To think not putting kitchen photos on selling particulars would put viewers off?

Unfortunately, I'm not willing to put photos of my kitchen online.

But we're looking to move house, so just pondering through the process.

I'm concerned that not putting the kitchen photos in the particulars may put off buyers.

It's a nice house, couple of estate agents have viewed abd said that it should sell quickly as it's a desirable type and location.

Would I be reducing potential buyers?

Yabu - yes of course you will be limiting your audience.

Yabu - people will come based on the photos of rest of house and the written blurb on the kitchen.

I'd be suspicious but I'd still view if I asked the agent about the kitchen and he explained that there was no issue and that it was just the seller's preference not to put the pictures up.

However (and I don't mean this unkindly) I would be on my guard for any other issues that might suggest a seller with issues of the sort that might make them pull out or dick about- have been bitten before by a seller who seemed incredibly attached to the house and, sure enough, pulled out of the sale shortly before exchange because they had decided to stay.

Agree with other posters - kitchens are such an important part of any home and my immediate reaction would be "what are they trying to hide".

This is especially the case with online listings, there is no limit to how many photos you can upload, unlike in the pre-internet days where you'd be limited to picking the best ones to be printed in a brochure.

I genuinely don't understand why you're happy for every other room in your house to go on the listing, but not the kitchen? It really doesn't make any sense and will definitely put people off.

There's no way I'd waste my time going to view a house if I couldn't view all the rooms online beforehand.

It's a recently renovated lovely kitchen and the written description will detail that

I often don’t even bother reading the details if I can’t see pictures tbh. If it’s not good enough to photograph I assume it’s going to cost £££. I would rather see photos of a shabby kitchen than none so I can mentally calculate the costs before I get my hopes up about a house.

I thought Delia Smith and lovely as her kitchen was it must be quite old by now as she hasn't made any new programmes for years so will an expensive job to replace it!

Yabu. You are listing and selling the house not house minus kitchen

As a buyer I might want a new kitchen I may want a doer upper I may care about layout and space and light..

Would you not sell to me if I said i was reconfiguring everything?

This is odd. Just sell and move on

Whatever the reason is for not posting photos, it's definitely a red flag to buyers

I would assume that it’s a wreck and I’d most likely rule your house out of my search. I review property reports as part of my job and missing photos are usually hiding something.

Supposing I absolutely fell in love with the rest of it and asked the agent why there are no photographs of the kitchen, if I to be told “oh the kitchen is fine but the seller doesn’t want to provide photos online” that would put me off dealing with you as a vendor. It makes you sound strange and best, and difficult at worst.

The description is the last thing I look at, and then only if I'm serious about the house before a viewing, unless I'm very confused by pics or floorplan (unusual).

If there's no pic of kitchen or bathroom then I assume the worst, I'm afraid, like the ceiling's fallen or there's a massive hole in the floor.

Even if the description says 'needs modernising' I want to see pics because their 'needs modernising' might be my perfect or vice versa.

You will lose huge numbers of possibly very serious buyers if you don't have pics of those two key rooms, bathroom and kitchen.

I also want pics of the garden no matter how overgrown or neglected, and all rooms of ground floor. Not so worried about bedrooms, dimensions are more important and layout.

This gets weirder if it’s actually a selling point and lovely and renovated. I’d assumed (as most people would with no photos) that it was because it was embarrassingly awful!!

What's the emotive issue with the kitchen having it's photos online? Is it used for filming?

That aside I’m just putting a house on the market and I don’t like the thought that the whole village will be having a nosey on rightmove. It does feel kind of intrusive. But there’s no getting round it really!

It's an important part of the home and I would be put off if I didn't see that. But a very cluttered or dirty kitchen would put me off.

@Bimbom DH once bought a vehicle from a celebrity although he didn’t know in advance as he just had their first name. When he arrived at the house he found there was a lift to the garage, that was the first clue!

I'm joining the chorus of bafflement, I'm afraid, @Blankspacehere - I can't imagine why you wouldn't put a picture of your kitchen on the particulars.

Like previous posters, I look at the pictures first, and only read the details if the pictures look OK, and I would be concerned if there wasn't a picture of the kitchen.

As a compromise, could you include a sketch plan of the layout of the kitchen?

But none of the celebrity chefs are actually cooking in their own kitchens. They are sets which are made to look like domestic kitchens. It would be very difficult to film successfully in a real domestic kitchen, lighting and the space to redo things would not be correct ( plus you need wide gangways for the camera and sound people, and the home economists who actually do most of the cooking.)

there was quite a fuss a few years ago when a journalist found out that Nigellas ‘kitchen’ was actually a stage set in Acton.

House we are currently buying was listed without pictures of utility room, turns out they have built a doggy walk-in shower in there and didn’t want to show it online on assumption that people want to buy a pet free home. And we ended up buying this house exactly because of this feature as have 2 dogs of our own and it is bloody brilliant! Long story short, what you see as disadvantage might be quite the opposite for the buyer.
And if you don’t want to publish photos because of Instagram or anything - it is very easy to make room unrecognizable by taking photo from the opposite side, not how you would usually would post it.
