Judge my rightmove listing please - no viewings!

So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

It looks homely. I'd maybe tidy up the garden shrubs but that's my only issue I can see!

It’s a lovely house but I imagine it’s the price.
If you scroll down to the bottom on your listing is shows similar properties for sale. They are all significantly cheaper than yours and your asking price is a lot higher than you paid in 2020.

Your front door etc needs to be bright and inviting, could you paint the door and get some spring tubs?

I could take some new pictures on a bright day, the rooms look dark. This is making small rooms look smaller.

I'd clear some clutter but not loads.

I'd tidy the back garden, from the pictures it looks poorly maintained.

Some people will discount anything that opens straight into the front room.

Thanks! I'm glad (well not glad, as I hope you get some more viewings too!) that someone is in the same boat as me and it's not just our house.
I've asked him about a few things and he keeps just telling me to be patient - which I understand but I am the opposite of a chill person. If I had viewings booked in I'd be a bit calmer but everywhere I'm reading is saying that if you're not getting anyone through the door it's likely due to price.

The angles and lighting are all wrong - they look like quick snaps taken without care. All estate agents should have a good photographer on call - when we went overseas for a year and rented our house out with Finders Keepers the photos made it look AMAZING and it was about £500 but we're in the south east where everything is £££.

I would clear out the desk corner in the bedroom before the next pics. Get everything except the desk and chair itself out onto the landing. Stick a plant or two in. Look at the Instagram account The Modern House for how they style.

Beautifully presented and very cosy. I honestly wouldn’t change anything, bar retaking the photos during the daytime so you can get some natural light in. I agree it must be price as it’s really lovely inside and I can’t see anything wrong with it.

Can’t comment on price but it’s very dull looking. Swap pic 2 and 5 round and move all corner junk in pic 2. Pic 6 put a big clock or something on the bare wall. Swap pics 7 and 8 and tidy up the dresser, move washing baskets etc, pic 11 move the toiletries off the window and pic 12 - get the jet wash out and a quick coat of paint! If time/ money allows I would paint the green walls white - too dark.

Most of the photos are dreadful - weird angles and make the house look very dark (which perhaps it is, but a decent estate agent should be able to counteract that to a degree).

Garden looks a bit sad, but that's probably time of year it was taken - perhaps re-stain the decking if that's a job you can do yourselves easily, and a few bulb pots would make that look more cheerful.

No clue on the price, but it looks like a nice, well-presented house, that is making itself look a bit glum.

I like the green so wouldn’t be put off. The bathroom looks very small and maybe could be photographed to look better? It’s a lovely house. I like the outside space. Front picture looks nice too.
I think the smaller bedroom looks very small. It’s photographed like maybe a full sized bed wouldn’t fit in?

If I was being VERY picky, I'd say there's some clutter that could have been removed for the photos - some of the toys in the living room and definitely the dressing table in the bedroom. I would have cleared that entirely into a box or a bag and shoved it in a cupboard or just simply out of shot. I'd also have removed the doormat and the extra rug in the living room to make the floorspace look less cluttered. But those are tiny things, there's nothing fundamentally wrong, it looks lovely.

Sorry, but it’s nicely decorated but looks very dim and sad. The lighting is awful, it looks like you have bare bulbs in the living room and like none of the rooms get decent light.

if you could get them retaken on a sunny day that would make a world of difference. The whole place, the view, the garden - they all look so drab and dreary

actually making me feel a bit funny to look at!

I would guess its a combination of the price and the increase in mortgage rates.

I expect you are being led by the EA on price, but you are looking at nearly a 30% increase on what you paid in 2020, when since then we have interest rates hugely increase.

I generally agree with the EA that most buyers overlook decor and also have never been put off viewing by pics that are not great.

The house is lovely but the photos are odd. The first one must have been taken lying down to make the house loom so ominously, and the indoor pictures seem to have been taken on a very murky day with all the lights on, which makes the house look dark.

Could the photos be redone in a sunny morning, or use one of those estate agent tweaks to add a blue sky and fluffy clouds?

the random photo of the field at the back - why is that there and why is it the 4th photo?

every single light is on, even the ring light in the bedroom and it still looks dark - can you get the photos done on a brighter day?

the photo of the back garden makes it look absolutely tiny - is this really how big it is?

the description “small family bathroom” is really negative. The description is quite badly written all round, poor grammar and doesn’t read very well.

I agree that photos on a sunny day could make a big difference with the sense of darkness. The decor is fine imo. I would put some colour in the front and back gardens too. Just some pots with some spring colour in, nothing big or permanent. I would also declutter the main bedroom more.

I like the house from the outside and also how green it looks near where you are. The decor wouldn't put me off.

I do however think it's a tad dear for a 2 bed looking at similar properties locally.

One thing I would say is are there any good schools locally? The rightmove listing doesn't mention schools and that's something that I personally look at. If you're in the catchment of decent primaries or secondaries, I'd ask them to mention it in the main body of the listing itself.

Stain the decking, paint the fences, they both look very tired and unloved. Ask a family member who has nice patio furniture to swap yours for the viewings or even just the photo. Despite nobody overlooking you at the back it looks sad and soulless. Make some spring pots to brighten it up and add to the home.

A big picture on the kitchen wall will also brighten it

There is absolutely no indication whatsoever of any of the room sizes. Why does the floor plan not include measurements of each room?

Exactly this - I think it looks really cute. Tidying up the garden is the only specific point I'd mention.

As an aside, I love when people post links like this - there's much more variety of houses in the UK than there is in Ireland, and this is an example; I love the style of it.

Thank you all! Really appreciate the feedback - I think I'm going to speak to him about getting some better pictures taken and possibly a price reduction (even though this has been my main bugbear and he thinks I should keep it up at 180!)

The price isn't outlandish (based on houseprices.io - 10K under target).

Turnover looks troublesome. Is it for new couples who need to move on when the family starts to grow?
