Judge my rightmove listing please - no viewings!

So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

@DinoNuggetsRUs - I think that is a pretty house .

I would just think about what you can change and what you can't. If people don't want a tiered garden - don't view , if people don't want a door straight into the sitting room , don't view. The house looks well kept .

I think the main things about a house are mainly
Location
Price

Size anything else I think is dependent on those two

( which is not to say decluttering etc isn't a good idea ) I haven't seen previous photos so only going by yours.

The one thing I would say is , is it worth getting a local estate agent rather than the on line one.

In order to get an offer you need people through the door. A local estate agent may be better at this - but they won't be no sale no fee so you would have to factor that in. Personally I would but opinions vary

It's a nice house but it seems very dark. I'm not sure if that's the photos or the brown and green walls, dark kitchen units and floor but I think it would be more appealing with light coloured white or off white walls which would make it feel bigger, lighter, more inviting.

I was looking at a website that lists how long it takes to sell a house by estate agent. Most were around 16 weeks in the last year. So I think it’s a little early to start reducing the price.

Looks dark; were photos taking in the evening? I don’t like the colours in some of the rooms.

I suspect price is the biggest issue

but I would def take pics on a sunnier day if that makes a difference. Also the walls are generally very bare especially to the left in the kitchen. Any pics you can hang up? I don’t mind the green.

My first house was a two bedroom, it had a hallway. I wouldn't have bought somewhere with a front door directly into the living room or stairs in the living room.

Me too, we bought a 2 bed and the hallway was the biggest we’ve ever had even in subsequent moves to semi detached etc.

Agree the old pics are better but a sunny day and the better angles and you’re nearly there

however I think you’d be very lucky indeed to sell at a £40k profit after five years

It's the agent. A lot of buyers reflexively avoid Yopa the same way they avoid Purple Bricks. It says overpriced and desperately frustrating to deal with.

The house itself is nice. The only respect in which the 2020 photos are better is that the sun is shining, so get them redone and maybe take more. The green wall is fine. I suppose the garden could do with sprucing up. I don't know if the price is right, but if this were my area and budget, I would definitely consider it with those views.

I think it looks well maintained. But for a young family tiered garden is a drawback. And staircase in lounge too. However, II don't think it seems over priced and you have had three viewers. So try to be patient.

The thing that stands out for me is that the ceiling lights are on in the rooms, and are the focal point in some cases. This suggests to me that the house is very dark with little natural light and that the ceilings look very low. I’d get photos done when the natural light is good in at least the main rooms. It looks like a lovely home but I don’t think the photos do it justice.

I do think the price seems a bit high. Estate agents values can be quite inflated and I’d advise taking them with a spoon of salt. I learnt this the hard way.

The pictures aren’t wonderful either as they make it look quite dark and cramped. If you want to sell quickly my amateur opinion would be nicer pictures and drop the price 5-10k x

I know a few people who took pictures themselves cause the real estate agents took terrible ones. The angles and lighting are better in the old ones. As are the backyard photos. I got the idea what it actually looks like. Feel like the agent came in and took a few pics standing up with his phone. Not even minimal styling and no consideration for the angles.

I commented before already but now I'm even more convinced that decluttering (Tidy shelves, clear tables, shampoo bottles away, dog bowls away), better pics of the yard. Brighter pics with better angles. And info on the size of the house. That will be a massive improvement.

It looks fine but the estate agent photos could definitely be brighter and better. I don't think they have done a great job!

It looks really dark and your back garden looks a bit sad but that could just be the time of year. I think it's a nice place though.

Yes, all rooms were much better before, back in 2019.

The rooms were light, bright and beautifully furnished.

Sorry, OP, you don't have great interior designs ideas, but each to their own.

However, I don't think in 5 years your property has gone up £41,000 in value.

(It may have looked worth £180,000 5 years ago, due to great interior design though!)

Just seen the pics of it as it used to be - it looks lovely in those pics. Bright and light is what is needed.

Maybe try and lose some of the 70s interior design stuff as it does not suit the house and feels like it is dragging it down a bit.

I think it looks lovely, I live in a similar house except my front door opens straight onto the street. I would maybe tidy up out the back a bit but that's all

The inside is lovely. I don't know the area but would assume it's overpriced. Give it a couple of weeks then ask for a lower price or the offers over to be removed so people will feel comfortable offering what they think it's worth?

My eye went straight to the pet bowls on the floor in the kitchen and the cat scratching post / house in the bedroom. If you get the photos redone ( which you should) then think about removing evidence of pets.

It looks cluttered in places and its clear space is limited. Bedroom very dark. Garden not very attractive at the back. I also personallly dont like houses where you come straight into the living room. I like a hall Yes its overpriced.

It's definitely the photos, they are so dull looking. Hopefully you can try get some more on a nice bright day. Some people would definitely discount due to the door opening into the living room and stairs, but of those that won't the photos lack natural light even with blinds wide open.

Try get rid of the clutter too, makes it look like you have no storage space which might be true but won't be as obvious if you hide it. The cart in the kitchen, clear the kitchen window ledge, laundry basket in the bedroom, toiletries in bathroom all needs to go and the photographer should have told you to shift it out of shot so clearly not the best photographer for interiors! Your decor is lovely, some might prefer grey and white but colour and natural toned woods are making a well deserved comeback. If you were to paint anything maybe the front door and decking but not a huge issue 🙂
