House not selling / help! (With listing)

House has been on with another agent since the summer, now re-listed early November with another one. Comments welcome!

Yes Dave, I absolutely cannot allow the children to run around the house, its got Barlycorn coloured carpet. Shudder

Its obvious which house it is so not sure how people are confused about that

I would like to see a picture of the actual access to the garage though

A house with a view is off putting to me as you dont know what they're going to do with the land, no matter how much assurance is given about land being protected etc

But ultimately it will be the price, theres nothing wrong with it

It’s lovely. Ignore the people saying it needs redecorating, all white everywhere would put others off and how people can’t look past a blue wall is beyond me.

i imagine the garden is putting people off, if i was looking in your area I would be keen to book a viewing until i got to the garden photos.
then it’d be a no for me, the landscaping makes it look smaller than it is and, for me it’s already too small for a 4 bed home.
grass where the stones are would help but I’d still want a bigger garden so probably wouldn’t book a viewing as I’d know it wasn’t for us.

so on that basis, I think it’s the price.

To me it's unclear from first picture which house is the one for sale. From looking at others pictures I can guess, but there shouldn't be guess work involved.

And the garden- it's a family home, so potentially young children who this wouldn't suit. We did buy a similar house, but was well priced so we had space in budget to re do garden

I think it’s a lovely home. But the questions I would have are ( sorry if I’ve missed it): what is the council tax band, are there estate management fees, what covenants are there, is the green space out front protected from development, what is that culvert in pic 21 - is there a stream running under or near the property?

House looks fine. However street view shows getting in and out of the drive is a real PITA.
Reversing out of there, then down the close a bit into the next turning point, with all the parked cars, is enough to put people off.

In the real world people dont actually want a garden to maintain, I dont think the garden is likely to cause problems. Its just the price

Well maybe the fish ponds, you would have to do something with that as they take maintenance.

I see what you mean also doesnt show from that street view picture whether you can fit 2 cars on the drive in front of the garage, the car is sort of hanging onto the pavement

What a nasty pile on this thread has become. OP has asked for opinions as to why her house isn't selling, not for a subjective assassination of her taste. The furniture, I presume, doesn't come with the house, and doesn't everyone decorate to suite their personal preferences once they move in? It's the location and layout that matter, not the colour of the duvet covers ffs.

I mean I actually like the paint colours as it happens (I am a bit surprised by how many people hate the blue - it's not a really offensive colour is it? Does everyone else just have white walls?)

But in any case I would always expect to redecorate. That's not something that stops someone buying a house in reality

Lovely house, chuckling at someone thinking it looks 'dated' (but I am old). I doubt if the garden would put sensible buyers off - so it probably comes down to price, and time of year. I doubt if you will get many viewings in next few weeks before Xmas.

I'm surprised that nobody has said that it's a complete reno job/a doer-upper/needs modernisation/you could buy a castle in nowhereshire for half of that/if only it was in ...

OP my neighbours house hasn’t sold because of the back garden. No grass. I think the photos are terrible. I also think it needs decorating.

I can’t understand why your agent decided to take photos of several house fronts for the first photo, it’s immediately confusing which one the listing relates to. The expanse of grass photo makes no sense either? Are they trying to trick the buyer into believing there is a massive garden?

I don't think it has become a pile-on. Lots have said it is well-presented but with quite a punchy price, so you are selling a lifestyle and that isn't happening here. It is dated and every room seems full of Oak Furniture land goods, which does give it a dated feel which could be off-putting even though people aren't buying the furniture. The shade of blue used is very bright/basic and not inviting. The bathrooms are incredibly stark, but not in a modern way. Sorry, I know that's a bit rude/harsh, but I think it may put people off if others at a similar price are better done.

Also, the view from the French doors in the sitting room is of the side of a house and looks to be very close which to me spoils what would otherwise be a nice feature in a house that doesn't have many features, really. I'm not being rude - I have exactly the same in my playroom and it does spoil it for me every time I'm in there. I'm always thinking of doing something with my own garden to improve it somewhat but cba - don't know if that is an option for you though?

I do think if it's a high-end price you're after you have to sell the dream more.

The 'offers over £' would make me and have in the past scroll by even if the property had great kerb appeal and was in my price range.

I like the garden! It's nicely designed and low-maintenance. No grass to cut. Kids can definitely play out there and the pictures clearly show there is acres of grass across the road for that sort of play.

Many families with kids who are 9 or 10 or older and are past the "playing in the garden" stage would be looking for that sort of space where there is still plenty of space for sitting outside or having a bbq in the summer.
