House has been on with another agent since the summer, now re-listed early November with another one. Comments welcome!

It looks nicely presented and appealing from the front. The garden puts me off as it's clearly a family home but the garden is quite small/has no grass. So basically it's the price.

The bathrooms look quite small and looks like another 4 bed 2 bath property similar to yours sold for £358,000 in the area so probably the price.

TBH it’s always the price!

The property market is a struggle right now, it may purely be down to the fact it’s a bad time to be buying/selling.

its not bad, a nicely presented house, but the garden does not give a family vibe, more of an older non-child garden.

I can’t see anything really wrong with it. I could pick holes about it being more neutral etc etc, but it won’t be the reason it’s not selling. It could just be that the economy is awful and people have been waiting for the budget, or the price is not competitive. Given that it’s a recent build are there any new build estates in the area that might be attracting buyers who would be interested in this type of house?

it’s a totally fine house. You could move in and hang your clothes up
it doesn’t look wow - no highlighting of any features in the pictures But its well presented
bathroom looks a bit meh tho
garden - is there no grass at the back?
ultimately it will be price

The house itself is beautifully presented. The issues as I see it, only space for 1 car in front of the garage and most people don't park their car in a garage these days, it is usually used for storage. Plus it is a blind pull out onto what is effectively a footpath that no doubt lots of people us, dog walkers, kids,

For me knowing someone who lives overlooking the green the noise from children playing right outside your house, the passageway leading to the green also being next to your house can be problematic. Noise in the day from children playing games, teens potentially at night.

The back garden is also not really family friendly.

Which of the houses in the image is your house? It's not clear at all.

It's a lovely house, for that price the garden is far too small for me.

The price seems quite high but I've not lived in Swindon for a few years now so I'm not sure whether they've gone up.

From the first photo it’s not obvious which of the two houses it is.
the open land at the front makes me wonder if more houses might be built on it.
the photos are jumbled up, reorder so that all the same room ones come after each other.
no idea why there’s a photo of a practically empty room (the blue walls one!). Is that a bedroom?
the garden is unpractical for families and ultimately it’s a family home.
Label the photos to match the room descriptions on the floor plan, it’s not clear where some of them are eg is the room you’ve got as a study the “family room” or one of the upstairs bedrooms?
No built in storage in bedrooms.
no utility room in a 4bed house might put people off
whats the arrangement for management of the driveway and access road - is it private or public?
add your council tax band to the listing.
parking looks like it could be tricky if you’ve more than one car but the photo doesn’t show the full width of the driveway.

Minor in the grand scheme of things but I would be put off by the agent's use of SHOUTY CAPITALS telling me it is ESSENTIAL VIEWING that is OFF THE ROAD. I'd ask them to tone that right down

From my point of view...

From the very first pic it's unclear what you're buying. It could be any of those three houses in the picture. It's not until you click much further through the images that you find out which one it is.

The blue room looks a bit empty and unloved - could you put a bed in there and make it a proper bedroom?

Other than that, it's clean, tidy, neutrally decorated and in move-in condition.

Make all the walls neutral That blue hits you right in the face as you scroll down the photos and the feature wall in aubergine in the bedroom needs to go.

It’s a nice house. One could pick jokes about neutral colours needed, no grass in garden and im sure a few other things but the only thing I think is the first photo needs to be really clear which house it is. It’s the market and the economy. In the area I live people just stay on the market until they sell but they’re aren’t a lot of estate houses

And looking at what’s sold nearby recently from that link yours is overpriced.

Would you be comfortable sharing when you bought it for and for how much?

Oh here’s me thinking it’s a very very neutral house (except for the blue hallway and the fake brick wall!) I fear I will have to paint our whole house white when we move, can’t believe people actually want that?!

It’s fine OP and if, as I assume, that green space is a recreational community space, not going to be built on, then that’s wonderful for a family and the garden isn’t such an issue.

Price unfortunately!

Needs complete redecoration; garden isn't likely to appeal to many; price competes with nicer properties in the area.
