Hoping that the talk tonight has gone as well as it could do. I'm not sure that he's going to want to listen to the things you want to say, though, it's probably more about making sure you are back in your box where you belong and toeing the line again. The first one may still come available if the first person applying withdraws or doesn't pass the checks or something, so still worth applying if you didn't do so already.

OP I know you don't think you have enough for a deposit for the property you like, but have you spoken to a mortgage broker? They might be able to find a product that could let you purchase.

WRT to the house, I would just ensure that it’s in catchment to the secondary school. You can check on the school website. Seeing kids in uniform doesn’t guarantee this. Around here, quite a few people try and get their kids into non catchment schools. Excluding siblings only 2 from my dd’s year were successful when historically there had been no issue.
