Please critique my house photos for Rightmove?!

These are the photos of my home, ready to put on Rightmove. I am extremely nervous as I've never put up a house for sale before! Please could you give me some constructive feedback?

You may recognise the front door from a previous thread!

I thought it looked lovely, but so dark I wouldn't view.

Sorry, missed this. I am keeping the front door! The estate agents i had round to value all seemed to like it and said it made the house stand out.

I took the pictures, but was hoping people would think they were the estate agents! What gave it away/what do i need to do better?

The things that I noticed were the photo with the dining table right in front of the camera, it makes the room look like it’s going to be small.
the living room with the fire place looks cramped with that coffee table so I’d move it while the photos are taken.

why is the vase on flowers on the stove top ?

it’s a good house, I like the period features.

Kitchen: Get rid of flowers on hob. Pull the blind right up to the top and switch the ceiling light off. Quickly dispose of the unhygienic rug.
Dining area: Ditch the first photo of the dining room which faces the sofa. Keep the second photo which faces the table. Switch the ceiling light off. Get rid of the net curtain and replace with white venetian blind.
Lounge: Get rid of the screen standing against the window. Remove the net curtain and replace with white venetian blind. Turn the ceiling light off.
Bathroom: Put a window blind up.
Bedrooms: Switch the ceiling lights and lamp off.
Outside aspect of house: Get rid of the cars from outside your house, for photo purposes only.
Don't put entrance hallway as the first photo. In fact just remove it and keep the upstairs landing picture.
Out of interest what area is your house and how much are you selling it for?

I asked a bit of ai to improve the kitchen photo...what do we think?

The wall paper in the hallway/ landing is very personal taste and would be a big job to change. Remove those pictures from the listings as the other ones sell it as neutral and no necessary work needing doing and is generally lovely. Get them across the threshold for a viewing before they see the wallpaper.

D'you think? It only removed the flowers and brightened it up! I wouldn't say it's lying, more emulating better lighting! Which could be done in any photo editing software ...

Looks well presented, but did you mean to have every room the same colours from walls, furnishings, floor coverings ? You might need some evidence of belongings to humanise the space for sale

You have done a really great job in decluttering and de-personalising the rooms, which is 100% the right thing to do.

Don’t know! But that’s one reason to use a professional. Your exposure is all wrong, as are your angles. Think about the time you’d spend taking nice photos of a top you’re selling on Vinted for a few quid. Your house is worth hundreds of thousands - make it look worth it.

They don’t look as wide angle as agents photos. How come they haven’t taken them for you?

It’s a nice house OP with lots of potential. On the outside lots of character, inside the decor is quite bland and beige but to be honest that’s not a bad thing when you’re selling as buyers will be looking to put their own stamp on it. All I think you need to do is brighten up the images a little and turn the light of in the kitchen for a photo.

I can’t critique, but I will say if I were a single woman I’d love this home. It’s cosy, welcoming, comfortable, calm, bright and catches the sun in a lovely way in parts.

The window screen jumped out at me - you don't see them very often. Then I flipped through the photos, saw the front aspect and my mind went...

Terrace on the pavement + windowscreen = it must be horribly overlooked with people passing and peering in the window all day.

I don't think i'd have thought that if it wasn't for the screen! So i'd get rid.

Yes better. But put the dining table in the middle. Remove the coffee table from the living room - room is too small. Sofa looks too big, but may be the angle.

Remove the net curtains too!

If you did want to shuffle things around and define the spaces more, you could put the brown sofa in your bedroom. Chuck it at the foot of the bed with an artfully draped throw, you have the same colour scheme throughout so it would go.

You could then centralise the table in the dining room and move the coffee table to where the dining table was pushed in.

The coffee table in the Lounge is absolutely huge as you have a large sofa - all lovely but just too much in there and dining room-wise, the table needs to be a central main feature
i feel but than that it’s lovely and very well presented. My kids would love the loft as a playroom/ den area!

Actually the reality (Chat GPT reality anyway) looks a odder than I imagined so I think I withdraw that suggestion!

Think they are great but I would suggest (to sell) getting rid of the snug and make a dedicated dining space. I am looking for properties at the moment and that small snug area would be great for a dining space - and then having a lovely large sitting room!

Agree with remove coffee table from living room and sofa from dining room - those rooms will look more spacious. Lose the photos of hall, stairs and loft room - they aren’t appealing.
