To think not putting kitchen photos on selling particulars would put viewers off?

Unfortunately, I'm not willing to put photos of my kitchen online.

But we're looking to move house, so just pondering through the process.

I'm concerned that not putting the kitchen photos in the particulars may put off buyers.

It's a nice house, couple of estate agents have viewed abd said that it should sell quickly as it's a desirable type and location.

Would I be reducing potential buyers?

Yabu - yes of course you will be limiting your audience.

Yabu - people will come based on the photos of rest of house and the written blurb on the kitchen.

If OP is an "influencer", it's worth bearing in mind that virtually nobody over the age of about 19 is interested in "influencers", and they're probably not going to be buying the OP's house.

Strange as it seems, there are also lots of us who don't watch TV at all, so wouldn't know a celebrity or their kitchen if we fell over them.

I would so far what you are hiding and might not even view the property, if there are no pictures. As replacing the kitchen is a huge expense.

I would assume there is something really wrong with the kitchen that would put buyers off. It’s like the houses that don’t use the crib as the main picture - it’s always because it’s an ugly house.

I might still view - if there was little else on offer but I would assume it’s overpriced because the seller doesn’t want to admit it needs a new kitchen.

Are you hoping to take the kitchen with you when you move OP? Liz Jones wanted to do that I think. Although her house was rented and she had paid for a very expensive new kitchen. I wonder if she ever moved and took her kitchen with her.

I don't understand why you are willing to have the rest of your house on Rightmove but not your kitchen - it's just weird

If you choose to omit photos of your kitchen I would assume that that room was a shit hole and needed a complete renovation and therefore in my head knocking £50k off the price.

Up to you but I think your logic is deeply flawed.

It's the most critical room in the house for most people. No picture would make me assume that it's seriously fucked - like, not just dated but seriously structurally damaged or something. As such, I wouldn't bother unless it had been priced at a sharp discount.

I don’t think IRL people over think things as much as they do here on Mumsnet.
I would probably assume it’s an oversight and would certainly view if I liked the rest. Unless I really had to schlep a long way to do the viewing in which case I might call the EA and ask about it.
Being brutally honest tho if I called the EA and was told the owner didn’t want pictures of the kitchen on the Internet my “potential weirdo” flag would go off and I may well back away.

OP, I’m guessing that perhaps there is some form of non-permanent but necessary and hard-to-shift around equipment such as, perhaps, a large mobility aid.

Outlier opinion here but we sold our last house in one day, three out of five viewers offered, and we’d decided not to include the kitchen images. It was at the gloomy side of the house and when the fella came to take the pictures it looked a bit shit. Also we had more good shots of the rest of the place than we could use. We did have dimensions and a full description.

I can see what people are saying about why they’d be put off, and it might just have been scarcity of property & our luck (just this once) but as a buyer the absence of photos of a single room wouldn’t put me off viewing a house either, if I liked the rest of what I saw. Good luck!

I too would probably not view. No picture of the kitchen is suspicious to be honest. I would wonder what on earth is wrong with it.

I did once - couldn’t understand why no bathroom and garden shots - otherwise great house- arrived - garden was waist high and bedroom a complete mouldy top. The stupid thing was there was a lovely summer house in the garden that could have been an office and half the very big garden had been converted into a nice pantry / utility. For the sake of a day strim and mow - and a massive remould spray day I could see the potential. We were the first visitors for a house that was on the market for 6 months and they asked us for feedback and I told them the above - it looked from the details like no garden and no family bathroom - it was a disaster of the estate agents - it wasn’t what we wanted and we didn’t offer. I was happy for them when I saw a few days later bags of garden waste outside (we lived locally) the details changed shortly after nice mown garden and the pantry and bathroom featured - it sold days later for over the asking price- very pleased for them!

You really need to include photos. We are buying a house now and every advert showed the kitchen - even the one where the kitchen was just a corridor with some units along one side.

I’d be reluctant to view a house without seeing a photo of the kitchen. And if the EA told me the vendor had refused to have photos taken of the kitchen, I’d be wary of doing business with them because the whole sale would have “weirdo nightmare“ written all over it.

Can you put a couple of 'arty' shots on that show part of the kitchen e.g. a cupboard and a kettle or something?

I would assume it was a rubbish kitchen. If everything else looked good I would still view, as I'm more interested in things you can't change like location, but if I was more on the fence, it was very top budget or lots of other properties were on the market, it might put me off a bit.

What happens if someone who's interested calls the estate agent and asks for photos of the kitchen? They say the seller thinks they are 'outing'? That would doubly put me off that the seller sounds weird and difficult

Ps no TV cooks use their own kitchen for filming. If you were selling the house with the nigella kitchen in you'd definitely include a pic I reckon

We sold and bought recently. It was incredibly stressful. I'd want to see the kitchen on the details and would think the lack of photos weird. But on top of that, I want to buy a house from (and sell my house to) someone who was as unweird as could possiby be. 'Weird' gives me bad vibes that stuff might happen down the line.

I’m assuming that you’ve spent a good deal of money on the kitchen, and there is someone who you think , and knows you, who will judge you negatively or use it against you , when they see what you’ve done and money you’ve spent on it.

only reason I can think - an ex maybe or sibling you’re not in frequent contact with, or an ex friend

so, if that’s the case you have to either get to mindset that if challenged you respond with we did kitchen to high spec specifically for sale, or you just ignore. Or you go ahead with what you’ve pretty much decided which is you leave the pictures out.

im sure if you do explain to estate agent they can take at least one close up picture of a few cabinets etc to give an overall impression of the kitchen quality, without the whole thing being on public display on internet.

I can understand it, if I’m right, and yes it’s a pain, but it really will put buyers off

Yes, definitely wouldn’t want to get tangled up in house buying with someone being inexplicably weird. It’s stressful enough as it is.
I am sure you’re not weird @Blankspacehere and are very lovely. But it’s got weird vibes.
