My mum just arrived and let herself in. Apparenty DS rang her whilst I was in the shower and didn;t hang up so she couldn't call back to check I was OK. She arrived thinking I had fallen down the stairs and instructed DS to call (he's not actually smart enough yet to understand numbers!)

Better than the police I guess.

had letter from solicitor today. my vendor want's to add 2k to the price of the flat i am supposed to be completing on in less than a month.

compensation for loss of rent apparently.

FFS, when will it end?

have just had to tell Swedish friend that I cannot make her wedding in March now. She wanted me to be photographer too, we studied photography together.

If this universe is karmic then something truly feckin amazing better be lined up for me to balance the utter shit that has come my way for over 2 years now.

Paddle - let your solictor/agents deal with it. You are perfectly entitled to say no and let her pull out, she will need to go through the whole process again. Or you could pay her the £2k and say that you will need to get the £2k off your buyers so will have to wait for them to confirm it. OR you could offer her a token amount (say £500) take it or leave it.

FWIW I think I would just say "I'm sorry this kind of delay happens in housing sometimes and it wasn't my fault". Of course there is a risk she will withdraw but most people don't have the nerve to actually withdraw so close to exchange.
I was once stood up on the day of exchange when the owners of the flat I was buying pulled out because they "changed their mind"! There was no way for me to recoup a single penny.

If you are considering offering her the £2k I would at the very least not confirm this for as long as you can drag it out for and if questioned say you are trying to get your buyers to agree to pay as it was their fault.

You could in the last week then say that they won't pay (assuming they won't) and that you don't have any cash left so its the agreed price or nothing. Leaves her fewer options and puting it back on teh market looks less attractive. If she pulls out she still gets nothing from you in compensation and it remains unlet for longer...

kew, you are devious and I like it! I have told them there is no money, it's not my fault but due to my buyer and I am more out of pocket than them in terms of having to pay rent etc. Evidently the agents weren't as forthcoming on details of my chain. If it becomes a deal breaker then I shall suggest they negotiate the agent's fee down to cover it.

I've already proved to them I won't be intimidated but I really could do without the stress.

taking my equity, resigning and buying a campervan and various visas is looking more attractive daily.

Paddle your vendors are being greedy - these delays happen to everyone all the time. They are trying it on because they know you will be desperate to exchange at this point and its their last chance to grab a bit more money. Its blackmail really - give us the money or you don't get to exchange!!

They are taking the piss and if they have to put it back on the market they would lose even more money - particularly as the housing market is wobbly atm - they'd probably get a lower offer. They are calling your bluff..

I think you have the right approach although I do like QC's strategy too

QC/SFX - where do I get a comfy swimsuit for size 38g norks then? Preferable one which will give me the body of an 18 year old girl!

Bravissimo have some lovely ones but they are £50. The one I got today was £7 in TKMaxx but am scared of boobs trying the great excape.

had a very odd experience with dd last night usually if she wakes up during the night she is asleep within a couple of minutes, not so last night.

she had disturbed sleep almost from the start but at 2.30am she woke up screaming that there were bees in her 'sleepy bag' eventually she calmed down but kept telling me the bees were coming and they were very big
'look mummy can't you see?'
then she moved on to seeing planes 'with flashing lights' and airport 'with small streams'!!!? then 'is it morning? I want to get up'
all this until nearly 5am. however she did have the good sense of asking for potty for a wee.

am shattered

DS is ill again I've been up half the night with him with a terible cough. I'm supposed to be going out for a rare night out tomorrow but can't really leave him with my mum if he's still like this as she's not that well herself .

Fingers crossed he won't be so bad tonight and he did perk up a little this morning.

QC, poor Gherkin-kun and you. My DS had similar cold last week and the coughs lasted about a week but he's only taken one day off at nursery if it's any consolation. He coughed really badly at night but was fine day time. Hope he gets better soon and you can enjoy the night out.

we currently have a useless postman we used to have a great one since we moved in and it was noticeable when he was on holiday because our post would end up in someone else's flat and I often took some to the right person.

these days the current one seems to throw letters by the buildings front door, there is a pile of magazines there and lots of post wrongly delivered.

must find place to complain asap it is driving me mad.

I moved from Mortlake sorting office to Richmond when I moved from Sheen to Kew. Mortlake postmen seemed invariably great Richmond almost without fail rubbish...

I have had more than one parcel returned to sender by the post office which I didn;t know about as the postman didn;t put a card through my door, has happened to my sister too.

the previous postie used to pick up parcels from the front door dumped there by other delivery services, and take them to the right person.
he used to get quite annoyed by the lack of standards of such people.

I do realise I sound like an old woman but honestly it makes such a difference

Sorry thinsg are getting more stressful PC. I think they are trying it on unfortunately, follow QC's advice, it sounds good. Why can't you go to friend's wedding (sorry, being nosey)?

We tried Music bugs this morning which was actually pretty good and I may join up for rest of term. Bit of an early start and a big trek to venue but DS is out like a light for his nap. I've given up trying to predict when he will/won't nap, I never guess right .
