Anyone just listing and want to join a support thread?

We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

Don't be too hard on yourself if it takes a little longer than you expect. It can all seem so overwhelming when you've got a lot to do before it's ready for listing.
One of the things I did to keep myself motivated and try to contain some of the feelings of overwhelm, I wrote a big master list of all the things that needed to be done and then had a mini list of stuff I wanted to do within the next week after work and over the weekend. It felt good to tick stuff off and the weekly list stopped me from focussing too much on the whole thing and not knowing what to get done

In a late 90s new build (my first house) and hoping to move in the next 2-3 years.

Big news here… we had our second viewing today and they offered full asking price before leaving!

Completey flabbergasted it’s happened so quickly, and feeling all the emotions right now.

Highly recommend checking the agent’s listing before letting it go live, we made quite a few changes to ours @Frostiesandmilk

Just listed. Had 12 viewings so far, no offers as yet. Feeling a bit deflated but keeping fingers crossed. Looking to downsize as I’m in a 4 bed , former family home but just me here now.
Lots of positive feedback so hoping I just get the one who wants to offer.
I’ve seen something I like , but obviously can’t progress at the moment.

A downstairs loo and actual grass in my garden, and plants. Currently with fake grass after previous owners ruined a fairly mature garden 4-5 years ago, including ripping out a small tree. Have got a lot of pots going on at the moment!

Lounge a bit small and garden. Great location, very complimentary of presentation and decor. My house has a very long front garden and parking for 3-4 cars , which is a big plus for some I suppose, but the back isn’t large.
one from last `Thursday seemed keen but is now away on holiday.
Only been on a week and these were first two viewing days , so trying to keep positive.

More power to you ! Really admire you having those skills, I hope it all works out for you. I never expected to be on my own in my 50s, I was mortgage free and looking forward to easier times, now hoiked up to a big mortgage , another reason for wanting to move.

Yup. Basically. And in my ciffee breaks when I'm wfh. For example yesterday in my breaks I frog taped around the skirting in the downstairs loo, marked up the new wooden counter to cut and caulked in a ply wood panel I put in at the weekend.

That room is one of the big ones and when it's done it'll be a huge relief. All the panelling had been ripped out. Exposed pipes. Missing floor. Ive had to reconstruct all the cabinetry.

I also have a deadline of end of July 2027 to get out sold because that's when the fixed term joint mortgage runs out. They won't give me a mortgage in this place by myself, I don't earn enough. And I'm not expecting ex to keep paying 50% indefinitely.
Anyway. Nearly at the fun bit with the loo. I can post some photos of before and after if anyone cares.

Chat gpt has been very helpful with breaking down the big jobs into smaller ones and cheering me on!

Is everybody moving relatively local to where they are now or are some of you relocating bigger distances?

Good luck with the 12 viewings. Something may still come off one of them. The market has only just picked back up after summer.

For me this is an emotional as well as a practical move. I bought my ex husband out of the house after 25 years married, sadly he died unexpectedly last year, we were still close as had a son together and we still got on ok on the whole. I was essentially his next of kin to all intents and purposes , so it fell to me to arrange his funeral and all his affairs . It was tough!
I’ve been here 23 years and I’m ready to strike out on my own and lose some of the less good memories ( though there are some happy ones too).
Please do share some pictures, would love to see them.

SE sadly - don't even ask how much the mortgage is! Hence keeping costs down by doing as much myself as possible.

Am hoping to paint and put all the panels back together in the next couple of days, so dull before and after by the weekend - i needed a deadline!

Although this is a taste of what I'm trying to conceal... (the wooden frame is the beginning of my vanity unit, constructed entirely from bed slats from a broken bed 😆 )

12 viewings in a week is incredible, no doubt you’ll get the right person through the door soon.

@Frostiesandmilkyes we have accepted the offer! We have offered a slightly cheeky price on another property and currently on tenterhooks waiting for a response.

@getmemoved thank you I really hope so . I’m waiting on a St Joseph statue coming in the post to bury in the garden ( Google it 😆 - it worked last time 🙏🏻)

I have put together a little shortlist of places we might like to buy, but not viewed anything - there's absolutely no point while we have had zero interest in our place. I'd just end up falling in love with something, but not be able to proceed.

Fortunately, quite a few of the properties on our shortlist don't seem to be shifting either! We know where we want to move to, and we'll go into rented if need be.

I am very envious of you folk with people queuing to view....or making asking price offers. It's just so frustrating having no-one interested in our house at all. Need to take an axe to our asking price, clearly.

It must be tough, giving up a house with so many memories. Ive never lived anywhere that long. I do understand the mixed feelings though. I've only been in this one four years, but the ghosts of hopes and memories - good and bad - haunt every room and fixture.

I’m joining because we anticipate putting ours on around mid October. I know it won’t be ideal timing but due to circumstances it has to be. No chain I hope will help and a bit of a doer-upper so will be priced realistically. We’re moving into an inherited property so a huge amount to do before listing.

I'm officially listed, the estate agents were super quick with getting the listing info and photos over to me for sign off. Didn't think I'd be on until the end of this week or beginning of next week. So now the anxious waiting game to see if anyone is interested arghhhh all the nervous energy

It's very demoralising, isn't it.

we have a viewing a week ago from people who have a completed chain. We went to all the effort of getting everything looking clean and tidy (which I know is part and parcel of selling a house, but since then we've heard nothing back,

I get that they are probably in the luxurious position of viewing lots of properties and taking their pick, but I think it's quite rude of them to ignore our EAs messages and email, asking for their feedback. They could at least say if our property is on their short list, or that they have ruled it out but thanks very much. The other thing at the moment is people buggering off on holiday in the midst of buying or selling and not bothering to let anyone know.

We're obviously continuing to market our house actively, but it's such an anticlimax.

We’re at thirteen weeks and three days with only five viewings. Currently the cheapest three bed in our area but people keep complaining about the size of the third bedroom (which is 3x2m so not a box room). We’ve just made it into a bedroom for our son and taken new photos so (unimaginative) people can see that you can fit a bed in there 🙄

I feel like we’re never going to sell and someone else is going to poach the house we want in the mean time.
