Room planning - impossible task?

I am looking at buying a house - I need to create an annex.

It needs a kitchenette/lounge, a bedroom and a bathroom (not shower)
I also need bike storage (6 adult bikes), a small gym (min 8 x 6) & work room

I have 2 spaces, 3m by 10m (which has a toilet about 6.3m from one end) & 5.2m by 5.2m

The bikes make most sense for the 5m space as it will be a converted garage, it then makes sense to put the gym behind, which leaves me with a 5 by 3.3 space plus the 3 x 10 corridor

Logically the other half of the garage is the workroom but that leaves bedroom storage very tight! & the lounge/kitchen tiny

I can use the big kitchen in the other part of the house if I need proper cooking stuff

I wonder if id be strong/coordinated enough

& apparently DH's bike could be stored on a bit of kit that turns it into an exercise bike! Thus reducing the number of pieces of gym equipment

Which cuts the bike storing bit down again

It's been complicated

Ok i had a real planning session with the family and we came up with this:

Shared utility, bathroom and boot room

And pretty much the ability to separate us from each other if needed

& I think with careful planning i can avoid knocking down the utility wall which will help pay for moving the loo!

Let's hope the drains run through the back garden

I feel like this is sub optimal for the family space tbh as their living space becomes quite small?

in any case, I think it would be better to separate completely if you can. Maybe switch boot room and bathroom and put the washer dryer in the new bathroom?

How would you get from the hall into our part of the house if there is a bathroom there?

They are considering a second lounge/snug upstairs

But it would move the plumbing less

Through the utility?

its just my feeling but I think you either have two separate spaces or you share a bit more!

so here you have a kitchenette but would it be better to keep a separate kitchen which you all use?

No we are sharing a kitchen now and it isnt working

So a corridor behind or in front of the bathroom to access our bedroom?

no I was thinking you would have lounge down to workroom to yourself with only the bike storage shared. This is based on the last picture you uploaded

then you would share the utility as that seems less contentious and that would be your access between the two parts

they would have downstairs loo and boot room where you currently have bathroom

And my bathroom would be? Am I missing something? I must be! Sorry tired I went on a big trip today

Sorry - if I could do pictures I would! Your bathroom would be where you put the boot room

So the bathroom would be off my kitchette and id walk through it to get to my bedroom/gym/workroom?

I see the boot room as a corridor anyway so walking through it would be fine but im notsure about walking through a bathroom

Id forgotten the outside door! Not ideal in a bathroom -

I guess the boot room has 3 doors on to it (lounge/outside/bedroom and an opening on the hall with hooks/benches and storage all over spilling out around the stairs and towards the bathroom door

Ideally a door near the outside wall for the kutchen and bedroom would be best but the bedroom/boot room wall is load bearing and there is already a door at the other side so...

So would the bathroom have 2 doors one fro the hall and one from my corridor?

Between the wc and the current utility is an exterior wall - it was the show house (i understand) so that little but was built extra

If its my bathroom I guess that works but that corriodor seems wasted space

Could the external door be moved a little further up so it’s in the lounge?

That would still have be walking through the bathroom to get to bed, wouldn't it?
