Name changed as this is outing, but I'd really like to know what you think about this property and the way it's being marketed please.

Still lovely to me.

It could be better with : the area near the kettle tidied, some throws on some sofas (they look like old peoples furniture), headboards (without them beds look temporary to me).

I would go a look, it's a very nice house to me.

Disfordarkchocolate · 08/07/2020 19:10

If it was my house and I had the money I'd take the built in cupboards out of the dinning room. Painted a nice warm green, a few pictures and a sideboard and it would look lovely with the table dressed.

Flynn999 · 08/07/2020 19:26

I think it looks nice, but the downstairs layout is all a bit higgly piggly where I assume new rooms have been added on over time. Like you have to go through the kitchen into the utility into the dinning room to get to a random bedroom? The bathrooms look quite dated as well?, might just be the light but could be putting people off.

No idea on the price and how that compares, but assuming the price is right for the area it looks nice.

IF your the seller I think the way the rooms are set up makes it look very dated, the first photo of the lounge with the sofas against the doors I don’t think make the best of the room, same goes for the room with the dinning table and the sofa I don’t think the furniture is well set out and I think this can put people of? The kitchen is tiny but I think would be amazing if you knocked through to the dinning room. Also photos of the paddock... missed the fact it even had one!

Grasswillbegreener · 08/07/2020 19:35

The location doesn't work for me at the moment, but if I could get that nearer where I currently live I'd buy it like a shot. Having more downstairs rooms ticks my boxes nicely. As others say, I can't comment on the price. Where I'd like to buy it'd be spot on with less land I suspect.

Nosuchluck · 08/07/2020 19:39

I l like it from the outside but don't like any of the inside. It doesn't look special enough for me to view.

2bazookas · 08/07/2020 19:58

In that price range I'd expect the estate agent to employ a professional photographer. Not, some amateur with a wide angle lens and zero clue about composition. Could the photographer not have moved the ironing board in number 9 pic?

The written bit about the potential annex is very poorly composed; if I was the seller that would have been reworded before publication. Lucky the floor plan makes the annex-potential easier to understand.

It's a nice house but somehow lacking in soul . As if the family already left. .

YoyoRiot · 08/07/2020 20:00

Externals need blue sky shots

EmmaGrundyForPM · 08/07/2020 20:09

You need more outside shots. The land is. big selling point

Oldandcobwebby · 08/07/2020 20:10

Great grounds, but those sloping ceilings in all the upper floor rooms would make it a "no" from me. I would also have to decorate throughout - it's far too bland for me.

CountFosco · 08/07/2020 21:04

I had a look at properties nearby. You are competing with the likes of this. Your parent's house looks dated and the layout is unusual. Might be worth showing them nearby comparable detached 4 beds so they see what they are up against. Suspect a buyer would want to gut it and completely move about the layout to make it more modern. In particular the kitchen is tiny for the size of house, I wouldn't consider looking at it unless it was much cheaper than modernised comparable sized properties.

MrsPinkCock · 08/07/2020 21:51

No sorry. Kitchen is small and looks very old. That and the bathroom would need redoing which I couldn’t be arsed with when moving.

randolph78 · 08/07/2020 21:56

This might be a better comparison @CountFosco in terms of space and outdoor space. Though not knowing the area maybe there's a reason wy OP's parents house is 50K more yet needs a lot more work?

There are lots of more appealing houses near BSE around that price.

I think your parents property is overpriced.

Tiggles · 09/07/2020 07:38

I didn't see the original, but I was surprised to see the dimensions of the kitchen, from the photo I thought it was smaller. Estate agents are usually very good at making rooms look bigger than they are so I would normally knock some size off a photo.

I wouldn't have guessed that there was that much land just from looking at the photos

Oh and personally it annoys me that estate agents feel the need to put words in capitals in the middle of sentences, yes I can read and pull out the relevant information without their help. I'm sure if earnt enough to own that house I would definitely be able to Grin.

For me the house feels a bit bland. So viewing would depend on how it compared price wise to other houses in the area as I'd want to spend money decorating to my own taste.

madcatladyforever · 09/07/2020 07:44

Personally no, the grounds are lovely but the house is modern and beige and I don't like either of those things. I like a bit of colour, cottage doors, beams and inglenooks.
The interior does nothing for me.

Honeyroar · 09/07/2020 09:22

I think it’s better in the updated listing, and shots of the dining room and bathrooms etc are better. Some of the clutter could be moved. The ironing board etc (although I only worked out it was a utility room from that!). And the strange shelf thing in front of the coloured storage could be moved. I think the curvy bookshelves detract from the room too. The first shot of the house is much better though, it looks lovely.

Is there an actual paddock? I thought someone said there was, but still no photos.

Elphame · 09/07/2020 10:44

The odd layout would actually work very well for me and I’d like the land. It’s the chalet bedrooms that would possibly not but yes I’d view.

I’m able to look past the clutter and it’s the bones that matter to me. I hate the modern bland decor but that’s an easy fix as far as I’m concerned.

I am currently preparing my house for sale which means gallons of bland paint. You’re in the price range we’d be looking but you’d need to move it to Wales!

TeenPlusTwenties · 09/07/2020 11:31

I'm a bit late to this party, but here's my views anyway.
If we lived in your area we might be people you'd aim at.

I'm not normally bothered by kitchens (mine is 20+ years old) but even I think the kitchen is a bit small for the rest of the house and would be expecting to remodel into one of the downstairs rooms.

The upstairs also looks small compared to downstairs.

I'd be interested only if

  • I wanted a house with land
  • I was happy to do the work on the kitchen
Bamboobo · 10/07/2020 19:36

It's definitely better, but I'd still say it's overpriced given that most people would want to update it.

The dining room looks very dark, the picture of the yellow bathroom still looks quite bad (maybe better from a different angle?) and I'd be tempted to take out the one with the ironing board in out altogether as it looks like dead space for clutter. I'd agree with people saying to add pictures of the paddock too, if that's the thing that would clinch the price then people need to see it!

Have they had any feedback from viewings so far?

alreadytaken · 11/07/2020 10:24

Advertised with 4 bedrooms now, far more sensible. Aerial view makes it look more private that street view, a good shot. The living room photo is better and you can better see dining area potential but the ironing board is still up. Why not take your own photo in that room and tell the agent to change it? Why is the room over the garage not shown - or being used to temporarily store clutter from the house.

I look at the room plan - and expect to see room sizes on it.
