So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

It looks very small - nothing you can do about the size, though.

The lights on in the siting room makes me think it must be very dark.

The green wall is very dark, but prob not a deal breaker.

The garden and especially the view on to the moors looks quite bleak.

Treeinthesky · 13/03/2024 19:14

No parking and it needs a freshen up. I'd have to move in with the paint brush. Paint everything white. It's all fashion at mo anyways

Norhymeorreason · 13/03/2024 19:16

A few posters have suggested removing photo 4. You should definitely include a photo of this view as many buyers will see it as a big positive that your house backs onto open countryside. You just need a better photo (I bet it's beautiful on a sunny day).

Pottedpalm · 13/03/2024 19:17

It looks awfully brown! Definitely need better photos and maybe some fresh brighter paint.
Child’s bedroom looks a bit bleak, perhaps a few toys/books on view.
Clear bedroom clutter. Plants in the bathroom.

I do think that a lot of the comments on here are likely to be from people who live in detached and larger houses. In a 2 bed, there will usually be things like stairs in the living room, smaller kitchen, door into the living room etc. Every 2 bed round my way is a 10x10 ft 2 up 2 down with bathroom extension off the kitchen. I think get some pics retaken for brightness and spruce up the garden a bit. Overall it is a lovely 2 bed, so if it is not selling, then reduce the price. Good luck.

Sack the photographer!

Debtfreegoals · 13/03/2024 19:25

It looks really nice and homey, may be better with some spring picture once the weather perks up. I do think though it’s quite pricey for a 2 bed terraced up north. I think this is probably the issue. Hope it sells OP :)

opentoadvice88 · 13/03/2024 19:25

I would switch photos & lead with your cute living room.

The photos have been poorly done & should be done in daylight.

andHelenknowsimmiserablenow · 13/03/2024 19:26

I think it looks like a lovely house, OP, I also have that shade of pink in living room and a dark green room!
Sorry if this is rude, but I noticed there were pet bowls in the kitchen. Is it possible there is a dog / cat smell that you dont notice yourself anymore putting off buyers?

HollyJollyHolidays · 13/03/2024 19:32

It looked much brighter, fresher and tidier on the previous owners listing. It doesn’t look like it’s had much work done other than paint? The garden was drab before but looked clean. Now it looks like it’s had zero maintenance.

The living room colours are depressing.

Jewel1968 · 13/03/2024 19:32

Who are likely buyers? Are they likely to be young people? I think you need to brighten up the downstairs. It's too brown and old fashioned. Upstairs is better. You need to make it more neutral so people can see the potential.

The kitchen especially was much nicer before!

That's absolutely true. But you have to get them into the house in the first place. IMO those picture are doing nothing to get people through the door. A lot goes on first impression for buyers and that is what I have based my comments on. The more houses you look at the more likely you are to make a snap decision because you have mental back catalogue to check it against.

Fair point.

everybodiesdeaddave · 13/03/2024 19:34

No advice I just got very excited as this is very near me 😂😂

You also need to run the price through a mortgage calculator, how much would the monthly payments be, can the people you think will buy this house pay this amount, do they WANT to pay this amount every month for their mortgage?

lavagal · 13/03/2024 19:40

Indoors looks lovely - the garden photo isn't clear how much space there is. Either it's a tiny garden or a bad photo angle

pastypirate · 13/03/2024 19:54

The old listing makes it look fresh and airy and spacious. The old living room decor is so much fresher.

I prefer the current kitchen though.

The living room in brown looks dated and cluttered.

Jessforless · 13/03/2024 20:06

Oh the old pics are so much nicer… can you steal some of external ones? 😂

Jessforless · 13/03/2024 20:06

Is this the old owners stealthily saying you’ve wrecked their house?! 😂

PrimalLass · 13/03/2024 20:12

It looks really dark. All I see is the very obvious light bulbs.

I would take the photos again on the next v sunny day and do things like pulling the blinds all the way up.

You know your house best so go round taking photos from all angles.

DinoNuggetsRUs · 13/03/2024 20:14

Back of us is owned by the farm next door, usually has goats and horses in there and it’s so beautiful to sit out in when the weathers nice.

The old owners had a very different style to us which I appreciate is more popular. It was all grey and white when we moved in which I think probably would help us sell the house!

We’ve done no work on the house since moving in other than painting, we just went off of the agents valuation.

It looks small and not having rooms sizes would put me off viewing.

My first house was a two bedroom, it had a hallway. I wouldn't have bought somewhere with a front door directly into the living room or stairs in the living room.

IndignantIguana · 13/03/2024 20:21

Lounge is lovely but the lights on make me feel it would be dark so I wouldn't view over another similar property. I wonder also if there's a better way to dress the smaller bedroom as it makes me feel that not much furniture could fit in.
