I like the garden! It's nicely designed and low-maintenance. No grass to cut. Kids can definitely play out there and the pictures clearly show there is acres of grass across the road for that sort of play.

Many families with kids who are 9 or 10 or older and are past the "playing in the garden" stage would be looking for that sort of space where there is still plenty of space for sitting outside or having a bbq in the summer.

Yes - my kids are 7 and 9 and I would definitely consider this garden. I would probably put something like a table tennis table in the back and then use the grass over the road for football/other ball games

So far we've had the home isnt livable as it is, a house next door 'spoils a room', dated, Oakfurnitureland furniture cluttering up the house (unforgivable and definitely means you shouldnt buy this house)

No wonder there are families up and down the country with unrealistic expectations about how to actually live in a house and enjoy it, but no, theres just nothing out there to buy.

"Bathrooms need replacing" FFS, no they don't, they aren't exactly fucked or leaking or falling apart. No wonder the planet is on fire, the way we just chuck shit out the moment it's not brand spanking new and on trend.

I disagree because I am pretty sure the vast majority on this thread are not FTBs & their views are not reflective of the vast majority of homebuyers.

You always see posters saying they wouldn’t consider a house without a downstairs toilet & yet millions of these exist or a lack of off street parking, again millions of homes like this.

The negative opinions about the green space opposite are nuts; it's a no-no (no!), it's a magnet for ASB, it might get built on!

The only alternative to somewhere that "might get built on (despite assurances that it won't be)" is somewhere that's already been built on!

There is nothing wrong with the property except the price.

Everyone has mentioned the price, which could well be true, especially if you are competing with brand new houses in the same style which will have the full builders guarantee etc. (We had this issue with my mum's house).

Inside - I think it looks a bit dated. The wooden kitchen cabinets are not what most people are looking for in a modern house. The empty blue room could do with staging, and taking out the old fashioned things that remain in there. I would also repaint in a lighter colour if you can. Also repaint the purple wall in one of the other bedrooms, and change the purple and brown curtains for lighter, brighter ones.

Apart from that, it's a 3 bedroom house which you could reasonably expect to appeal to a young family, especially with that lovely open outlook and access to it, but the garden is just not child friendly so there is nowhere for young children to play safely with minimal supervision. I think that is the main thing that is putting people off.

Absolute rubbish. A house with a park or green space opposite attracts a premium.

I asked Google "is a house opposite a green more expensive. It says:

"Yes, a house opposite a park is often more expensive due to the desirability of the location"

And because I know someone will argue the toss over that I then asked "is a house opposite a green a bad thing" . Here's the answer to that:

"A house opposite a green space is generally considered a highly desirable feature due to benefits like increased property value"

Absolutely agree with all of this. Do people really, really only consider buying houses which are 100% to their taste in terms of decor, bathroom and kitchen? Or buy new kitchens/bathrooms to be installed the day they move in?

Or are most people in the real world buying a property based on other factors such as location, size of property, layout, school catchment area etc. Accepting that decor is not what they would have chosen but changing it over time. Living with a kitchen which isn't their choice but only changing it when it's past its best. Same with bathrooms.

@SheinIsShite , you forgot budget. It was the biggest factor for me.

The comments are on things like the house looks like it has good light levels, looks to be in a good condition structurally, has somewhere to park, doesn't have a tricky layout, ground floor with steps between them etc.

Oh no, let's focus on the paint colours.

It's close enough to 500k that disliking an ugly carpeted bathroom isn't privileged, it looks like a care home and doesn't have a garden for a huge amount of money considering it's a 3 bed without a utility or a real garden. They could atleast tart it up a little bit considering that.

Of course not - but they do factor those things into their budget and plan to spend less on the purchase as a result.

I would never buy a new build but if I had to I wouldn't be spending 1/2 a million on a place with no personality and no proper garden (and my house is worth more than twice that).

This is nonsense and you are the one showing privilege and a lack of realism by claiming that the only reason people can't afford housing is their 'unrealistic' expectations. That is delusional on your part and reminds me of the 'just cancel Netflix' comments. I doubt this thread is peopled by those in that situation and the property is not going to appeal to ftb so it's completely irrelevant.

I made the comment about Oak Furniture land, and, while it was a bit snide and not very constructive, I was (clearly I think) making the point that it didn't help the property appear aspirational. Others had said it was expensive for the area and I was taking their word for it.

But aren't you basically always doing this, is the point? A house is never going to be 100% to your taste unless you did it yourself.

If you are picky about decor, you are always going to need to budget for changes.

Most people live with it for a while and do it bit by bit.

Sometimes you find you like something more than you expect to after living with it for a while, too. I didn't love the paint colour in our reception rooms - white, ironically! - but having put up a load of art, actually it looks fine and I will wait longer to replace

I think it's over priced.

The garden is really not good for a family house and the price should reflect that.

Some of the decor is dated and all that bright paint will be a nightmare to cover. The blue hallway looks pretty cramped. If i had 450k to spend id look elsewhere.

Lovely house. If you get the photos redone at any point then the empty room needs styling. I can’t work out if the office furniture is upstairs or is in the family room, but the office should be upstairs and the family room dressed with a settee and tv or similar. Ignore all the dated comments! And someone said it would take 3 coats of paint to cover the walls! So what? Re the price, other 4 bed detacheds are similarly priced and yours has the advantage of a nice outlook, others on the estate are jammed in. Hope you get some success soon.

But OP is wondering why her home isn't selling - and the answer is because it needs work doing and people aren't going to pay her asking price on top of the amount they'll also need to spend on new bathrooms and decor.

But it doesn't need work doing! It just isn't to your taste.

Some people would like it as it is, some people wouldn't. There isn't anything in the photos that is so awful that it needs fixing

If a house isn't selling it's almost always down to the price.

It's also fairly irrelevant that some people like it - unless they are the same people looking for a house of OP's size, in the same location, and with a budget that means they can afford to buy it...
