Judge my rightmove listing please - no viewings!

So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

Well ‘ random photo of the field at the back - why is that there and why is it the 4th photo? ‘….
different strokes for different folks, I thought ‘ oh that’s good, an open view at the back!’ Although I think I would have taken a shot without the barbed wire and captioned it .

Price aside as I don't know the area and these are all being really really picky

  • Are they the estate agents keys on the sofa and umbrella at the door? There also looks to be something down the side of the sofa where the keys are (tissue/sock?). All makes it look like you didn't know the agent was coming sorry which can then lead people to think it's a rental which can then put some people off as whilst a lot of renters are fabulous, some don't treat the house with respect.

Personally I would remove any evidence of a) the cat and b) the child unless it's stuff in their bedroom.

Kitchen, can you remove the cork mats that are on the countertop and similarly the mat/coaster in the living room - and as someone said the food storage as that does scream no room! I'd also get the stuff off the windowsill.

Living room, are there three rugs? I'd go with one as looks like something on the floor is being hidden.

Bedroom, declutter, the original picture had a bed and an empty dressing table, I would aim for the same look. No boxes of stuff, laundry baskets , ring light, 2 perhaps a couple of nice bottles on the dressing table.

Bathroom - remove stuff from windowsill. Get rid of towels, ether replace with hotel type ones or just remove totally. The bathmat isn't going to be in the bathroom when you have people round so get rid. The close up of your toothbrush is awful, that's the photographer of course - can that plastic thing come off the wall?

Not much to go on and yes the photos are drab.

What I personally don't like is the front, those conifers are too near the house and need to be trimmed to a hedge size to hide the bins or taken out altogether.

The back garden needs the wood to be given a lick of Ronseal.

The green wall does need to go but really there is nothing wrong with your home it just looks drab because of the lighting.

It looks gloomy and sad because of the poor lighting and photos.

the floorplan has the up and down arrows the wrong way and the exit from stairs on first floor is wrong side of house you need room dimensions
can you even take better photos yourself using highest possible resolution and send them to agent ( throw toys etc in a box or move to another room for photo move it back and repeat in each room)
redo blurb so it doesn't lie about second bedroom dining kitchen and most bathrooms are small so just say family bathroom with shower over bath
even buy a tub of flowering daffodils for back garden photo,

I would suggest:

Change your duvet cover to a plain one, it's fighting with the wallpaper. Or get a plain bedspread, and a new photo.

Show your single room with an actual single bed in it, not just a child's cot.

The other photos are much better from when you bought it. I would consider painting some walls to make it look lighter. I know people can read measurements on listings but the rooms look so much bigger in the earlier photos.

When agent takes photo of one side of room, move things you don't want on the photo from the other side over, maybe like the cat tower in your bedroom as it's understandable you can't get rid of these things and probably don't have anywhere to hide them. Just a suggestion.

I don't think house prices have increased by 30% since 2020 and that is how much more you are asking for your house. I wouldn't pay that.

I really like it. I'd buy it for those views alone! The only criticism I would have is that the main bedroom looks a bit cluttered so you can't really see the space. Maybe shove a lot of stuff in a cupboard and have that photo re-taken.

It looks really nice. If I was a viewer I guess i'd be questioning why the price has increased so much in 3 years, and also why is being sold so soon after buying. In a mid-terrace when someone is selling so soon I immediately think "noisy neighbours".

After 2 weeks it's not the price. Pictures are ok too - two weeks is not a long time! (I'm a surveyor btw). I'm not keen on cheaper agents like YOPA and would have gone with a more traditional agent as they tend to earn their money in chasing the chain etc but if you're otherwise happy with them then stay with them. Also check your contract - you might be tied in as sole agent for (eg) 12 weeks. Good luck!

I’m not judging you as I much more of a clutter buck! But the piles or clutter in most rooms is screaming out this house is too small for normal every day life.

It looks really nice but I agree with PPs that the photos are poor and should be retaken. Also tidy up the garden and put something bright in it.

The listing isn't great. There is no room by room description and no room dimensions. For size it just says "ask agent" and if I were shortlisting houses to view, I'd probably skip any that said that. I want all the information upfront.

The small kitchen and the wasteland out the back would put me off
I would never buy a house that backs onto nothing - you never know what will end up there

Imagine you were the going to look at the house for the first time what advice would you give. Maybe put some flowers in the sitting room and bake some bread and brew some coffee. I know when I was selling my house I kept the place spotless ( not saying you are not) but I would definitely do something with the decking paint it maybe.

Having Yopa as the estate agent will put a lot of people off. Try a local agent.

Also it looks really dim and gloomy but you can tell its a loved home. New photos are needed to make it seem brighter and also remove some of the clutter in the corners and especially the trolley thing in the kitchen. That looks like there is not enough storage.

I don't like the decor, but it wouldn't put me off. The lights on in all photos implies it's dark. The photos are very bad; why show barbed wire? The only thing that may put buyers off is the decking.

I know it's not been sunny recently but having all the lights on in the photos makes it look like a dark house inside. Room dimensions needed.

It looks drab and cluttered
pictures are awful and agent should have done a lot better
the stuff stacked on top of the cabinets and pet bowls are off putting - they should have been moved
towels hanging in the bathroom - move them out of the way
smooth the bed covers
stain the wooden stuff in the garden, add planters and make it look lively
front - the trees look over powering and don’t add to kerb appeal
you can’t change the room sizes but you can present it better
if replace the toddler bed with a normal bed as it suggest the room is so small you can’t fit anything larger in

Better photos will help but usually it's the price. That's a huge increase from 2020, what's the justication other than time (that would be my first thought as a potential buyer)?

Dimensions of second room would be nice. Can you extend into the attic?

And yes, reduce the price.

No measurements on the floor plan or in the description. Why do they need to describe the bathroom as small. How tiered is the garden? You can see steps from the 2nd bedroom so I’m guessing very!

the view picture isn’t great and it’s plonked in the middle. View seems to be a big selling point but the picture is meh.

I think it looks like a lovely house. Not decorated to my taste but that never bothers me as I take the view that I would just decorate if I bought it. Maybe that's why mine isn't shifting!
