Judge my rightmove listing please - no viewings!

So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

Front garden photo has zero kerb appeal despite there being nothing wrong.
Lounge is very brown .. add highlighter colour cushions.. maybe red.
Description needs to explain the garden.

From memory , isn't the area ex coal mining ? What was the open area behind you ?

Overall not bad, I would agree photos don't possibly do it justice. Price approximately right for the area and main rooms (kitchen /bathroom ) look really good so not a big expense for a purchaser
But there are no room measurements, 1st thing I always is floor plan and room size decor can be updated. Kitchen is not a kitchen diner it's a kitchen people can clearly see that. Improved pictures, not much cluter but they are dark so probably not really showing the rooms asbestos as they could be

I don’t like the front door colour. Paint it yellow. Move the bins for the photo.
Retake inside photos on a bright day.
Move washing up liquid and pet bowls from photos. Show the dream, not the reality.

It looks very dark, and very small. The floorplan says kitchen diner but it isn't, there's no space for a table anywhere.

The front is not good with those horrible conifers and the hedges which will need lots of maintenance.

The back garden looks very sad and needs some pots.

The bathroom looks tiny.

You just need better pictures and to make the outside look better.

Really nice house. Like the fact it backs onto open ground, to me that's really appealing. Think you need to be a bit more patient you have not been on the market long. Spring will be here soon and the market is starting to heat up. Demand for affordable property is sky high. I'm sure it will sell. I don't think it is over priced.

That's absolutely true. But you have to get them into the house in the first place. IMO those picture are doing nothing to get people through the door. A lot goes on first impression for buyers and that is what I have based my comments on. The more houses you look at the more likely you are to make a snap decision because you have mental back catalogue to check it against.

Door leading straight into living room
Staircase in living room
Run-off from hills at the back

I think it's really nice - I know your area from several years ago & it is lovely. Good luck getting natural light as it rains a lot!! But compared to the other houses listed nearby you have done a lovely job of modernising it. Just be patient :)

My daughter/husbands first house was a terrace like this. They moved as they now had 3 children and needed more room. Loved living in Mossley, lots of shops, pubs and Mossley station gets you to Manchester in about half an hour.

*This is on the same road, is a semi-detached and has an extra reception room and was listed at guide price £160k.

This place needs a skip, but for OP's to be £20k more for a LOT less space seems a bit OTT. Nobody through the door is almost always down to price, so hopeefully there can be some movement there

Apart from the price the things which would put me off are:
Door straight into living room
Concern over possible development at rear
The drop-off from the rear decking ... it's giving me ad-dabs and needs a rail

I actually think it's lovely. Really well kept and in great condition.

I do think the housing market is suffering a bit at the moment. Hopefully you will get some viewings soon.

I've not read the description sorry this is just my immediate feedback as if I was scrolling.

I'd add a taller bookcase in the living room. The tiny black thing is making it look small. The angles of the photos make everything look tiny and I hate how close the sofa is to the front door.

The picture of the land, not sure where that is but my immediate thought was, is a new build estate getting build there? Why is the fence wire?

I'd want to see what the windows look like and I would also clean the deck and put some pots of daffodils and tulips out so it looks like somewhere you'd like to spend time. Maybe declutter slightly but I wouldn't worry about redecorating as people will do that themselves anyway

But I think your table under the Tv to pull out is a really clever use of the space. I love that!

Your agent sounds like a delight. Did you pick Yopa purely on price? If he is like this with you how hard do you think he is going to try and sell it/negotiate the best price for you?

Can you get out of the contract or are you tied? I would be going to a high street agent, preferably one with a decent camera.

I don't know anything about the area at all, and am probably not your target market, but my comments are:
try to hide all under bed storage, make up bags etc
paint decking and add some pots
whats the weird shot through the fence? Must be possible to take a nicer one.
the front room with stove looks lovely - can you hide the toys for the photos

Nice house and agree the photos are crappy. Too dark. If anything I’d say it looks a bit empty! No toys etc yet clearly a house for a small/young family. I’d stage a few things:

  • designated play/toy area
  • a confortable looking dining area
  • some flowers/plants/candles etc - mini focal points- around the house
  • id swap that pattern bedding for white plain bedding. Pattern bedding looks cheap and too intense in photos - I’d be aiming for a relaxing, calm, upmarket look in bedrooms.

and get the photos redone at the brightest time of day by someone who is very good at pictures! Don’t worry about the green wall. Best of luck x

Yes, paint out the green walls.

Get rid of the sofa that is sitting with it’s back to the stairs.

get rid of the tall shelf with toys on it and get a trunk instead, just so it’s lower down.

Change the sitting room lights, they look like they hang quite low.

de clutter the bathroom. Why is there a mat on the floor and another one over the side of the bath. Get rid of the basket of toiletries on the windowsill.

it’s a nice house, standard terraced house and people know what they are getting.

Is there any way you could put some more cupboards or shelving on the wall in the kitchen & lose a couple of the under the counter ones next to the cooker then add a couple of bar stools in their place so that you have created a breakfast bar /eating area, it will look like a kitchen diner and you haven't lost valuable storage space. Add some large mirrors in the darker rooms to try and bounce the light around a bit more too.

By the way I like the idea of the conifers at the end of the front yard as it stops people gawping in on the way by, but you could halve the height of them to tidy them up & they'll still screen the bins. Then put a plain white voile curtain panel or some privacy film on the window instead so you let more light in and keep your privacy at the same time

What’s actually in the field behind your house? It looks pretty hilly so is there any chance it could ever be developed on?
