To think not putting kitchen photos on selling particulars would put viewers off?

Unfortunately, I'm not willing to put photos of my kitchen online.

But we're looking to move house, so just pondering through the process.

I'm concerned that not putting the kitchen photos in the particulars may put off buyers.

It's a nice house, couple of estate agents have viewed abd said that it should sell quickly as it's a desirable type and location.

Would I be reducing potential buyers?

Yabu - yes of course you will be limiting your audience.

Yabu - people will come based on the photos of rest of house and the written blurb on the kitchen.

I would not view without kitchen photos. Its an important room and would not want to waste time if its not ok

I would be instantly suspicious and would only view if the rest of the house met all my criteria.

Why don't you want people to see the kitchen? They will see it anyway when they view and by that point lots of people will have wasted their time.

Yes defo put picture on the listing. Even if it’s an old kitchen people can see the space and layout. Where the water comes in etc so they can look at the potential.

I think if the floor plan looked ok I might still view but I’d think it was weird… and you know they’re going to see it when they come and view right?

It depends. If there were no pictures I'd assume it's because it an absolute wreck. So I'd be allowing at least 20k to rip everything out of there and re-do it. If it was priced well enough to allow complete kitchen refit then I'd still view. If it was priced with no allowance for renovation, then I wouldn't view the property at all.

Kitchen would be one of the main selling points for me and as pp said i wouldn't want to waste my time if it was tiny etc. Why do you not want to put photos of it on when it's a major selling point?

But people are going to see your kitchen as and when they view, so why not put the pictures online? The only thing I can think of is it's very identifying and you don't want someone to know the house is for sale?

I really need to see the kitchen, sorry op. I’m not particularly interested in the specifics suck as your cupboards or worktop choice, but I need to see its layout/lighting etc to decide if I could make it the kitchen I want. No pic would make me assume it’s not well appointed.

Yes, you’ll put people off. If you want to sell a property - a massive purchase for any buyer - you have to show exactly what you are selling! I can understand not posting a box room or downstairs toilet but the kitchen is arguably one of the most important rooms in the house. Why don’t you want people to see it? Even houses up for auction which are in a terrible way have photos of the main rooms unless the house is expected to be demolished and sold only for the land.

As long as there's the dimensions in the floorplan and a good description it wouldn't bother me but then I don't care about the kitchen.

Thé rest of it would have to be very tempting. I would ask the agent why there were no pictures. If he told me it was because you were ‘unwilling ‘ , I’m afraid I would wonder what other strange problems might arise during the process.

What are you hiding would be my thought. A kitchen is a big part of the home (for us anyway).

I’d be less likely to view without a photo of the kitchen as I’d assume there is something to hide or that it’s very outdated and wouldn’t want to waste my time.

I'm trying to work out why someone would be unwilling to put photos of their kitchen up when selling their house. I can't think of any unless there were nude drawings of you built into the decor that couldn't be covered up?

It’s hard to get a mortgage without a kitchen. Why don’t you want pictures of your kitchen?

I'd assume the kitchen is a wreck and wouldn't view. The one and only time I viewed a house without a kitchen photo, the ceiling had caved in from a leak in the bathroom above. The reality was too big of a job for me.

I don’t want to be rude but it would depend what the rest of the house looked like. Immaculate and beautiful and I’d assume it had been left off accidentally. If the rest of your house was tired or average I’d assume there was something very wrong with the kitchen and it would probably put me off viewing. It’s one of the most important rooms - I can’t think of a single good reason you wouldn’t include a photo

I cannot fathom why you would be unwilling unless there is something in the kitchen which makes the house unsellable. But people would see that on viewings anyway. Take personal stuff out (kids pictures etc), tidy up, get the photos done and get over it.

I’d assume I’d need to put in a new kitchen immediately and unless the rest was amazing wouldn’t view your house
