Name changed as this is outing, but I'd really like to know what you think about this property and the way it's being marketed please.

In an ongoing, post Covid immediate, possibly ongoing situation, my thinking would be:

This sort of cash buys 'longer commute to Big City London for someone earning enough- I'd suggest £200k-ish - to commute 2-3 days a week'.

Pre Covid.

Now, I'd say - why bother? It has been starkly demonstrated that many who couldn't possibly WFH, due to the fact they'd obviously skive (but, Ooh!- haven't) ; or, are so important they have to be physically present, so all may bask in their luminance (but transpire to produce hot air, not light...) - actually can all WFH.

Proximity to London just got relegated.

I'd hang fire, but watch with vigilance.

The photos are not great but the garden is amazing. Put the garden photos as 2 and 3.

coronabeer23 · 02/07/2020 22:26

Probably not unless I was looking to do a lot of work. It would take a serious amount of money to get it up to the standard I would want

lottiegarbanzo · 02/07/2020 22:28

Assuming I was looking in that area with that budget, maybe but probably not. (Caveat, I don't know what my other options would be there at that price).

The garden is great.

I don't like bungalow-type houses (though do like the slopey-roofed bedrooms). I don't like how spread out the ground floor is, with that rather characterless, flat-roofed extension tacked onto the back, (the extension has a sense of office or hospital about it, ruining the back line of an otherwise nicely-shaped house).

I like spacious kitchen-diners, so would need to spend some money to achieve that. The kitchen would be ok in a small house, a terrace but looks pokey here. The units are tolerable but I don't like those brown tiles, or the elaborately sharp-cornered worksurfaces. The whole thing would be coming out, being re-modelled and re-designed to taste.

The cream bathroom tiles create a worn, grubby look. The bathrooms are well enough equipped but unnattractive.

Generally, it looks like it needs re-decorating and upgrading throughout, to become a 'nice' home (IMO, to my taste). That will add a lot to the cost.

I like the bookshelves.

Pelleas · 02/07/2020 22:28

The garden would be too big for me, I'm afraid. I'd view it if it wasn't in 1.7 acres!

MessyBess · 02/07/2020 22:29

It’s really nice. Very spacious, I love the shape of the front room.

ureterr1blemuriel · 02/07/2020 22:29

For the area, at that money the kitchen is too small and you cannot knock through to the dining room as there’s a bathroom in the way. You’d have to go into the reception room and spend another £30/40k minimum.

It is nice though but wouldn’t be for me. We’ve recently bought at a similar cost and a large kitchen/breaksfast room was at the top of my list.

Mummyshark2018 · 02/07/2020 22:30

No. Overpriced and needs complete redecoration. Garden is lovely though. Too expensive for rural Suffolk.

Miljea · 02/07/2020 22:30

But, again, the price reflects 'proximity 😬 to London'.

If you now WFH, does that matter?

TooTiredTodayOk · 02/07/2020 22:31

The annex needs a re-jig, there only appears to be a toilet in there - you have to walk from the 'bedroom' through a reception room, utility room and kitchen to get to the nearest bathroom - and that bathroom is really odd, stuck between the kitchen and dining room.

I'd want the whole back of the house knocked through and completely rearranged.

innitbloodysuper · 02/07/2020 22:31

I live in a tiny house, and can only dream about having that much money to spend. But even if I did, that particular house would be a no. The kitchen is too small and it requires a lot of modernisation. Perhaps I'm skewed as I'm in the north and you would get a lot more for that kind of money here, but I'd want my dream home for that price, which I don't see here.

EnglishRain · 02/07/2020 22:32

@Miljea the commute to London from there is pretty bad to be honest.

SarahAndQuack · 02/07/2020 22:32

God, no! Where I am that'd be maybe 350 max, depending on area.

But if we leave aside price - I'd definitely not rule it out. I think selling a house with an amount of land is always going to be tricky, because people just looking for a house will be put off, and people looking for a smallholding will be frustrated. But someone will want it! I think ideally get the agent to put 'house with paddock' in the title description.

For me what would sell it is the position and the view from the garden - that's lovely. The bland decor doesn't do much, but is also a plus in that it'd be an easy blank canvas.

RedCatBlueCat · 02/07/2020 22:32

No. Some very unusual shaped rooms. Tiny kitchen. Dont know how we'd use the ground floor extension. Very bottom heavy.
Looks awesome from the front and the gardens are massive.

XiCi · 02/07/2020 22:33

I wouldn't view it, even at half the listing price. Its just so plain and bland with no interesting features. Most of rooms seem tiny or just have a very odd layout. Theres just nothing interesting or inviting about the house that would make me want to see it. Even the huge garden just looks so plain, so much potential there to have made it look fantastic to potential buyers.

Lonecatwithkitten · 02/07/2020 22:34

My parents bought an almost identical house in a village 3 villages the other side of the A314 20 years ago. 18 years ago the pulled down the higgle piggle flat roof section and built a two storey extension creating a matching gable end. This gave a big kitchen dinner, office utility, garden room and garage with a master suite over the top. They are arguably a more desirable village and they were valued by two agents at this price last year - they have similar amount of land including the paddock.

MolyHolyGuacamole · 02/07/2020 22:34

I didn't see a single shower. Are there only baths? I wouldn't view for that alone, otherwise it's lovely

Shmithecat2 · 02/07/2020 22:35

No. It's a lovely house but the kitchen is too small for the house and I have a dislike for the chalet style windows in the bedrooms - I'm tall and the lack of head height does not work for me.

weepingwillow22 · 02/07/2020 22:36

It looks quite dated with a target audience of early retirees. Parts of the house (bathrooms) have been modernised but not to a very high standard which makes to hard to know whether to upgeade them. The plot size is tricky, too big for most retirees to manage but too small for a smallholding or paddock. I moved from Suffolk a few years ago and certainly back then you could get more for your money in the location.

Yerroblemom1923 · 02/07/2020 22:36

The outdoor space is lovely but that's where the appeal ends. I prefer country style, wooden cupboards, cabinets, natural floorboards etc to fit in with it being in the countryside. Looks too "modern" but not present day modern eg awash with grey For many the kitchen is the focal point of a home so to have a photo that either doesn't do it justice or makes it seem small won't help sell it. I'd lose one of the many sitting rooms and extend kitchen if possible.

TinnedPearsForPudding · 02/07/2020 22:36

The floor plan mentions "annex potential", what does this mean?

merryhouse · 02/07/2020 22:37

Kitchen's far too small.

Downstairs layout is weird - why is the bathroom so far away from the designated bedroom?

Upstairs you have two bedrooms sharing a little shower room while the master suite has a massive bathroom.

Toddlerteaplease · 02/07/2020 22:38

Yes. It's lovely! I'd move in as it is.
