Name changed as this is outing, but I'd really like to know what you think about this property and the way it's being marketed please.

Not enough bedrooms for the size of the property!

MNnicknameforCVthreads · 02/07/2020 22:40

Yes. Looks like exactly the sort of property I would love. Price looks good to me too, I have no idea where Little Wheltenham is or general location, but property looks lovely.

alreadytaken · 02/07/2020 22:40

Should be marketed as 4 bedrooms, not 3. The sitting room has too much furniture and it does look like a care home with all the furniture pushed around the edges. The ironing board should not be up in one of the rooms. The bedrooms look small and with no sizes on the floor plan that would put me off. I hate the wonky bookshelf. I dont like flat roofs either. Garden is a very good size, though and the front looks nice.

Whether I would view would depend on the price in comparison to others in the area. I'd want to do a lot of work and I doubt the price reflects that, since locals are saying its expensive.

OhLookHeKickedTheBall · 02/07/2020 22:41

Assuming it was the area I was looking in and within budget, no because the kitchen looks tiny.

Unless it was marketed below similar levels and the cost of extending/changing a different room into a kitchen was covered.

Other than the kitchen, I quite like it and it's quirkiness. The photos don't look cluttered but not stark either.

OhTheRoses · 02/07/2020 22:41

Nothing £200k on renovations wouldn't put right! It's very very dated. I'm in Surrey so seems cheap.

BernadetteRostankowskiWolowitz · 02/07/2020 22:42

To me, it's a 3bed do-er upper.

The kitchen is far too small for the size of the rest of the house.

If I wanted a 4bed I wouldn't view, as I wouldn't want the fourth bedroom so far away.

I've no idea on the price as I don't know the area. O would hope that it is priced as a do-er upper and as a three bed (with annex) as opposed to a fully done up 4bed.

lakeswimmer · 02/07/2020 22:42

I like and would probably view it if I had that budget in that location. I agree it's at least a four bedroom house and it should be marketed as that. I've got teen children and one of them would be very happy to have the ground floor bedroom and the room next to it could be a games room.

If I had the money I'd probably want to take down the wall between the kitchen and reception room and make it into a big kitchen/dining room. There's loads a room, the garden is fantastic and it's not that expensive compared to where I live (north of England - nowhere near London Smile)

SwedishEdith · 02/07/2020 22:42

I would nosy. I'd get rid of downstairs bathroom and incorporate it into the kitchen and dining room, somehow.

CherryPavlova · 02/07/2020 22:43

No. I’d discount it straight away because it’s a chalet bungalow and I don’t like them.
It’s got a tiny kitchen.
The downstairs bathroom is next to useless.
It’s a bit plastic wood in taste - white plastic wood doors, all a bit bland and doesn’t look high quality. No character.
It’s ok but wouldn’t make it onto my viewing list.

AnnaSW1 · 02/07/2020 22:43

The kitchen is way too small. Not for me.

Bamboobo · 02/07/2020 22:44

No, and I'm within your target audience! (Looking between Bury and Lavenham for a detached 3 bed with extra room for a study).

It seems way overpriced and the idea of the annex being potential sounds like hassle. Also at least one bathroom to update so that would be priced in. I'd go for something like this one for £100k less but no extra work to put in. www.rightmove.co.uk/property-for-sale/property-71550528.html

I'm not sure if someone who wanted the paddock space or had a real need of an annex would think it worth the extra however? I also think the pictures might not be doing it justice!

Thecurtainsofdestiny · 02/07/2020 22:45

I would view it but wouldn't expect to love it. It seems very expensive to me (but I live in a very reasonable area in terms of house prices; it might be appropriately priced for the area).

Kitchen pics would look better without the random bright plastic objects. And other rooms would look better to me with fewer busy patterns. There's so much red and it's not restful.

I'm sure there would be people who'd love it though.

Bagelsandbrie · 02/07/2020 22:45

I don’t live too far from here and it’s fairly priced considering it needs some work doing to it. To brighten it up for the photos I would paint the tiles white in the kitchen and replace the flooring with some super cheap modern looking lino and I would get rid of the red curtains everywhere. I would also try to either get a better shot of the bathroom or somehow make that look better. It just needs updating really. The front of the house looks gloomy- I would get them to come out and retake photos on a sunny day. Add some flowers etc at the front.

MoveOnTheCards · 02/07/2020 22:45

I don’t know the area or prices but based on the photos and floor plan, nope. The rooms seem out of proportion and why so many (big) reception rooms when the kitchen is so small? Likewise huge en suite when the bedrooms seem relatively small? It doesn’t seem like a well thought-out layout at all.

I would wonder if it’s not used as a family home.

Lovely garden though!

BernadetteRostankowskiWolowitz · 02/07/2020 22:46

OP it's double the price of other 3/4 bedroom properties in the immediate area.

You need to really push why that is in the listing as it's not obvious.

Onestepup · 02/07/2020 22:47

If the price was a bit lower, I would take a look. I'd hope for a bigger kitchen and dining room, so would need to budget for an extension.

Slightly dated decor doesn't bother me as we can redecorate, but some people like the blank canvas "freshly-painted beige throughout" look, which tends to put the price up.

The amount of outdoor space is a great plus point Smile

Is there much noise from the nearby A road?

I think nicer photos would make a difference. Add more luxurious looking touches like really nice flowers, sheepskin rug, fluffy white towels, silver cutlery. Put more lights on for the photos too.

Bubbletrouble43 · 02/07/2020 22:47

It looks gorgeous, echo pp the only negative for me is the kitchen which looks small compared to the size of the other rooms which all look fab. Is there a better angle you can get? Is it a small kitchen?

MoveOnTheCards · 02/07/2020 22:48

That place is lovely Bamboobo

Onestepup · 02/07/2020 22:48

Perhaps another option would be to sell the house at a lower price with smaller garden, and sell the rest of the land separately?

LittlemissAWOL · 02/07/2020 22:48

I would but only if the price left Me enough to replace the kitchen

whattodo2019 · 02/07/2020 22:49

Yes, especially if you have the money to renovate

Moreisnnogedag · 02/07/2020 22:50

I don’t know the area but if you search for 3+ bedroom houses for between 600-800k within 3 miles there seem to be better properties.

For me it lacks character and just looks like it needs work, whereas there are other properties in that price range that have got more of an ‘oooh, isn’t it lovely’ factor. It’s also not cheap enough to entice me to want to invest more time and effort into it.

As a side point, making a thing about the paddock but then not showing it puts me off. What’s in there at the moment?

MaggieFS · 02/07/2020 22:50

I don't see why not. I don't know the area well, certainly not well enough to know how the price compares. The bedrooms are a bit small and it has an unusual layout, but it will work for some people. It does need a refurb though. Nothing overly disasterous about it, assuming it's priced right. Not sure why it's not called 4 beds though!

Onesipmore · 02/07/2020 22:51

I dont like he photos or the EAs write up. Kitchen small fir the price

CantSleepClownsWillEatMe · 02/07/2020 22:51

Well, regarding how it’s marketed I think the photos of the inside are a bit uninspiring. The description is quite garbled, you kind of have to go back to double check how many receptions and if there isn’t already an annexe why are those rooms described separately to the rest of the ground floor? I think they could have done a better job tbh.
