To think not putting kitchen photos on selling particulars would put viewers off?

Unfortunately, I'm not willing to put photos of my kitchen online.

But we're looking to move house, so just pondering through the process.

I'm concerned that not putting the kitchen photos in the particulars may put off buyers.

It's a nice house, couple of estate agents have viewed abd said that it should sell quickly as it's a desirable type and location.

Would I be reducing potential buyers?

Yabu - yes of course you will be limiting your audience.

Yabu - people will come based on the photos of rest of house and the written blurb on the kitchen.

I didn’t bother with viewing a house specifically because the kitchen photos weren’t online. I assumed it must be an awful room if it wasn’t shown so I didn’t want to waste my time on it. The market is volatile and buyers don’t usually want to waste time looking at houses that seem like they’re trying to hide something.

It would put me off.

Locally it's often the first photo put up, even before an exterior shot (if they've recently had the kitchen done / extended)

I'd think it was a bit suspicious and it would probably put me off a bit. Even if the kitchen is a complete wreck, I'd want to see that before I wasted my time viewing. I wouldn't be necessarily put off by the idea of getting a new kitchen fitted but I'd want to see a pic of the room, size, etc as part of the decision to view or not.

Why don’t you want to put the pictures on Rightmove?

If the rest of the house and the floor plan was ok then I’d view. Worst case scenario is I lose 30 mins of a day, it’s not a big deal.

Unless the rest of your home looks like a fuxking show home, i wouldn't view without kitchen pics.

How would I know if it's workable for my needs? If it's lacking natural light? If it needs ripping out?

You are already advertising your home which is surely identifying so I feel your kitchen might be a state and you think it would put people off? It wouldn't put many off, lots of people are irritated to update to their taste

I think o'd try and include a ip tire of the kitchen from the most bland angle you can -ie view from sink out of the window. Or one corner seen from hall.

Ie enough to show it's there and okay condition (and then if viewing I'd just assume kitchen photo was missed off, I tend to look at floor plans first - just seen one online with amazing kitchen extension out the back and amazing bathroom. But actually bathroom off kitchen extension and not even a loo upstairs! So nope to that!

Woah I didn't expect so many replies.

No issue with the kitchen being seen in real life, just I don't want photos in the Internet.

It's a recently renovated lovely kitchen and the written description will detail that.

There's a few of you on here who would see past the lack of photos and still take a punt; that's heartening.

I've seen the odd listing where there aren't any photos of the kitchen, but they're usually because there's only a few photos as it's got tenants in or it's an auction lot where you can assume it's too disgusting to show.

there's Jack shit on the market here, so if everything else was right, I'd still view it BUT unless there was a good reason for it, I'd assume it was going to be a difficult process to buy it & offer accordingly if I wanted it after viewing.

Now even more puzzled as to why someone wouldn't want a photo of their lovely recently renovated kitchen as part of a listing to sell a house? Am racking my brains but honestly can't think of anything!

How many pictures will you have on your listing? Like the standard 10/15 but no kitchen? Will you be having a floor plan?

Is the kitchen the only room you feel this way about?

I probably wouldn't view it. Kitchen is one of the most important rooms in the house and I'd assume there was something the matter with it if no pics. It sounds very weird. Do you not want family or something to know you've spent money on a new kitchen? Confused

I would be put off thinking it’s so bad you not putting photos so requires thousands of work. Better to show as many photos as possible and also floor plan with dimensions.

I also sort of feel, that house moving is ranked as one of the most stressful life experiences to go through. It sounds as if you are quite deeply emotionally attached to the house, and if it’s up for sale then you need to start to untangle your emotions from it.

It wouldn't put me off, tbh. I'd assume the kitchen was a wreck and needed ripping out and replacing, but that wouldn't put me off, either. I've never seen a kitchen in a house where I wouldn't want to change the layout at least a bit, and I'd be able to work out if I could get the arrangement I want from a half decent floorplan and the measurements.

Even when the layout has been what I want, the units or worktops have been not to my taste or not practical (eg shiny doors and drawer fronts - I do not want to spend the rest of my life wiping finger marks off cabinetry!).

But I realise that I am unusual, and most people wouldn't want the hassle/expense/disruption of fitting a new kitchen soon after moving in.
