We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

One viewing next Thursday. Not amazing but better than nothing. I expect people will be making most of the last BH of the summer.

I’ve got three viewings to go to , one for a second time for a house I’ve lost my heart to. Very pretty but slightly impractical in a number of ways - obviously can’t make any offers till I see movement on mine.

We're getting ready to sell here. The person doing the floor plan comes on Thursday and then we need a high tide and sunshine for the photos.

We're moving 200 miles away, and there's a house we like on RightMove which has drawbacks like a small kitchen and only one bathroom but nothing money can't overcome! And if we should sell faster than we expect, we'll move into DC's recently bought house while they are working elsewhere on a contract.

We’ve listed with a new estate agent that we think will be much better, but nothing yet. Husband and I are so nervous about getting a buyer in good time so we don’t lose the house we’re trying to buy.

Are other houses in the area selling?

It's quite infuriating really. We can't take everything with us to the new place, we haven't used the stuff in years and they are far better with people who need them. Thankfully DH has finally unclenched and suggested I put a few things that have been cluttering up the garage for years onto Gumtree.

Gumtree is great for either selling or giving stuff away, but you get some right pains in there arse on there.

i had one bloke contact me about a couple of good quality branded suitcases that were in the loft. Annoying toad. He asked if they were still available. Went straight back, yes they are. The two days later, can I upload some more photos and what was my price for both suitcases. I told him what I was prepared to accept. 3 days later, will I accept x price (£3 less). I just ignored, time-waster.

Another 3 days later, could he come round to "have a look at them". No, sorry I don't want to sell them to you goodbye. Another week later "I'll come round this weekend and will give you the full price" . No what don't you understand about me not dealing with you. Blocked!!! I deleted the ad and have taken different photos and slightly adjusted the price and hopefully he'll leave me in peace. A combination of male entitlement and delusion!

I can't wait to be done with all the disruption and wasted energy of moving!

I hope the start of Sept brings everyone on this thread renewed energy and successful viewings.

Still silent my end. Been on the market for about a week now, was hoping to hear something in the first week. Might wait until end of next week and if no signs of interest drop the price a little

Well, yesterday we slashed the price by 6% <sits back and waits for stampede of eager houseviewers>

6% doesn"t really register now, unless the house is already very cheap? People are using the price tracking apps like PropertyLog etc. there are much bigger price drops out there, and the news today on mortgage approvals is pointing to asking prices still being way too high.

It's a £50k reduction, and takes us below a "threshold" so will hopefully appear on a few more searches.

OK, people will notice that, smart move in the present climate.

We had a call yesterday from our EA, viewing booked this Friday. Apparently a "cash buyer" taken with a massive barrow-load of salt but also someone with specific needs that our house can fulfil (related to accessibility).

cutting the grass for the first time in 2 months tomorrow. We've had a lot of rain and everything has started growing again. So hopefully it won't look brown and crispy like it did when the last lot did their viewing a few weeks ago.

our developer is playing silly b's with us, telling us porkies stretching the truth but we aren't taken in by them. Onwards and upward!

Slightly horrified by the mortgage rates currently. Anybody else getting the horrors?

The chap came today to make the floor plan. We're waiting on a sunny day with a high tide to take the pictures. But our house is waiting for a particular buyer to love it.

Our viewing went OK in that the EA said they told them "it's by far the nicest property Ive seen" (apparently they've been looking for ages). They asked what our position was and spent a lot of time looking round and asking lots of questions,

I doubt the person actually needs a 3-4 bedroom property. They live alone, they have a huge property with acres of land and wants to downsize, which they would be, if they bought our property but would it really be suitable for someone on their own ,,, It made me wonder why they would be interested in seeing it. Weird! I'm hoping to be proven wrong, but I bet they say "nope not suitable".

Keeping fingers crossed it sticks but…… I got a full asking price offer yesterday! Quite unexpected but pleased. Need to decide whether to offer on the niche property I’ve seen twice, it’s been on 9 weeks unsold, it’s not a family home and would be no good for anyone with mobility issues, so maybe only appeals to someone like me ( kids left home, middle aged).
Petrified about trying to move a 4 bed house I’ve been in for 23 years which is packed with stuff. No more new clothes or random interiors raids now !
The buyer hasn’t sold hers yet though ,so I imagine the other side of Xmas for the move.
maybe the St Joseph in the garden worked after all!
