Wow! Some harsh posts.
Picture 6 has a white sink and cream tiles (fine IMO, people who want grey can change the cream themselves). The door below the sink doesn’t photo well. It photos like white gloss that has yellowed, which hints at maintenance issues. Repainting that door might be an easy task and might then photo better.

I think it's lovely, but for me it needs work so I would be pricing that in. I don't mind the bathrooms but I would want to be knocking some walls down to create a large kitchen diner and I also need a private study, which could be in the annexe but then you lose a bedroom. Lots of potential though and the garden is a huge plus.

The photos are awful, and doing the house a disservice. The bathroom looks dark because because the window is in the middle of the shot. Every photo is taken from a strangely low angle, which is emphasising odd bits of furniture. The kitchen isn't huge, but taking a single shot down the length of it makes it look smaller than it is. The pp who gave you a list of staging notes for each room is spot on, but I think you need a different estate agent. This one isn't helping.

It's very weirdly designed. The kitchen is tiny, where is their fridge? I guess in the utility room? I mean where the photo is taken is a doorway and to your right is another doorway. So you have to leave your kitchen to get your food to cook.. Not sure I'd like that. But there's plenty of opportunity to extend it to be fair so if you were rich (which you'd have to be to be able to buy it) then you could afford that. I wouldn't buy it without the ability to do that. Just knock down the wall into the reception room and extend the kitchen into there. Could make it an open plan family room/dining/kitchen. That would make it more likeable for most I think.
There's an under counter fridge in the kitchen and a tall fridge freezer in the utility room

I like it. Yes it needs the kitchen ripping out but it's certainly liveable while you wait to be able to do it . The loo would go too. Those wall mounted wcs make me really nervous. I always fear they'll come crashing down while I'm sat there.

There's room to really make it your own. The walls are nice and light so like a blank canvas.

Oh, also, I'd use the dining room as a bedroom, make the kitchen and reception room an open plan kitchen/diner/tv room. Leave the sitting room as is. The two rooms other side of utility as flexible space. Extra space for guests, playroom/games room/study/whatever.

I think lack of viewings is almost always the price. It would seem about right here, in a less nice part of the SE but people from here sell up to release equity and move to Suffolk where property is cheaper, so is it too expensive?

Makes sense but I'd still prefer my fridge freezer in the actual kitchen. Extending it into the reception room would be pretty easy though to do that.

OP, I made a few minor decoration / dressing for sale suggestions the other day. I just thought I should be clear that those things are most valuable for the sake of the photos. You need attractive, good quality photos to catch people's eye, so attract viewings.

Once people are in, a lot of people can see past your decoration and furnshing and get their own sense of the size of the rooms etc.

For the photos, a painted wall or two (the one to the left of the wood burner most obviously) would help. Plus some of the lighting, curtains and tidying tips others have offered.

Then get the EA to take better quality ones from better angles, showing more features (paddock, garage etc).

I'd be selling the 'potential annexe' rooms as 'home office / playroom with potential for conversion to self-contained annexe'.

From where we live looks a good price for large garden and paddock. House needs up dating, but they generally do. Looks nice

Totally agree - the house is better IRL but they need to get people in. As I said, it's my parents' place and they are really not up for any decorating (or to let me do it for them) but might let me be there if the photographers come back and do some quick decluttering of surfaces and moving the sodding ironing board Grin

Yes people should be able to see beyond that stuff but a good first impression is vital.

I look at it and I think immediately of the money I’d have to spend, then think well it’s not worth the price when you add in the work that needs doing, IYSWIM?

Yes if the price reflects the work that needs doing (no idea on prices for the area)
It's lovely from the outside with an amazing garden. Inside is drab but that can be changed.

Yes, I think that acknowledging that the minor changes needed are 'just a trick' to get good photos, helps with the psychology of not wanting to change a beloved home, or spend time messing about with one you're about to move out of. You can say it's silly but do some of it anyway, to humour the salespeople and online viewers.

It’s a beautiful house, but the kitchen is too small for the size of the house
Also, the interior is dated, so one would have to have funds to refurbish the whole house

Ok, my thoughts on the new listing-
Kitchen - needs a declutter.
Bathroom- ditto (is that an air freshener on the shelf)
Bookcase room - remove those two little step table things. Push the computer chair (is that what it is?) Out of shot. Are your curtains two different lengths?
Store room (the one with the door to outside) - you need to show what this room is. Is it a bedroom? Is it a playroom? I can't tell. It just looks like somewhere you keep storage. And put the ironing board away! What is that thing in the middle of the room?
Bedrooms - fine
Shower room- take that bath mat away for photos.

No, even if I had that amount of money to spend on a property. It seems very barnlike, by which I mean that it's very big but the proportion of the rooms is all wrong. The living room is so big that you'd struggle to feel connected in it but the kitchen and dining room are tiny.

Looks like a house rather than a home.

Agree it's still too cluttered. The things out in the kitchen are not nice to look at so need putting away or it just emphasizes how tiny the kitchen is and makes it look like you've run out of storage space. I think maybe your parents like their ornaments and decorative items but it does nothing for the look of the place to have to much bitty stuff around. The lounge does look a little like an old people's home I'm afraid - with the curtains not matching the sofas and so many sofas all pushed back round the edge of the room. Arial view of the house as the first picture I think looks really nice and the room which has bedding which matches the curtains is an improvement and comes across well.

The photos are better but whatever room the ironing board is in you really, really need to declutter! Get rid of the ironing board from there, get rid of that wooden thing on wheels.

In the room with the red sofa get rid of the little tables, they make the room look cluttered and small.

Lovely house I’d consider if it was in my price range. The kitchen and bathroom photos are distracting with the extra bits on surfaces (won’t say clutter as plain homes put me off) but when I view a house it’s based on room sizes and space, I have no interest in the decor or how current owners furniture is set as I change it completely after buying anyway. Hope it sells for you soon

Yes it's certainly improved.As someone who is doing a lot of virtual househunting at the moment ( of exactly this kind of house) The clutter doesn’t worry me - I’m a messy person though- and now the pictures let you see the size and shapes of the rooms much better.

But why still no picture of the paddock?? The kind of people who want to buy a paddock are more picky about this than the attached house!
