House has been on with another agent since the summer, now re-listed early November with another one. Comments welcome!

The first thought I had was if any more houses could / would be built on the green space in front.

If a house isn't selling it's almost always down to the price.

It's also fairly irrelevant that some people like it - unless they are the same people looking for a house of OP's size, in the same location, and with a budget that means they can afford to buy it...

Yes it's always the price.

It's not the decor tho - the decor isn't so hideous that it's driving down the price. The price is determined by size, location etc not a perfectly normal colour of paint that some people would like and some people wouldn't

TimeForATerf · 29/11/2025 15:15

My first thought, will they be taking the fish! We bought our house with a pond, I love cold water fish but with very young children we insisted they took the fish as we intended to fill in the pond. Six months later we emptied the pond and found four fish living quite happily on whatever was living in the water.

Those bloody fish lived another 5 or 6 years in a tank in my hallway.

BIossomtoes · 29/11/2025 15:20

It would be the garden for me if I had small children. There’s nowhere for them to play.

Theresabatinmykitchen · 29/11/2025 15:41

MadKittenWoman · 29/11/2025 13:25

I would never buy a new build but if I had to I wouldn't be spending 1/2 a million on a place with no personality and no proper garden (and my house is worth more than twice that).

You do know no one cares what a random on the internet house is worth don’t you? How is that at all relevant to the OP?

But they're both linked - I don't understand why you can't see that.

OP is asking for 450k.
If replacing two bathrooms, re-doing the garden and re-painting the house is going to come to 50k, then a family with a top-end budget of 450k are not going to buy a house that then needs 50k spending on it.

The fact that the decor isn't "hideous" is irrelevant - it's still going to cost money to replace it and therefore the price needs to come down to allow for that.

I don't know why you can't see that not everyone agrees with you that all of those things need replacing...

hehehesorry · 29/11/2025 12:51

It's close enough to 500k that disliking an ugly carpeted bathroom isn't privileged, it looks like a care home and doesn't have a garden for a huge amount of money considering it's a 3 bed without a utility or a real garden. They could atleast tart it up a little bit considering that.

That's just downright rude.

I never said everyone had to agree with me, plus it's not really relevant anyway.

OP is the one who can't sell her house - so either she needs to spend money making it more appealing to her target market or reduce the price so that the house is more affordable to more people.

TheBroonOneAndTheWhiteOne · 29/11/2025 15:53

I don't think people can imagine what a house will look like with their own furniture in it.

It's not like the seller is going to leave all their stuff behind when they move!
Oak Furnitureland or otherwise.

Why do people think the bathrooms are carpeted? It's obviously lino or tiles.

Theresabatinmykitchen · 29/11/2025 15:41

It was to meant to show that some people who could afford it if they sold their own house wouldn't buy it because of the work that would need doing. The decor wouldn't bother me as I can see past that, nor would the 'dated' kitchen and bathrooms. I also don't mind the green at the front. However, the lack of any interesting features together with the weird paved garden would put me off even if the size didn't. The OP could maybe improve the staging by adding some plants and soft furnishings to make it look more homely and adding some planters to the garden to make it greener, then getting the photos redone.Did you have a go at the person with a 900k house too?

It's not just that. It's the rude and obnoxious comments on what is a very neutrally decorated house. It might be a valid point if every wall was woodchip wallpaper, which is a bugger to remove. Or every ceiling was swirly artex. Or all of the windows were bright pink uPVC or something. Things that would deter 90% of buyers and would definitely result in a price reduction.

There are many posters on here who just relish the opportunity to slag off someone else's house.

MadKittenWoman · 29/11/2025 16:43

The OP has asked why her house is not selling. People are telling her why. They are not being mean for the sake of it. They are bring honest. People need a reason to want to live there and for the price it is poorly presented by the photos. She needs to add value by staging it properly so it looks attractive and homely. People need to imagine themselves living there. The main issue, for me, is the garden. If she can't or doesn't want to get part of it turfed, then she can use planting to make it greener.

PropertyTaxExpert · 29/11/2025 17:02

@MadKittenWoman , it's not selling because it's the wrong time of year for selling. Who wants to go looking at houses less than a month before Christmas?

It's not slagging off to say that that much bright paint will put people off. That's days worth of work and multiple coats of paint to cover all that. It's making the house look smaller as well. If you had two similar houses and one had neutral walls and one didn't, which one are you more drawn to?

If it's not that big a deal for a buyer to paint over it, then op can do it and get the photos done again.

With that garden at that price, the house needs a hand. Or she could drop the price.

PropertyTaxExpert · 29/11/2025 17:22

@Sterlingrose ,she could do all the things suggested but she can't change that it's a dead time of year for selling houses.

Yeah. But it's not helping.

Periperi2025 · 29/11/2025 17:26

I think it's well presented, so it's all about the price.

PropertyTaxExpert · 29/11/2025 17:27

If nobody's looking, nobody is looking, @Sterlingrose . If someone is keen to move, they'll not be basing their decision on a lick of paint, and OP and her family are living there.

Twinkylightsg · 29/11/2025 17:27

Spent some time searching rightmove and most other houses in that price range are much nicer than yours. More modernised and just look more new with proper gardens.

Even ones that were cheaper. So I am assuming the price is wrong. Your house is nice but not worth the price you have listed at.

Either wait it out as I know people who were in same position as you but took them up to 2 years to get the price they wanted. Or reduce it and get it sold faster.

Helpwithdivorce · 29/11/2025 17:37

Bedrooms 3 and 4 are very small. Normally you only get one office sized room but here there are 2 which can’t really be used as bedrooms.
There is absolutely no parking.
The garden is horrible. Nowhere to play and doesn’t actually even look pleasant to sit in.
The field out the front would bother me. Who owns it? What is it used for? Can it be built on? Do loads of screaming kids decent on it every weekend to play football etc?
Lots of negatives and also the price is probably too high in my opinion

That depends whether you just see it as a "lick of paint" or two new bathrooms and a new garden as well.

I don't disagree. The spring would be better and give time to improve the staging and and the photos.

mathanxiety · 29/11/2025 17:55

Is it just my phone, or are the map.and satellite view showing the wrong house? I had to move both to identify the house.
