Judge my rightmove listing please - no viewings!

So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

I don't know Ashton, so is that road a busy road and is it in the 'better' area around there, can you walk safely to shops/playground I wasn't sure from the street view? I think for northern 2 bed terrace it looks nice inside, albeit small, although no dimensions on plan, but couldn't see any storage downstairs for coats/shoes etc and I would personally prefer a vestibule rather than lounge straight to outside, but I get that other houses may also be the same.

Omg I didn't even realise that it was listed as a kitchen - diner and 2 double bedrooms!
I'm off to have a word with my agent...
The second bedroom could have a single bed in and be a very very small bedroom - but double - definitely not.

My brutal opinion is it looks very dark. The view from the back doesn't look that appealing either and the photo seems rushed. The garden looks like it needs tidying up.

It’s made to look even darker beacuse you can see that every light is on.

Definitely have them retaken.

I've had to chase the viewings for feedback as well myself.
Only one came back to me and she said decoratively it was the nicest property they'd viewed and they'd viewed a few. The pictures really don't do it justice. It looks garish in the bedroom but the green wall is very dark and understated but as the room is so large it looks lovely. When I saw the pictures of the bedroom I was like - Eurgh!!

It looks like it's a neat house from the exterior, but the photo of the exterior makes it look slanted and a bit weird.

I'd hide the cart in the kitchen that has food etc on it, as it just sort of screams "not enough cupboard space"

I would tidy the back garden, and have the photo taken out of an upstairs window, rather than where it has been taken from. The poor angle makes the garden look really crunched up.

Also all the photos have been taken on a really grey day. So the outside ones look dull and even the inside ones, you can see grey through the windows.

I would do the following...

Take out the green shrubs/trees at the front of the house. Just keep the side bushes. It will frame the house better and move the bin from the photo.

Remove the shoes stand/clutter in the corner of the living room it makes it seem that yoh lack storage.

Possibly paint the master bedroom white. I like the green. In fact I love colour but it's easier for people to see the possibilities and make the room look bigger for sellers if its white.

Tidy up the back garden.

It’s the price I’m afraid. I’m relatively familiar with that area and absolutely no way has there been a nearly 30% increase since 2020.

Is there anyway you can remove the black stuff you’ve done to the kitchen? Sorry to say I think it looked in much better condition then, really bright and fresh throughout.

Honestly I think the green wall looks fine & not garish. Not exactly to my taste as I don’t particularly like green but that’s just personal preference and in no way would it put me off your property. And I love the colour of the feature wall in your living room so I would be focusing on that if I was buying in your area/budget.

Where do you eat?
Does bed 2 fit a standard single bed in?

It looks to be on a road between 2 places. That would put me off if I didn't know the area.

I'm not put off by the decor. I wouldn't have viewed due to stuff you can't change (front door and stairs in living room). I would try and do something to imorove the garden.

I agree the photos from the previous sale make it look far nicer.
You need a major declutter. I know it's irrational but seeing the cat tree in the bedroom really puts me off! But really it's been on for less than 2 weeks in a very slow market, maybe chill a bit and see what happens in the next couple of weeks.

I was coming to comment about the kitchen diner too, definately no dining. This is what would put me off (as well as front door into lounge). I hate eating off my lap, would need a breakfast bar or small dining table.

Garden could definately do with a tidy up.

So honest feedback - the first exterior photo is a little depressing - I'd hide the bins, take that hanging ball thing down, perhaps paint the door, some pots to add some colour, maybe a nice sign or number on the wall. Make it look "prettier". And definitely declutter - especially your bedroom and the bathroom. A cheap plain lino in the kitchen would also make it a bit fresher looking. I think everyone is right though, the photos aren't doing it any favours.

It looks lovely but if I was a buyer I wouldn't have expected the price to increase since 2020. I don't think anyone would not look at or buy a house that is in the right location and right size for them because of wall colours.

You would from Feb 2020 -that was pre pandemic and before any uplift in prices

How long are you tied in with Yopa for? Their photos, valuation and description are a bit shit. Find a local agent who can market it better and swap.

Nothing wrong with your house at all, just the agent.

Prefer the current decor though - it used to look a bit too neutral & boring.

It looks nicely decorated but photos make it look really gloomy so I would definitely advise having those redone. Lights on in every photo adds to the feeling that there would be no natural light in the house, it’s an instant put off for me. I would remove the outdoor photos entirely, the first just looks like a view over wasteland, I am sure in spring/summer it looks pretty but nothing appealing about that view in the winter. The back garden pics again doesn’t look like a nice space, jet wash the decking and get some cheap flowering pots from homebargains to add some colour, pull the weeds etc. It’s also as others have pointed out wrongly described. I would ask the agent to completely redo your sales brochure

the market is just generally very quiet though, there are 3 houses currently for sale in the Village I live in, they usually sell within days/weeks but it’s been months and I know that 2 of the sellers haven’t even had viewings yet.

I’ve looked at the earlier photos online, too. First of all, your photos are truly dreadful in comparison, and definitely don’t show the house in its best light (lit.) Unless I’ve got the wrong house, it’s gone from light, bright cohesive decoration to dark, mismatched and frankly gloomy. The garden/decking looks uncared for and bleak. It’s not selling itself at all.Sorry to be so negative. Your first aim is to get people through the door so you do need the photos redoing! That’s relatively easy but it won’t guarantee interest. Could you go all in and do some limited redecoration to increase interest? With a small house I’d always go for a limited, repeated 3 colour palette (grounded on the big ticket items, like sofas that you can’t easily change) with a minor ‘golden thread’ accent colour/item running through all the rooms to connect them and improve flow. It sounds a bit 🤪but it’s an easy formula and means you don’t have to do much or spend £££. Good luck

No room sizes listed, better daytime photos are needed it feels very dim in there. Back garden could look much better with a bit of work, and yes I'd get rid of the green do something with wall behind bed perhaps.
Not sure about price, shows you bought for a lot less in 2020, and from photos not much has changed so as a buyer I guess I'd be making sure worth the uplift.

Agree that you should get photos done in daylight - will look much brighter and more inviting. I can't see any room dimensions either?
