We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

My friend came round on the premise on doing my hair just now and has basically told me my rooms are too cluttered 🤦🏻‍♀️ she’s right . It’s all lovely stuff ( white company , John Lewis etc) but too much ! Anyway we’ve boxed up loads of personal items ornaments and other stuff and it’s all going in the loft . Looks better already but very bare to my mind .

I get it - you will be happy in the future I am sure ! I am far happier than I ever was married albeit poorer ( huge mortgage like you- being older I had to shorten term). Another reason why I need to sell.

I’d love to join this thread! We’re on the market again after having our buyer pull out a week or so ago after almost 3 months. We’ve had one viewing on Monday and not heard back so not feeling like that’s going anywhere. We have a place we’re trying to buy with no onward chain and the vendor is willing to wait a few months but I’m so worried about finding another buyer in time and it all working out. I’m hoping that the market does pick up again in September as some of you have suggested. I don’t have any experience buying or selling as my husband bought the house before we met. It’s so incredibly stressful!

Its always so rude when buyers don't feed back, but Sometimes I get it that they just don't know what to say. "It just didnt feel like us" is not a valid reason, but its sometimes the real one!

Mind you, sometimes they really do have no imagination, as someone said above. I had a friend trying to sell and I pointed out he had way too much stuff everywhere- a tatty cardboard box of dog toys out, four pairs of walking boots in the downstairs loo, loads of bottles lined up on the top of the fridge, loads of stuff on the counters. It made it look like there wasn't enough storage. He gor very tetchy when this was pointed out "well I do actually have to live here at the same time".

I think those of us who have been through this before (or who had estate agents for parents as is my sad lot in life !) Know that you need to make your house totally sterile for the duration and try and keep it that was past the photos.
And he didnt even have kids! Pity those of us with adhd chaos demons! 😆

Yeah it is quite inconsiderate to just ignore the EA’s follow up completely. Like, as the vendor of course we’re wondering.

We have a little portal set up by the EA, and they always post feedback post-viewing (I say "always"....we've had precisely two viewings in two months!). Both times they commented on the steepness of the stairs, which is unfortunately not something we can change.

It's a chalet bungalow, so the EA seems to think it will appeal to downsizers/elderly....but not if they want to get to the main bedroom in the roof space! The people before us sold because they were getting too infirm to manage the stairs. I think the buyers will be "us, twenty years ago" - young family, needs lots of space and proximity to excellent schools. Just need to find them.

I'm hoping for a September bounce, but the EA reminded me the budget is coming in October, and people might wait and see what Andy B has in store for us.

Oh that portal for feedback sounds good. I haven't got anything like that from my estate agents as far as I'm aware

I really recommend taking photos of your rooms and asking Chat GPT how to improve them for listing your property. We ended up hiring a small storage unit as figured the cost would be worth the trade off if it meant a quicker sale!

Fortunately, I'm not a "clutter" fan anyway, but we did remove virtually everything for the photos, and I've tried not to put it all back again.

Such a good idea. Chat gpt has been my absolute hero work recomfiguring rooms, choosing colours, working out how to approach the DIY...
Its so helpful for choosing colours that aren't just magnolia and tie in with what I've already done, without being too extreme for potential buyers.

Although I am colour drenching the downstairs loo petrol blue!

We’re changing estate agent and I believe the listing is going live from Tuesday. Hopefully we have better luck. 🍀

We finally heard back from the EA about the viewing a week ago. All they received from the viewer was "not for us". That's it! I thought that was very dismissive but that's property buying and selling at the moment. Bloody brutal.

Yes, but DH is resisting strongly. He's such a hoarder of crap, he'll keep some useless plastic component because it might have a use one day. Times that by hundreds of widgets and stuff and you get a garage busting to the gunnels with clutter.

DH we are NOT an Amazon warehouse with limitless space .... on repeat!

We've nearly come to blows numerous times in the past few weeks. I'm very tempted to just throw stuff in the bin, but I know I'd feel really bad doing that to him. And breeeeeeeathe... 😞

My 12 yr old DD (autistic) is a terrible hoarder. Every pencil, little bit of tat, packaging, birthday cards, notes, drawing - all of it must be kept.
Ive created an AI prompt for her to plug into meta AI when she gets back from her dad's and see if she's a bit better at getting rid of stuff when its more under her control.
Ive done pretty well so far, several sinful and tip runs, yet somehow the house still feels very full.
Think im going to have to set the AI on my shit, too!

I'm just on the market. Got half way through trying to get the house ready and then had a family bereavement but have carried on on the basis that if I lose momentum now it will be another several years til I move.

I am looking to move somewhere bigger. I have put in the loft about 10 boxes worth of stuff, and dismantled some furniture and stored another 6 boxes at a relatives.

Not a peep from anyone and been on the market for a week. Wondering if I have priced it too high. I am prepared to drop the price if necessary, but not sure how long to keep it on before I conclude that.

I have made an offer on another place, and don't technically need to sell to buy but it will not be a pleasant cash flow situation if I don't sell.

Ask your EA but I wouldn't drop too quickly else you'll look desperate, check with them if there's anything else you could reasonably do, tell them to be honest. The market is supposed to be picking up post school hols, I've certainly noticed a few more coming onto market in the past few days.

my dad is like this! My parents have a double garage and it’s filled with stuff. My mum organised it once with isles but when he went to go and find something it was all a mess again. He’s retired and there’s a box of office shirts he doesn’t fit anymore 🤦‍♀️🤦‍♀️🤦‍♀️ I genuinely think mum would be doing them both a favour by chucking them out, even if she does it without him knowing.

My ADHD husband is a terrible hoarder and I’m an autistic minimalist. He was very happy to meet me and have all his things brutally sorted through and organised 😆
