House has been on with another agent since the summer, now re-listed early November with another one. Comments welcome!

We're not in Wiltshire, but Worcestershire, and I think prices are comparable. We're currently looking to buy in that kind of price bracket, so I get notifications for lots of similar properties. The main reasons I wouldn't consider your property, lovely though it looks, is down to limited parking, no front garden, no utility and small back garden. I immediately discount any property where parking could be an issue. Been there, done that. At the end of the day, at the right price it would sell.

I would rip the kitchen and bathrooms out and the garden doesn’t look family friendly

but that’s just my taste

so ultimately it comes down to price.

Personally I wouldn't consider it with that grassed area out the front. I woul see it as attractive for anti social behaviour and dog walkers letting their dogs crap everywhere.

Having said that we are all different and others may see the green space as a bonus

Personally, I don’t like the vast green out front. Makes me feel nervous about coming home late or my child walking home in the dark. Not much you can do about that though

It looks very 80s inside.
Can you put plain white duvet covers on all the beds?

And the sitting room looks rather dated and a bit like an old folks home.

It's a nice house but terrible market at the moment. 2 neighbours have had their homes up both over 6-9 months.

Unless it's not overpriced (no idea about yours), they are just not going anywhere.

I don’t know what the market is doing there but off the top of my head from pic 1 I don’t know which house it is. There’s nothing ‘nice’ in that I mean no facial point, nice pictures on walls etc. it’s bland (I know people say to depersonalise a house but too ‘’blank canvass’ looks unloved / rental to me.

i don’t understand the garden- is the massive patch of grass yours or a future building site?

Completely agree with this. I don’t understand the posters saying it is ready to move in. It’s a full repaint and new carpets at the absolute minimum. Kitchens and bathrooms are outdated and expensive to upgrade. The styling is pretty average. I guarantee people are adding up the cost of the updates in their heads.

What a nasty pile on this thread has become. OP has asked for opinions as to why her house isn't selling, not for a subjective assassination of her taste. The furniture, I presume, doesn't come with the house, and doesn't everyone decorate to suite their personal preferences once they move in? It's the location and layout that matter, not the colour of the duvet covers ffs.

I thought the garden was great, low maintenance and ideal for bbq and sitting out having coffee.

i hate gardening though and my children are over 10, wouldn’t have played out after 12 just hung out in the garden & this is such a nice place to hang out

First picture is awful, which house is it? You have to flick through the other pictures to work it out.
I wouldn’t buy it because of the garden as I have a DS that loves playing football. It’s not clear where your drive way is, I assume you don’t use the front door?

Gardens small, land in front could become more houses in what will already be an over crowded estate or a haven for teen hang outs and all that entails.

Pathway down the side to said land could also be annoying as you can end up with anti social behaviour. Also the pond is have to fill it in and that’s effort before letting children enjoy what garden there is, it would be a bottom of list job that had to come top of list.

also rendered houses need paining often or they start to look neglected so constant maintenance on that.

Your floor plan depicts the front down stairs windows beside the friont door inaccurately.
It's a roomy and tidy home with a logical and useful floorplan including all that one needs and it is in a great position close by green playing space.

Where is access to public transport?

Can two cars park on the property outside of the garage? Where do you keep your bins?

If I were picky ...
I would want to see more neutral colours in living rooms and no carpet in bathrooms.
A greener back yard with a wooden table and seating for six might appeal to families or someone with a dog.
If the garden is overlooked, the umbrella perhaps could be large white and open. Would poles planted with Hops give more privacy and shade?
Could you swap out the four gravel squares for turf?
Is the water feature too large?

Price needs to reflect that the buyer would want to paint and replace some flooring and adapt garden to suit their own needs.

It has to be the price, coupled with how much it would take to fix the garden. And I really wouldn’t like that path running down the side of the house.

Weirdly, what I noticed was that there are no bookshelves or really any storage units apart from for clothes. It makes the bedrooms look too small, as if you couldn’t fit that sort of thing in.

It’s a slow market. A friend has had hers on since early summer and only just sold.

I like your house, but can see some things that could put me off if I was being picky. Like I prefer a greener garden. But you will find a buyer eventually, it will just take a while.

Also the laundry, or lack there of.
Is it in the garage?

Could a buyer place a trough and washing machine under the clock along the garden fence? The sink could be useful with a BBQ nearby?? Could a buyer imagine where a laundry could go? Where is your clothes line?

I think you need to make the blue room more appealing, it doesn’t have look fairly unloved from the photo.

The garden would also put me off. I have a pet hate of slate chipping a being used in large areas of the garden and whilst I do like ponds, yours doesn’t look very attractive in the photos avd a pond may put off a lot of buyers wirh young DC.

Dated decor all over means that a potential buyer with different taste would have to spend money and months of their spare time if they don’t outsource to redecorate. Not everyone is up for that.

A green in front is a no-no.

Almost no garden to speak of.

You are being unrealistic with asking for offers over £450k. There are more appealing four bed detached houses in your area that are cheaper.
