To think not putting kitchen photos on selling particulars would put viewers off?

Unfortunately, I'm not willing to put photos of my kitchen online.

But we're looking to move house, so just pondering through the process.

I'm concerned that not putting the kitchen photos in the particulars may put off buyers.

It's a nice house, couple of estate agents have viewed abd said that it should sell quickly as it's a desirable type and location.

Would I be reducing potential buyers?

Yabu - yes of course you will be limiting your audience.

Yabu - people will come based on the photos of rest of house and the written blurb on the kitchen.

Maybe she's a TV chef like Nigella Lawson or somebody whose kitchen would be recognised? And she doesn't want potential buyers knowing who she is, or attracting people who don't want to buy but just want to nosy round her house? That's the only thing I can think of

This is absolutely bizarre.

Your kitchen is lovely, but somehow “outing” and there’s something about it that means you don’t want prospective buyers to see it before they’re in the house?

We bought our house because of the location and it’s surroundings, we didn’t care less what the kitchen was like as we replaced it anyway. Give it a ho and see how many viewings you get, I wouldn’t worry about it.

I also sort of feel, that house moving is ranked as one of the most stressful life experiences to go through. It sounds as if you are quite deeply emotionally attached to the house, and if it’s up for sale then you need to start to untangle your emotions from it.

Seriously op, you say it’s heartening to see it wouldn’t put everyone off, but the voting and majority of replies quite clearly demonstrate that the most people won’t even bother to come and look at it. You are hugely cutting down on potential buyers. If there’s one specific thing that worries you or feels outing then you can get the agent to blur that part of the photo.

I always think it’s suspicious if a house listing is missing an obvious room like a kitchen or bathroom or no upstairs pictures at all. It makes me think there’s something to hide. If you hate your kitchen or think it’s old fashioned, I think you still need a photo, the EA will just word it to make the best of it by saying ‘a spacious kitchen in need of modernising’.

I wouldn’t. worry to much most people will either replace it or if they can’t afford it paint the cupboards which is really popular at the minute.

Also, I always look at photos first, then floorplan, and only if I’m still interested, the written bit. So you’ll have lost most potential buyers before they get to the written description.

Are you a member of a weird religious cult which involves hanging dead animals up from hooks in the kitchen? Honestly, it’s all I can think of.

People are going to see a picture of your house, they are going to be able to identify it; most agents actually have satellite identification maps or even street view. The days when you could avoid people knowing if you didn’t put up a board were over about fifteen years ago.

Have you actually spoken to an agent about this preference? What did they say?

Having said all this, one of the people in our street refused to let the agent put the location on the listing to protect their privacy, it was Purple Bricks so they agreed. It’s still on the market two years later, I can’t think why.

I am now so curious about the outing reason you don't want your kitchen photo's online?

Did you copy your best friend's kitchen and you think they'll be a bit peeved? Did you get a discounted ex show kitchen and you've been bragging about it but now are worried all your friends will know it's not handcrafted oak? Have you told some lies about your new kitchen to people you know? Have you done something inside your house against a party wall your neighbours wouldn't agree with? Is your dh a builder and he told a client that a particular kitchen wasn't available but bought the last one for your house instead? Maybe you have a built in sex swing in the kitchen?

I’ve just seen it’s recently renovated, is there no part that could be pictured even just one photo from a certain angle. You will put off so many buyers.

The fact you won't show your house to its full potential, in order to sell it, would put me off viewing it.

Would you look at a house that's hidden one of the most important things about a house OP? I wouldn't bother. Clean up, paint it, picture it or stay where you are.

My first assumption would be the kitchen was a wreck or not finished, but given what you have said, I think you may encourage voyeur buyers trying to see a celebrity’s home. It wouldn’t put me off viewing if the rest of the house looked good.

It is quite unusual to refuse to put kitchen photos on the details. I’d ask the agent why and might be put off by the thought of dealing with a potentially difficult seller. Having previously dealt with someone who was a bit unusual to start with who then turned out to be a complete and utter lunatic maybe I’m more wary than most!

You are running a cat hotel business out of your kitchen.
You bought knock off yellow paint from a guy down the pub and it turned out to be luminescent (as per Only Fools And Horses) .
You are into BDSM and your kitchen is styled as a dungeon.
You had a toilet installed next to the oven to save you the walk.
You converted your whole kitchen into a giant tank complete with sharks.

Even then, I probably wouldn't put two and two together and say "this is the kitchen from that show!"

The main thing you would do, OP, is make potential buyers suspicious.

You said it's heartening that some buyers would look past it. Only a tiny portion would feel ok with bothering to view a house without a kitchen photo. Let's say you had ten potential buyers. You've cut it down to two, and missed out on the chain free sale.

Most people would say, that's a red flag, there are 20 houses we are interested in. We will not look at the one without a kitchen photo.

Why??? I’d not view without kitchen photos I’d be suspicious and first thing I’d ask the estate agent is why and can they send me kitchen photos before I go out of my way to view it.
