The first picture needs retaking, makes the house look v shadowed. Too much clutter, not enough photos of the kitchen which is allowed to look poky. One of the bathrooms has heinous yellowed tiles. I think you need more garden pictures and of the paddock.

I'm not in the market to move to Suffolk Grin but if I was I would be viewing the property and getting some idea of costs to extend the kitchen.

Pretty, but too many photos of the bathroom and the playroom? Is too busy and cluttered. Making a lot of it’s potential for development rather than how lovely it is now.

Probably not.

It's the bedrooms for me. They seem smaller than I would want for that size of house.

Downstairs and outside is great, I like the fact it is all quite plain (I don't mean that in a rude way it just makes it easier for me to imagine how I would decorate). The kitchen does seem a little small but not so much as to out me off. The reception rooms seem a good size.

It seems like a lot of house for the price for me! Although I have no idea of the area property prices.

I have absolutely no idea where it is but at that price I am guessing you are paying for location? Personally, the property does nothing for me. The pictures are all very bland, the kitchen looks in need of updating and there has been stuff left out on the work surface.
You ask about marketing but they can only work with what's there.

I don't know the area so have no idea if the price is fair or not but yes if I was looking for a house for that budget in that area I would definitely go for a viewing

I think annexes are the new big thing tbh. Lovely home. But not knowing the area, it's usually either down to location or price. Location looks great, so, is it the price?

The outside and grounds are gorgeous, but the inside needs quite a bit of updating (for me) so I wouldn't want to pay the full asking price as there's lots I'd want to do to it.

Not my thing, as l prefer older houses. It’s a good duct though. The 1st picture needs re-shooting as it’s too dark and lm sure doesn’t show the house to its full potential

Great opportunity to make a couple of annexed areas for multi general living

You could have elderly annex down stairs
Teen/young annex upstairs

If I could afford it yes, but the photos are not great and the impression is that it needs a lot of work to update the interior. It needs staging to make it more appealing.

You know, honestly... no. My view on house prices is skewed due to where I live, but to me that's not a lot of house for a massive price tag. But more than that, the kitchen and bedrooms all look very small. I do like the large garden though. And I love that bookshelf in the living room! I'm not sure how it could be marketed better. I think it's just not my style really.

I would view it but agree with PP that the focus on the 'Annex Potential' isn't helpful - to me it suggests work needs doing to it which isn't the case

Looks like a lovely house that any buyers could easily put their own stamp on

I wouldn’t call it cluttered at all.

It looks nice & garden is fab.

The kitchen looks very small, I would need to extend / knock about / refit to get the sort of kitchen a house of that size / value warrants.

It seems expensive for the location?

It's unusual in layout/number of reception rooms. Why isn't it being advertised as a 4 bed? I would be confused - in fact, I just had to go back to the floorplan and squint at it to be sure. I like the space it has but I would need to view it - it might feel an odd shape once I was in it. Having one bedroom so far away from the others could be a plus or a minus depending on your family's needs.

Is it just my laptop screen or are the photos slightly blurry?

The kitchen and at least one bathroom are quite old-fashioned and need upgrading, and I would want to redecorate throughout, which I would expect to be reflected in the price (no idea about prices in your area!).

I wish there was a photo of the paddock - that's such a good selling point and I hardly noticed it!

First impressions are that the house and garden look well-kept. The house layout isnt what i would want and I'd expect to at least change the ground floor layout especially around the kitchen. There's plenty of room to extend if I wanted. No idea about the area but I understand tural and semi-rural properties are in higher demand now.
Photos are well lit and decent quality.
