A totally white house would need complete redecoration. Most people assume they’ll need to decorate to their own tastes don’t they? It’s highly unlikely someone will find a great house that’s already perfectly decorated to their taste. It’s not like the house needs replastering.

Hi OP, I actually live in the area. With so many new builds popping up you must have a lot of competition (Tadpole etc.), plus it’s a crap market and what would out me off is the lack of proper garden. I think if you took it off market and spend a few grand sprucing it up/neutralising it/turfing you’d get a lot more interest. So basically - as always - it comes down to price. 450k is expensive for Swindon. You can get a lot more for your money in the P’s and in this economy people will forego a nicer area like red house/oakhurst if it means their money stretches further IMO.

It’s overpriced basically.

Gardens small, land in front could become more houses in what will already be an over crowded estate or a haven for teen hang outs and all that entails.

Pathway down the side to said land could also be annoying as you can end up with anti social behaviour. Also the pond is have to fill it in and that’s effort before letting children enjoy what garden there is, it would be a bottom of list job that had to come top of list.

also rendered houses need paining often or they start to look neglected so constant maintenance on that.

Its beautiful and lovely location. In all honesty I work in the industry and its been SLOW since summer when the tit bits r e budget started. We've basically written off nov/dec now and expect a glut in the new year. I'd say either dont reduce yet or take off and relist in the new year,

The first picture is lovely: a pretty Georgian-style-symmetric house overlooking what looks like an idyllic village green. But the sort of person who wants that wouldn't be too keen on your back garden.

The garden is far too small for a 4 bed. Only one reception, I would be expecting 2 reception rooms.

Completely agree! Nothing puts me off more than something freshly decorated with new kitchen and bathroom that aren’t to my taste. I’d much rather something like this place where everything is fine and if I want to I can put my own touch on it without destroying something that has clearly just been changed.

That being said, the garden is what would put me off as it is clearly invested in, but to a specific taste.

That being said, I love how you are off a road with that little lane and have the view of the field (curious what’s beyond it? More greenery? Or is it a small field and then housing?)

It’s a really nice place and from the listing sounds like a great location! I might worry about possible development on the field though.

Am increase in £100k if that’s right just looks overpriced and grabby - especially for a house thats starting to look dated - looks like you haven’t spent anything on it (other than the garden) looks to be original floors, bathroom and kitchen etc

the garden is off putting - it’s a family home with 4 beds but the garden is most certainly not family friendly

os that a public footpath by the house?

what are the chances of the public open side to the front eventually being built on that’s also a concern

My view is the house is very badly marketed. The first picture should be a close up of your house only. The picture of the field should be at the back. I would think that's more a deterent than attribute. Lack of privacy, noise of kids playing in front, and the path? Where does it lead too? My first thought is too many people passing by, security worries.

The pictures could be better angled so the rooms look bigger. Finally the garden. The most likely buyers of a 4 bedroom house in what looks like a residential area will be parents with kids. Your garden is not appealing to these buyers and therefore takes away the largest chunk of the market.

This alone will significantly impact on the price, so you need to consider if you want to redo the garden.

I was in the exact same situation. Our buyer (after 7 months on the market and only over a handful of viewers) planned to totally redo.our garden. We lowered the asking price by £50k to make it competitive to take this in consideration.

Personally, I think the decor is fine and and easily solved if it's not to your taste. Sticking points for me-big house but single garage. Back garden small and not child friendly or gardener friendly. I do love a cottage garden flower bed.
You might have noisy kids playing football on the grass out front. Some people would love that, some not so much.
So sadly, price.

I think the price is right for the house size, location and views etc but it's dated, and most will be adding a renovation cost on top of that.

It’s fine OP and if, as I assume, that green space is a recreational community space, not going to be built on, then that’s wonderful for a family and the garden isn’t such an issue.

Price unfortunately!

Yet on another similar thread where the OP is asking the same question she is being told her house is too white and needs colour…… no matter how you decorate your house it will always be wrong on here.

It's nicely presented so if you have had no interest it must be very overpriced. Ask the agent to be completely honest with you and ask what price it will actually sell at. This may be a lot lower than you think.

I think the path, open space might be an issue, or would be for me due to ASB. Garden is small and I'd also want to check the nature of the neighbours, so if all owned, social, as newer builds are often a mixture and again could be an issue for some.

I would like to look over a green but would worry it could be developed on, the garden is far too small but some people like that.
