day to having 23.1k just from yesterday! Also, would like to keep using this username so don't want it to be linked to any further posts.

Thanks mumsnet too for sorting for me :) Brilliant that I can keep the thread open so I can refer back to some of the suggestions this weekend when I'm getting my house ready for the new snaps. Unfortunately, won't be posting an update on here but hopefully I should have new pics and description on rightmove by next week!

It's the price OP. Look at the 'under offer' houses nearby. More house for less money.

So don't go spending more money trying to make it appealing. Very likely you'll just have to reduce the price.

There is currently a huge disconnect between what buyers can afford and are willing to pay and what sellers/estate agents list for. We're living in a tricky time to sell. I live in a very popular London commuter town where every house used to be snapped up within days. Now they just sit on the market until they have 2-3 reductions before selling.

Good advice.

Are you using PropertyLog to see what sellers of similar houses are doing?

@CrashyTime I've not heard of property log. I've already lowered the price of mine but I know from houses in this town and what keeps getting reduced and the values of ones going on the market they all seem lower priced etc. I have a viewing on Sunday here so will keep my fingers crossed but I already think it's a time waster. It's a couple with 2 children. This is only a 2 bed and there budget is apparently £250k so they could afford a 3 bed so not sure why they want to look 🤷‍♀️.

Yes, sounds like they need a 3 bed.
