To think not putting kitchen photos on selling particulars would put viewers off?

Unfortunately, I'm not willing to put photos of my kitchen online.

But we're looking to move house, so just pondering through the process.

I'm concerned that not putting the kitchen photos in the particulars may put off buyers.

It's a nice house, couple of estate agents have viewed abd said that it should sell quickly as it's a desirable type and location.

Would I be reducing potential buyers?

Yabu - yes of course you will be limiting your audience.

Yabu - people will come based on the photos of rest of house and the written blurb on the kitchen.

I wouldn’t view a house without photos of the kitchen.
I would assume that the sellers are hiding something

It would probably put me off a bit.
I’d immediately wonder what was wrong with it.
Kitchens are a HUGE selling point.
Why on earth wouldn’t you have it on the particulars?

When property details leave out photos of certain areas I wonder what is wrong with them. If I liked the house and could see it's potential I would go and see it though, but initially it would put me off.

If it needed a new kitchen that wouldn’t put me off at all. In fact I like being able to choose my kitchen.

But I’d still want to see a photo of the space to see if it was worthwhile to view.

Also, I always look at photos first, then floorplan, and only if I’m still interested, the written bit. So you’ll have lost most potential buyers before they get to the written description.

Another one saying that it would make me think that the kitchen was a wreck. I wouldn't view, if the kitchen wasn't to my taste or needed work then I wouldn't be so fussy, I would view if everything else was OK, but lack of kitchen pictures would make me think there was a problem.

Why not? What have you got to hide?

If it's got huge issues, you'll end up with a lot of wasted visits - people who can't afford / don't want to do a full kitchen refurbishment will be cross and you'll have prepped the house for nothing.

If it's that you have a home business and don't want people to see your set up, you need to stage the photos so it's not visible.

If you have photographs up of family members, the EA will blur faces so as not to be recognisable.

Or perhaps you got a loan of aa family member and they will realise you spent it on aa kitchen rather than a car?

Why not? I wouldn’t bother if there isn’t a kitchen photo, it’s not like buyers don’t have plenty of other choice. Plus if I found out you’d refused to put a photo online you’d be red flagged as a difficult seller and I’d stay well clear!

The state of the kitchen that my imagination is creating if you don't show it is probably worse than the state of your actual kitchen.

I’d be mentally knocking the cost of a new kitchen off any offer before I’d even viewed.

I'm only following this thread now to see if the OP comes back with a reason. I would definitely be suspicious and wonder what she was hiding. Even a completely empty kitchen with no units, at the right price, wouldn't put me off but I'd need to see what I was dealing with.

I'd wonder what was wrong with the kitchen if there were no photos. I might still view the house if it ticked other boxes. If I did view it, I'd take my own photos of the kitchen for reference.

If there’s no useable kitchen the property is unmortgageable so yes most people will be put off.
can’t imagine what’s so confidential and personal about a kitchen that someone isn’t prepared to put a photo up.

I also would immediately put the cost of a new kitchen on top of the asking price. If that was still within budget I may view, if it wasn’t I would not. I’d also go in with a negative mindset, if the kitchen is a shithole (as that’s the implication with no photos), then what else is similar and I’d put it lower on the list of properties to view.
