We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

You're launching at a reasonable time just as the school holidays are coming to an end and while the weather is still good so people will be trying to find their new home in this sweet spot between start of the new school year and the Christmas holidays when everything grinds to a halt.

we launched our property at the other high point in the calendar, which was May when the spring makes everything look bright and people want to move in before Christmas. We had a poor start (wrong agent, sluggish service and wrong house valuation). Since we changed to a new agent they've been doing a great job and we've had a few viewings. We have one today, so we'll see what happens.

we're hoping to move to a new build that won't be ready until summer next year, so heavenknows what we'll do if they want a quick sale! It's the risk you take, you can't guarantee anything, including which buyer you get and how motivated and organised they are (some people are not!)

I can empathise with those emotions, and I'll add trepidation and stoicism, you just have to go with the flow, some stuff is completely outside our control! I do want to wake up and we are magically in our new home and all the hassle is over.

Ohhh I'll join. Getting my house listed for beginning of September. Photos are booked in to been done next week, so getting the last bits sorted over the weekend ready.
Never sold a house before, so it feels a bit stressful. I imagine quite the anti climax once the house is on right move and you're just waiting to hear if you get any viewings
Housing market round here seems to still be fairly stable for now, no onwards chain houses seem to be going the quickest and luckily I don't need to buy my next house yet, so hoping I don't need to wait around too long.

Wrong agent is concerning me already too, we are using a friend but they’re not local to us. We shall have to wait and see. Have you reduced your price with new agent?

I don't need an onwards purchase yet as I'm moving in with my partner, so my sale will be the end of a chain, so could be quite quick if I get first time buyers, but obviously I may end up at the end of a very long chain

Personally I've gone for very beginning of September to try catch those back from summer holidays, but early enough for those who might want to get in for Christmas potentially. Estate agent said it wasn't a bad idea in my case as it's a house that would be aimed more at families who would be unlikely to look over summer holidays, but I imagine it depends who your likely buyers are. If it is a 1 bedroom flat I imagine less impacted by summer holidays

We’ve just received our draft brochure and realised we forgot to move some stuff out of the lounge so one of the photos looks a mess with the washing airer, hanging cables and toys all in view. Not the vibe we were going for! Have asked for that to be deleted, but otherwise looking good I think.

@sbplanetare you debating whether to wait until after bank holiday? We had the same thought but decided we will just go for it and get live ASAP.

I hope it's straight forward but you never know I guess. I think the worrying part is if it doesn't get any decent offers over September or October, it'll quieten down over the winter

One of the slight dilemmas is who the property is aimed at, but the description will be fairly non-specific. A 3 bed house but not huge, so might be family, downsizers, professionals and so on. @getmemoved So I'm thinking the beginning of September, the market is picking up, and there needs to be somewhere for us to go as well. :)

@getmemoved yes we did get our house revalued and the price they suggested was absolutely in line with what we believe it's worth. The previous agent notoriously overvalues. They arent a bad agency normally, they have a strong reputation locally but in fairness our property is a bit niche and quirky and they didn't know what to do with it.

we have had 3 times the number of viewings with the new EA. They cover the global market - apparently we had some interest from .Australia, I did chuckle at that but hey ho.

will keep you posted on the viewing. It seems too good to be true. They have a completed chain and now keen to find their next property. Will remain to be seen if it is indeed a fully complete chain.... EAs have a habit of bending the facts 😁

Well, we are now officially on Rightmove… let’s see what happens now. It’s been an hour and I’m already impatient for a viewing, this doesn’t bode well for my experience of this whole process does it?!

Haha good luck. I'm also prone to feeling inpatient so I think it's going to be a testing time for me also once I'm on the market properly
Are you going to wait until you have an offer before looking for properties to move to or are you already looking?

Oh gosh that's really awful for you and your family @getmemoved most important thing is for you all to get better. Hopefully the viewers are happy to wait a few days more.

re our viewing, it went well, we weren't there during the viewing, the EA walked them round and we quietly sat on a bench on the village grass area over the road out of sight. They were talking to the EA quite a while. Positive feedback, but they are also looking at other properties in the area, so who knows 🤷‍♀️

heard nothing today from the agent.... now I do my normal trick of ruminating and flip flopping between being positive and thinking they'll say "sorry we've found somewhere else..." eeeek!

I’m looking forward to properties coming on the market. I’m desperately looking to buy and there’s nothing new coming on, I’m hoping listings jump up as soon as the bank holiday is out of the way. I listed mine in June, should be completing next month, but was too nervous to get going on making offers in case it fell through and now can’t find anywhere. Going into a rental so not an issue but would really like to get the buying process going.
