Work out how to use voice recording on your phone and switch it on if they do try to confront you. It's perfectly legal in England & Wales to record someone without their knowledge and such recordings can be used in court cases (if it comes to that) at the judge's discretion. The CFNs will probably try to fob you off with blatant lies then later deny having done so. It will be useful to have a record of what they said.

Sorry, I've not posted about it. My CFNs have set up a caravan in our shared communal drying ground (belongs to six houses) for people to drink and smoke pot in all hours.

All of the posters calling me a dick or acting like legal eagles are talking out of your arses. If you ever go through a messy civil procedure like a divorce or a land/financial dispute it thickens your skin and gives you the ability to be light hearted about things like this or go mad or both.

I thought I was actually being helpful to prepare OP for some of the challenges she might face rather another self gratifying echo or a 'placemarker'.

Land disputes are never completely black and white. Most land was originally sold caveat emptor which means buyer beware. You can have 'your land' taken away if new or historical evidence arises or even if someone makes a good enough argument to a judge. This isn't school you can't go to teacher and get your lunch money back from the class bully with one word.

It is not possible to 'steal' land it was there long before we were all born and will be there long after we return to it. I didn't sneak into my neighbours house and nick money out of their purses. I acted legally and maybe a bit like an asshole in order to claim assets that were worth considerable amounts of money. If you get your heads out of your own arses you might see that there could be a little bit of a CFN in you too Wink

In my limited experience, we had to get full planning to swap windows and French doors and vv (we wanted to move the opening into our garden into the living room). However a friend recommended we simply do the work and then apply for retrospective permission as once the work is done planners rarely decline permission. I would make absolutely clear to the planners that you are 100% against this (even put it in writing) particularly with reference to land ownership and that this would be trespassing etc.

I know our circumstances were different but I was shocked at how blase people were!

Only just seen this, can't RTFT at 40 pages so, OP I wouldn't say to go round there, but defo report and YY their builders have to clear your garden and leave it in the same condition it was before they started work.

Will try to RTFT, if RL doesn't need much time.

If I was the CFN and the building wasn't listed than I would probably have done something similar because it's easier to ask for forgiveness than to ask for permission and access to the courtyard could significantly increase the value of my home so might be worth the cheeky risk.

If you were my CFN, you would find your doors chained shut.
