Should have maybe changed the title, however, I can't think of ANY SANE REASON why they would install doors leading out to my garden if they weren't planning on using it??

I would speak to them first, armed with whatever documents you have which prove that the garden is yours.

Will you be there when the builders come back? Cos I would tell them to stop work immediately until this can be sorted.

I know they need planning permission (don't want to say why as it could be outing) but I don't see how they could ever have obtained it for something like this?

Also would I not have received a letter from the planning dept to inform me?

If you are sure you have title to the garden as well as following up on the planning permission put a 6 foot high fence on your perimeter so their doors open straight in to the fence.

What a bizarre set up, to have your garden in front of someone else's kitchen (I know you didn't make it this way). I think you need to speak to them first. For one thing their builders need to come and make good your garden and dispose of any rubbish.

Also you can ask the neighbours their plans for using these doors, and are they aware they have contravened planning regulations.

Your neighbours are being ridiculous. Of course you should report them. I wouldn't discuss it with them first, just call the council and ask about it.

If they have in fact done this to gain access to your garden, I'd take great pleasure in installing a fence right on your boundary inches away from their new doors. Obviously not high enough to block light but say four feet high so in effect, their new doors are as effective as a window and their access is blocked.

Yes I have proof that the garden is mine! If they had wanted to put in a little balcony or something (even though it's on the ground floor but still) I wouldn't actually have minded if they'd come and asked me. This is all totally out of the blue!!

Start off gently,. Tell them that they obviously don't realise but it is in fact YOUR garden. Then start screeching depending on what their reply is. And yes, report them. AND make them pay for the clearing up of the mess in your garden.

Speak to council to ensure you facts are correct, then speak to neighbours.
Make sure builders are aware it's your garden and they don't have permission to be using for access or any other matter.
Then build a fence to make sure they don't use your garden, it sounds like they will ignore anything you say if they haven't bothered to check what they are/ aren't able to do with the property.

I don't see why them changing a window for a door needs planning , just because they're putting a door in doesn't mean they intend to go into the garden and I doubt you would be allowed to put a fence directly in front of their door / window . I'd keep a bit calmer and then go round and remind them that the garden is private for your use .

I've actually just recently purchased the flat from my old landlord so have all the deeds/ boundaries etc fresh in my mind. Typical that this should happen just as I become the owner!!

Cannot find any planning application or approval online. I know if I report them they'll get a hefty fine, however, it's not my fault that they are completely ignorant to the law!

I think I'm going to go round and see how they react. If they're dicks about it I'll report.
