So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

Turnover looks troublesome. Is it for new couples who need to move on when the family starts to grow?

This is exactly why we're moving - it's felt like such a lovely, happy house for us as a family but we just need a bit more room.

It looks lovely but if I was a buyer I wouldn't have expected the price to increase since 2020. I don't think anyone would not look at or buy a house that is in the right location and right size for them because of wall colours.

If I was being VERY picky, I'd say there's some clutter that could have been removed for the photos - some of the toys in the living room and definitely the dressing table in the bedroom. I would have cleared that entirely into a box or a bag and shoved it in a cupboard or just simply out of shot. I'd also have removed the doormat and the extra rug in the living room to make the floorspace look less cluttered. But those are tiny things, there's nothing fundamentally wrong, it looks lovely.

It's interesting. I'm always a little put off by very uncluttered houses - obviously like them to be tidy, as OP's is, but not too minimalist. I like seeing evidence of their lives, it makes me much more interested.

Then again, I'm not actually looking for a house so maybe I'd think differently if I was doing lots of viewings.

Your house is lovely but the lighting makes it look so dim. Maybe the estate agent pics need retaking x

Photo 4 should be the very last photo but would look better taken on a sunny day

The kitchen, all the clutter is at one end, I would put the storage trolley out of sight and move some of the other items to the left hand side where it's very bare

Bathroom again move the clutter out of sight

Remove the pet bowls

It’s not for me due to no hall, stairs in a room , galley kitchen but it’s a decent enough starter home.The garden is looking grim and the house is a bit dark.

With the current market plus interest rises it is completely unrealistic to expect a 30% increase. I would expect you to be able to sell for not much more than you paid for it. Problem is now greedy estate agents want it to be like 2021 forever.

I know I only listed negatives but I do like your house. The front door into the living room is a massive no for me though. However, in some areas and price ranges people will expect it

The blurb is terrible. Some of the sentences don’t even make sense. Whoever wrote it died before finishing it by the looks. And since when was a “small bathroom” a selling point?

I like your house, but I agree with the light comments. I’m often put off viewing by photos with all the lights turned on, it makes me believe the house is very dark and dismal during the day. The agent has to come back on a sunny day. The garden might put me off because I’d be worried about water draining from the land behind, but it wouldn’t stop me viewing.
But the price! I need to move north 😊

I think it does need a de clutter in the main bedroom . My other concern is that the second bedroom I’d be wondering if it would actually take a normal bed . The back garden pictures would totally put me off if I had a small child or intended to have one as that raised bit looks hazardous.

I think it is a nice enough house but as usual for these threads somewhat overpriced. TBH 2 weeks is not a long time to gauge what the market is willing to deliver.

I think it's price as it will be out of the search range for buyers.

Photos could be better though but if price was right people would book a viewing.

I think the photogaphs really let you down. You had the house presented well but the agent seems to have taken the photos themselves. A professional would not have the lights on and would be able to adjust the light properly.

Maybe hide the bins at the front if getting them done again. Some people hate the sight of them.

It must have been a very dull day if your ceiling lights are standing out like that.
Redo on a sunny day - also the back view would look better. Also you could powerhose the path to the front door as it’s very dark also front door would look better if sunny. Kitchen is dull - vase of flowers , some nice mugs/ teapot to brighten it, again the lighting is dull.

As stated previously you need room measurements so sizes can be seen.
Have you asked a local estate agent to value the house as on line don’t seem to make much effort.

The house is lovely but you haven’t done yourself any favours putting it on with an online EA. Lots of buyers don’t like dealing with them, including me in the past.

If you can get out of the contract I would switch to a traditional EA, get some better photos taken to make the rooms look lighter & I’m sure your house will sell. It’s a stagnant market though so it’s common that properties are taking longer to sell even nice ones like this one.

Edited to add: it’s a mistake not to have a decent floor plan with the room dimensions clearly shown. People need to know the room sizes.

It looks a little bit too lived in to capture the attention and create that ‘oh I could live there’ feel. The pictures have been taken shoddily, whoever took them is pretty bad so I’d consider retaking them yourself.

Retake the kitchen pictures without the oven gloves on the oven, minus the stuff on the windowsill, clear worktops. Some rooms look dark even with the light on which will be your light fittings so make sure it’s a bright day to counteract. Remove the pet paraphernalia, it would put me off from first glance.

The bathroom looks too busy, maybe set the space with one or two products not the whole family collection and make sure the towel colours match, also that toothbrush is very close in the picture.

The photos are dark. It looks really gloomy. I’d open the blinds fully when they retake the photos and aim for a bright day. The picture of the view out the back isn’t really adding everything, especially as you don’t have a full picture of the garden, so turn around and take one from the fence to the back door. The description just doesn’t offer anything either. What about those villages and public transport links. The description just feels like the agent can’t be arsed or doesn’t really know the area. Or both.

However, I think with the rise in interest rates, it’ll be harder to sell. That house doesn’t work for a growing family. You can see you don’t have the space for your child and it’s pretty obvious why you’re moving. If I was looking for a first house and knew I wanted kids within 5 years, I would be put off because I’d have to move pretty quickly when I got in there. When we were looking for our first house it was a house we could see ourselves in for at least 5 years while we got the funds together to make our next move. I think your target audience is someone or a couple not looking to have kids soon so I think the description needs to focus on being able to reach Manchester easily and the garden is low maintenance and perfect for socialising. I think you need room sizes on the floor plans so someone knows if they can get a double bed in the second bedroom.

It looks a little dark and cramped. My main thought is it’s listed as two double beds but the second bedroom doesn’t look as though it would even fit an ordinary single bed. I’m also put off by bins in the front garden.

Also powerhose the decking -it looks v slippy at the moment - remove all weeds and trailing wire and get some little spring primulas in a tub.
