We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

Keeping fingers crossed it sticks but…… I got a full asking price offer yesterday! Quite unexpected but pleased. Need to decide whether to offer on the niche property I’ve seen twice, it’s been on 9 weeks unsold, it’s not a family home and would be no good for anyone with mobility issues, so maybe only appeals to someone like me ( kids left home, middle aged).
Petrified about trying to move a 4 bed house I’ve been in for 23 years which is packed with stuff. No more new clothes or random interiors raids now !
The buyer hasn’t sold hers yet though ,so I imagine the other side of Xmas for the move.
maybe the St Joseph in the garden worked after all!

Do you have any concerns about being able to soft out as and when you may want or need to sell it yourself one day?

My question to @Alwayschillyatnight is - have you accepted your buyer's offer and are you going to withdraw your property from the market on that basis?

Normally someone who isnt proceedable wouldn't be able to make an offer until they have a buyer themselves.

In your situation I wouldn't take your property off active marketing until you're sure they have a completed chain, because it puts your property out of reach to a different buyer who is in a stronger position and proceedable. You could acknowledge their offer, but keep marketing. Otherwise you've got no guarantee they're putting pressure on their EA to get their side moving,

on your own purchase, you could lose credibility with your vendor if you make an offer on their house when your side is still so fragile, you'd be well-advised to hold off making any offer until you're actually proceedable, as they may reject it and it will put you in a weak negotiating position.

I think you've tagged the wrong person. Im not actively looking or on the market just yet. Got too much redecorating to do first. Im on this thread to keep me motivated and in the right mindset!

I think this is for me . I’ve not accepted the offer and I’m still marketing . Two viewings next week one of which has sold their property so may be a better bet .
The property I’m considering offering on has had no offers in a couple of months and they have a property to move into. Lots to look think about .

Following with interest. We’re thinking of moving from SW London to the Westcountry, but there’s not much activity in either market. There are three other houses for sale in our street which are similar to ours. Two have been for sale for over two years and haven’t shifted despite some big price drops. The other came on a couple of months ago and hasn’t sold yet. In the westcountry there are some extraordinary price drops - we saw a lovely village period property originally at £1.6m two years ago and now asking 850k - still no movement. It’s a buyer’s market! we had a viewing on Friday and didn’t hear back so worried it’s not turning into anything :( I called the EA today and she said they said they had more viewings lined up today, so makes sense if they were telling the truth. So worried though.

how do you all manage the house selling worries? My husband and I are finding it difficult to distract ourselves especially with our 1 year old.

We have a viewing scheduled for two weeks time… on my 40th birthday… so now I’m going to be kicked out of my house at 9.45 in the morning just for more people to say they don’t want it 🙄

it is an absolute head-twister this buying and selling. There is way too much for people to have to wrestle with, and have to get on with every day life. I have bought and sold several times, but I've never known it to be so broken. I can't even remember any of my previous transactions they were that uneventful.

Says something, doesn't it!

@daisychain01 absolutely . I think everyone is so fearful of the economic situation. I live in a relatively affluent area of the NW and the market is still pretty buoyant but there’s not much good quality stock in my opinion.
Also think that agents doesn’t do much for the whacking fees they get ! I work in a highly regulated industry , if I treated my clients like my agent does, I’d be out on my ear!

We got a mortgage just after the financial crisis in 2008 and up until Liz Truss in 2022 our rates, under various different deals, were never more than 2.5%. We had long stretches below 1%. So rates exceeding 6% seem very high by comparison. We were blessed to get our house paid off under these mortgage conditions that I don’t think will ever be repeated.

6.5% interest rate for mortgages is high in the context of the past 25 years. When I paid the bulk of my mortgage from 2000-2015 the rates were generally about 4-5%. But also 6.5% is more impactful now than years ago as obviously the figures involved are so much higher.

Putting my house on the market this month and absolutely cacking myself as I’ve never done it before!
Hoping I’ve watched enough Kirstie & Phil programmes to have a rough idea… 😆

Originally wanted it on the market in June but there was so much to do, it just wasn’t ready. Every room has now been done & 20 years worth of little jobs completed so we’re a go.

In a good position as we have already moved into a house (inheritance so no chain) and could get our house completely decluttered and staged for sale. Hoping for a first-time buyer so it’ll be relatively quick & straightforward.

EA gave us a decent and fair valuation, photos and video is happening tomorrow so should be on the market soon!!!!

One question - how did you find a good conveyancing solicitor? Have asked around but so many people have said theirs was a bit crap…

The agent tried to steer me down their in house conveyancing solution which is where they farm out the work and I imagine get a kick back . They use a portal type system and it get terrible trust pilot reviews so I decided to use a firm I used a while back and who dealt with my ex’s sale and purchase. She was originally recommended by someone else - so word of mouth is a good place to start.

Oh lord. Ill need to find a conveyancer and mortgage advisor again. I hate it, feels so stressful to rely so much money on someone and hope they do you right.

I agree with the comment that word of mouth is always the best way. Do you have anyone at work, or a neighbour or relative who has moved house who had a reasonable experience. Trial and error I'm afraid rather like EAs!

Glad you got it paid off, the unwind from those rates is going to be brutal for people still carrying large debts on their house.
