Judge my rightmove listing please - no viewings!

So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

You do need better photos: Remove all freestanding crates, they highlight lack of storage. Get rid of evidence of pets. Make everything as neutral as poss: bedding, towel/bathmat, and take the stuff off the high kitchen cupboards. Pop some spring flowers in your pots out back and get rid of that bit of ivy; maybe put some bright cushions on the garden chairs.

It looks like a lovely home and the agent hasn't done it justice; mind you it's amazing how many Rightmove listings have poor photos. I think a toilet seat left up is one of the worst things I've seen.

You are missing the room dimensions, stuff about gas central heating etc.. The photos are a bit odd. Your house looks lovely though but I'd question the price..

I really like it, the only things which would put me off are the random photo of a field (which in that state looks more like a wasteland than a nice view). The garden could be made to look lovely. I’m also not keen on the mattress on the floor, I know it’s a ‘thing’ but subconsciously I think it makes me think there’s not enough room for a proper bed.

it looks to me like all you’ve done since you bought it is paint the kitchen cupboards and decorate, Which for such a price hike would out me off

agree with pp the photos when you bought it are much nicer brighter etc

The first photo of the outside of the house makes it look like the windows in and above the front door are boarded up. Having looked closer I can see that's not the case, but it's another example of why the photos aren't great.

The earlier listing from when you bought it shows a lot lighter and less full house, so I can see why you bought it.

Are you able to take a bedroom photo yourself and post it here to show us how you see the room?

I think with the cost of properties and mortgages nowadays, a lot of people are skipping the size of your house and are just saving up for longer and going straight for what was typically people's "second" house purchase.

You’re right about the front picture, looking up isn’t great.
Suggest it’s taken facing straight on to the front door. I do understand you’re on a hill.

The internal pictures need professional lighting, your ones are, tbh, a bit crap and give the impression the house is a bit dark and gloomy. Your agent needs to retake them with better lighting, or he can digitally readjust the ones already taken. He ll need a decent photographer though. ( we found this problem with our house photos )

The rear photo taken again looking up into land behind doesn’t do you any favours and I would delete.

Yes I would get rid of the green and paint white to reflect more light into the room.

If he works on the photos removing that creamy dull veil over everything the house will look lighter and brighter and hence more inviting.

I think the price is inline with others

I found it on Google Streetview. While I think the house is a bit expensive for its size, the interior looks fine to me (though the back garden would look a lot better in summer with a few flowers 😀), so perhaps what is putting people off is its position?

It appears to be in the middle of nowhere - no shops nearby - your short row of houses have pavement outside but then it runs out at both ends. So you'd be risking your life trying to walk along the road - even if the speed limit's 30mph. I see there's a bus stop nearby - are the buses frequent? Do they run late?
I'd imagine that some first time buyers would be put off as they'd anticipate needing a car at all times.

Oooh your house is lovely!

I agree - pictures on a bright sunny day without the big light on would help.

I personally dont love the garden pic - looks slippy. Is there a better angle it could be taken of?

The garden looks drab and the fence woodwork could do with a spruce up, inside is lovely . Price would put me off too, sorry .

I think the house looks lovely but the photos do it no justice. Also it looks like you have open views to the front and access to open walks which us a great selling point. There is no description at all...very basic. I think a better estate agent would do a better job. Did you get a few quotes ? Have all local prices increased so much since you bought it ?

1st kitchen photo makes it look dark and windowless, put the other one first.

Where do you store your toddlers clothes?

I'd add a shot of the garden from the back door as you can see steps from the toddler room window - be good to reconcile that

Get rid of the conifers at the front - far too crowded there.

No floorplan? If there is I couldn’t find it.

the photos are rubbish of what is a beautifully decorated house - get them redone with better angles.

Ultimately it comes down to price.

I would paint the main bedroom entirely white including the wall paper, it looks very cluttered and busy

i think the view out the back over the land is a bit depressing

if you have time paint the front door a vibrant welcoming yellow

The thing that jumped out to me is it’s had a lot of owners so suggests it’s not somewhere people stay long.

Also think it’s price, it looks like a nice house tbh. You’re along for a lot more than you paid for it in 2020.

In terms of curb appeal, look at the neighbour's house, with the red front door for comparison. It looks brighter and more appealing because it hasn't got bins there (looks like they're on the pavement) and the bright coloured door.

This is meant kindly 😀 The initial impression of bedroom and bathroom is that it is cluttered. Clutter gives the impression of not much space.
clear your dressing table and the stuff on the flooor.
Clear the bathroom window sill and the clutter on the basin.

Lazy photographer!

Electric toothbrush in bathroom, cat bowls in kitchen, something on sofa (rug?) makes it look lopsided

I know none of this matters and people should be able to see past it, but it's important to show a property at its best

I think £165K is more realistic.

I think the photos could be ordered better, eg, both kitchen photos together (eg, photos 4 and 5, rather photo 4 and photo 6).
The photos could also be brighter and the angles used in some looks odd, too.

The bulbs in the lounge look odd hanging down and make it feel unfinished as they look like basic bare bulbs, although I'm sure they're actually fancier than that in real life.

I like the green in the main bedroom 💚 but the tiny camp style bed in the 2nd bedroom makes it look smaller than it probably is.

No sizes on the room plan would put me off.

I know it's common for terraced houses, so it may not be an issue for those interested in this type of property, but the lack of toilet downstairs and the lack of offroad parking would put me off, as would having no entrance hall and walking directly into the lounge.

Its the price, offers over 180k, on a property like yours in not the price point that you can do offers over, what is the lowest you can go and then put it 10-15k above.

The rooms all look gloomy and the photos really need re doing.

Also its the price, looking at the local area there are houses a lot cheaper, has the local area really increased by 30% as all that you have done is paint the rooms, you have not changed the kitchen and bathrooms, I could understand a price increase of 30% if you had done them,
