Please critique my house photos for Rightmove?!

These are the photos of my home, ready to put on Rightmove. I am extremely nervous as I've never put up a house for sale before! Please could you give me some constructive feedback?

You may recognise the front door from a previous thread!

No that looks nuts. Just put it in the garden for the photo.

The rooms all look dark and it's all just beige...the best pic is the backyard but even that shows up the decking that needs power-washed.

I personally wouldn't use any of those photos.

If you want something on the hob get a stove top kettle.

The brown sofa looks odd in the dining room and the coffee table crowds the sitting room. Maybe put both of them in the attic room to show it could be used as a hang out space (if the ceilings is high enough).

If the dining room is bigger than the sitting room it might be worth swapping the furniture in those rooms round (it could just be the photos but the table looks too small for the dining room and the sofa too big for the sitting room)

I would fold away the privacy screen and remove the coffee table from the sitting room, it looks cramped.

OP your house looks well-presented, clean and tidy, huge selling points alone. Although you've got very neutral decor, just buy a few funky bright cushion covers to add a pop of colour to each room, including maybe a vibrant patterned throw on that brown leather sofa, with contrasting cushions. Online Home Shop sells loads of both, super cheap, including various shades of pink! Dressing the loft as a yoga area is a fantastic idea! As is removing the coffee table and window cover from the snug. In the other room, I'm wondering whether you could have your dining table and 3 chairs against the wall where the brown leather sofa currently is? That would make the space flow well from kitchen to eating area. Vase of fresh flowers on the dining table. And have the sofa positioned so that it faces the garden, somehow (with a big enough gap behind to exit the room) Coffee table to its side (with lamp on) or in the fireplace alcove?

Agree. If rooms like this are missing then my mind will be thinking the worst and would rather not waste my time viewing

OP if you are taking the photos yourself then wait until the decking is dry and at the time of day when the garden has the most sun for the garden photo.

Try some rearranging with the DR if you must keep the sofa in there. It just looks a bit not quite right. Just move the table around until it looks more balanced.

Actually, I'd put that window screen up in the loft resting against the wall behind the mattress, if it fits. And buy a sitting Buddha ornament to put on the floor, along with one of those glass lantern battery candles to give nice zen/meditation vibes, make it seem like a designated tranquil space. The Range is great for that kind of stuff.

The screen in the front room suggests it’s not very private and makes it seem darker. The furniture also seems cramped in that room. Perhaps just the angle. Could you move coffee table? The middle downstairs room seems like it lacks identity. While it would be nice to think buyers could imagine their own furniture in reality probably better to define things.

Lose the rug in the kitchen. Don't do anything drastic like change the wallpaper, it's fine.

Looks great but biggest issue is dining table against the wall - it makes me think you have no space to eat which would put me off. Appreciate you saying you can’t get rid of the sofa but you have to rearrange it to have the table look like you can fit 4 people around it comfortably.

I actually quite like the hall one! Agree with PP’s it does look very beige. Add some colour somewhere.

How much is it on for and where is it? You don’t want to overvalue it. Nice little house though.

So am I, and this one would put me right off. So I think she should try to get people through the door and hope the like the house enough to compromise, rather than put them off before they even show up.

I couldn't live in a house with so few personal touches BUT it is absolutely the right thing for sale as people can project and see it as their own space better. The cream and brown, I thought, was a good balance of calm and neutral but with a dash of warmth.

I think the hall looks narrower than it must be in reality or you'd have trouble getting some guests in and out! I'd lose that photo. Bear in mind you are only trying to lure people: you don't need to acquaint them with every corner of the property in these pics.

BUT OP!!! What on earth were you thinking with flowers on the hob? The definition of style is that is must be functional and fit for purpose, not contrived. It's completely impractical (imagine cooking with them there) and just looks wrong - like placing silver photo frames with baby photos in them on the closed loo lid or something. Keep the flowers rather than removing like the AI did, but put them someone sensible!! It's totally distracting.

But after my rant about the flowers, I will say I think on the whole you have done well readying it for sale op.

I'd buy one bunch of brightly coloured flowers that is bigger than the kitchen bunch (they are fine for the kitchen) and pop it on the coffee table. Flowers are a brilliant way of adding personality because people can easily see past them.

I also think the bedroom with single bed needs something on the desk - maybe a green plant and a nice desk lamp in a bold colour? Or books.

I'd be inclined to put your kitchen flowers on the dining table and a bowl of bright fruit (green apples or similar) in the kitchen instead.

I quite like the hall, it just looks skinny.

Now I know why Real Estate Agents resort to wide angle lenses! But without being deceptive, op, my feeling is you could play round with the hall and get a photo that made it look wider.

I can't believe someone with a gorgeous pink front door has such a beige house inside! I suppose it's a blank canvas for the next person but you do need a bit of imagination to see its potential.

Remove the picture of the hallway. It adds nothing. Also the first picture of the livingroom (or whatever room that is) with the dining table on the left - it makes the room look really weird. Remove the coffee table from the room with the corner sofa - (which is really too big for the room) as it makes the space very cramped. You don’t need the upstairs hall pic either. The bedrooms look ok if very bland. Garden fine but could you put cushions on that outdoor sofa? Not sure about the pic of the loft space. Good luck
