missed the banned thread, too, but been having computer problems..

cue big meltdown moment on phone yesterday to dh at work when he tried to guide me through "fixing" the computer
anyhow, we appear to be back up now, so actually getting some work one [shock}

ohhh, i fancy a drinkie in south ken (does it have bars as well as have musems then...blimey) will check dh is in the country and hopefully add my name to the list.

just had a letter from my vendors' solicitor demanding exchange and completion by 12th October and saying there is a potentially higher offer on the table.

my tenants aren't moving out till 30th november so i can't complete until then.

i knew this would happen. my bloody buyer has caused so much delay by taking 3 months to get her mortgage sorted out adn my solicitor said not to serve notice on my tenants until that was confirmed.

this is a nightmare within a nightmare......

make sure your solicitors deal with it paddle - don't deal with the vendor directly, it's a big mistake. Offer exchange on 12th and completion by 30th Nov at latest and check with your tenants if they can be out earlier - you never know it may suit them... or offer to pay your tenants move costs if they leave earlier (if you can afford it).

oops, i may have just told the agent that the vendor can stuff off if she thinks she's going to intimidate me! at least the agent has confirmed there is no other offer that they are aware of.

i'll exchange whenever but it's my buyer who's the problem.

tenants can't go earlier than 30th. no money to give them any incentive and doubt my buyer would either as she's buying HA so clearly not minted.

Paddle, the people we bought our house from were demanding to complete by a certain date otherwise they would withdraw from the sale. We said there was no way we could complete then it would have to be a couple of weeks later but lo and behold, they didn't pull out! A lot of people try this on but then don't seem to follow through on it!

Paddle, do you think your seller is panicking about a pending downturn in the market and is afraid that if you don'tbuy it now she/he will get less money for it later? Not that that helps you any. On the other hand if the market does go down, then you'll get another place for a better deal so not the end of the world.

pc - lol at you telling vendor to stuff off! Go girl. I remember when we brought our house, it was due to the fact that they didn't want to move for 6 months which suited us. When it came to exchange/completion they were the first to rush us through. The funniest thing was the Estate Agent tried to ring me and I told him in no uncertain terms where to go. He rang my solicitor and said he couldn't deal with me due to my "attitude". My solicitor turned round and said that if he was anything like all the estate agents he has to deal with, he was not surprised I had an attitude. lol

okay, west london style gurus. I need your help:

I am going to a Casino Royale Black Tie do next Wednesday evening.

I have a gorgeous Saba black dress which would be perfect except it's a tiddly bit big these days. I can't find a bra to wear under it as it has very skinny straps. Even a strapless won't work as it's scoop cut under the arms and the bra shows.

Q1: Anyone know anyone who could cut and re-stich the straps so it "wears" higher?

Alternatively I have an Episode red silk shift dress with a small split and just above the knee. Bought in '97 but not really dated. No bra issue here.

To go with said dresses I have the most amazing embroidered bottle green velvet coat with a fake fur collar. I adore it, I've worn it twice!

Q2: Can I possible wear this bottle green coat over a red dress?

the kitten heel moss green round toe shoes will go fine with the black but not with the red.

Q3: has anyone got a size 6(ish) gorgeous, low heeled, uber chic and ultra comfortable pair of black shoes I could borrow?!

Q4: evening bag too! i seem unable to locate mine. big enough for travel card, lippy, phone and small wallet.

pc - it's so easy to re-stitch the straps - I could do it in 5 minutes. I could even take it in for you.

However, based on my opinion, every ball/black tie do I go to every woman wears black. Make a statement I say (to go with your lovely new figure) and wear red.

But the offer is there to take up the straps for you....

Sorry I have size 2 feet so can't help!

the black is definately more sexy tho and i've got shoes for that one!

I have a vintage black suede bag with glitzy handle and clasp thing. It even has a matching broach and clip earrings (though they are probably a little garish). I'll dig it out if you want to pop over perhaps when your mums here to babysit. You're welcome to borrow.

Am tempted to ditch the party aand meet you guys on Saturday. It is a 4th b'day for a little girl who lives in our road. We barely know her and her mum had to ask me what dd's name was in order to write the invite, so I'm not really sure why dd has been invited. Plus I have to take ds along with me as dh is busy so will spend the whole time chasing after him.

I'm sorry to say to all you Portuguese and Mexican patriots, but I think Red and green in October will look like a Chritmas statement just tad out of season. So, I would with black. Besides black is slimming so you will look aven thinner (not that you need to).
