Room planning - impossible task?

I am looking at buying a house - I need to create an annex.

It needs a kitchenette/lounge, a bedroom and a bathroom (not shower)
I also need bike storage (6 adult bikes), a small gym (min 8 x 6) & work room

I have 2 spaces, 3m by 10m (which has a toilet about 6.3m from one end) & 5.2m by 5.2m

The bikes make most sense for the 5m space as it will be a converted garage, it then makes sense to put the gym behind, which leaves me with a 5 by 3.3 space plus the 3 x 10 corridor

Logically the other half of the garage is the workroom but that leaves bedroom storage very tight! & the lounge/kitchen tiny

I can use the big kitchen in the other part of the house if I need proper cooking stuff

So you are buying a house? But are going to live in a yet to be created annex?

The space you have available isn't big enough for what you want to do.

Yes it's probably unrealistic
I've got bedroom lounge and workroom in 20 x14 atm and thats not ideal either

I had a revelation over night, I think we can combine the gym with clothes storage!!

How much space for the bike storage maybe 2.2 deep and between 2.4 & 2.8 - maybe alternating forwards and backwards so the handlebars dont get tangled?

get a vertical bike stand and the bikes will take up less space

post a floor plan if you want advice on the rest.

I have from the kitchen down - the garage is to be converted

Vertical bike stands wont work for me as im disabled but I may mange them for a couple of bikes

I am finding this hard

Is there no space outside for bike storage?

is there enough height in the garage for a ceiling rack for 3 of the bikes do you halve the space needed?

No there is a narrow passage way with 3 90 degree turns

No space at the front?

I'm not clear if you are thinking of extending or just trying to fit that all in the existing floor plan?

if existing then bathroom and kitchen in WC/toilet and then 3/4 of garage as lounge/bed with remaining quarter for the bikes using clever ceiling pulleys!!

Ideally no extending

Not a whole kitchen just a couple of cupboards and a sitting area

Utility/wc is bathroom

Study is our bedroom with our clothes maybe in the garage with the gym behind the bikes

& a studio

yes that would probably work if you have the bathroom in the utility. Why do you need a kitchenette? Does that give you enough space for the bed in the study?

for bike I would have 3 ceiling hung and 3 below - then the remainder of that half of the garage can be for your clothes/kitchenette

then half the garage is for the gym?

The study should be big enough for a bed and a chair for semi-used clothes

I need the kitchenette for cooking as the main kitchen is in the other part of the house

So kitchen is kitchenette/lounge then bathroom then bedroom in the study

the garage becomes bike storage with those pull down rails above/behind the bikes in the gym and my workroom across the end

Have you bought the house or are you figuring out if it will work for you?

I wonder if the study would be better as the gym/storage with the bedroom and more storage behind the bikes

If the bikes are 3m by 2.2 and a wall is 4 inches, id have 2.6m by 3 for the bedroom and the study is 2.8 by 2.9 so its much of a muchness

My workroom is 3 × 5 so prob big enough

How about gym in a summer house

Kitchen =kitchenette/lounge
Utility = utility boot room for the main house
Wc/study = bathroom and clothes storage
Then bedroom/bikes and workroom in the garage

I can't fit a bootroom/utility anywhere else in the main house

Yes gym in summerhouse sounds good - or the workroom?

Need twice as much space for the workroom and I store fabric so indoors would be better

I wonder if I can swop the corridor to the right hand side so I can share utility/boot room and maybe even the loo with the main house

I am really confused- sorry! It just seems like this isn’t the right house given your requirements. Why do you need the annexe ( adult children living there?) - otherwise can’t you just have bikes and the gym in the garage and then just live in the house and use a bedroom for your workroom? Why do you need 6 bikes?

Well 4 adults and a mix of ebikes and pedal bikes for different purposes
Adult children/family in the main house

Need an annex but sooner than retirement, so i still need my workspace and I compound the problem by not being able to do stairs effectively/often

So this is the best current option we think

We have been house hunting since February with a purchase of our house falling through and now the purchase of our original choice falling through

I am very close to tweaking the issues

Im working on the toilet bathroom issue

I have 12 ft by 9 ft 6 which needs to be bathroom, corridor and separate loo

In an ideal world the loo can be used separately from the bathroom or closed off and be unusable by the rest of the house

I think i need to do something clever with doors like the other picture - maybe sliding/pocket doors or somehow changing the entrance?

So i think if I put my bedroom at the front of the garage & put a new doorway in at the bottom left of the study, I can have, toilet, bathroom, and possibly some clothes storage on the right

is that a structural wall so quite expensive to add a doorway?
