Room planning - impossible task?

I am looking at buying a house - I need to create an annex.

It needs a kitchenette/lounge, a bedroom and a bathroom (not shower)
I also need bike storage (6 adult bikes), a small gym (min 8 x 6) & work room

I have 2 spaces, 3m by 10m (which has a toilet about 6.3m from one end) & 5.2m by 5.2m

The bikes make most sense for the 5m space as it will be a converted garage, it then makes sense to put the gym behind, which leaves me with a 5 by 3.3 space plus the 3 x 10 corridor

Logically the other half of the garage is the workroom but that leaves bedroom storage very tight! & the lounge/kitchen tiny

I can use the big kitchen in the other part of the house if I need proper cooking stuff

Have you considered hiring an architect? I know it would cost but, given your very specific needs, could be well worth it.

Almost certainly an architect yes but once we've bought the house and I've moved in

I'm still working out whether it's the right house and I'd like to have ideas and things that I rejected before I start paying for someone

i wonder how the costs add up for moving washing machine, 2 sinks and a loo vs a new doorway

The doorway between garage and study also looks very tight

is it that you are looking to effectively have a ‘granny annexe’ for you and DH and then the rest of the house is for 4 single adults?

Close - granny annex for me & DH yes but the house is 2 adults (both work from home) and children

Plus i work from home and DH does daily physio in the gym for a lung condition

The door feels OK to walk through

Upstairs is fine for them and they getvthe lounge conservatory and the dining room as their kitchen (blocking off the door to the hall)

The existing kitchen becomes square at the bottom and wiuld be our lounge space leaving space for the mini bootroom/utility between that and the loo

Can you put your kitchenette in your lounge? Is your entrance essentially the utility door?

Yes kitchenette is in the lounge - big meals will be cooked by me/DH in the main kitchen

We may not have our own entrance, ut isnt a thing that bothers me (plus id have to go down the side, and back of the garage and study its a long walk

I think i envisaged a door that open on my hut - but i can't make it work cos of the shared downstairs loo we need

Ha! Well I can see how having your own entrance and boarding up so the annexe is completely separate could be appealing but if they need to access the downstairs toilet that won’t work. Will they also use the boot room/utility?

utility could be shower room keeping the wc where it is and separate. Your bedroom is in the study and then the garage gets separated up into bikes/clothes storage/workroom with the gym in the garden?

Yes and the compromising is about money but also our need for the extra gym/workroom.

I am wondering if we can completely rethink it putting all living space (kitchenette/lounge/bedroom) into the garage (no plumbing?)

Making the existing kitchen into the downstairs loo/bathroom/utility/boot room seems such a waste of a window!!

Put the bikes in the back garden but there is no disabled friendly passage through to the front

I think you need to separate out the bikes - they don’t all have to be kept together and maybe some are more conveniently stored than others.

Where are the toilets on the floor above?

Can bikes not go in a shed? If necessary, with bike racks concreted into floor and heavy duty locks?

The upstairs bathroom/ensuite are above the entryway/bay window

Separating the bikes sounds good i wish we could have a front shed but they never pass planning and wouldn't in this road specifically

I would about joining the areas with a porch

Where does the toilet waste go from the WC?

@Harrumphhhh - No worries I know im looking at so many variables and as i go through them I have realisations that previous ideas wont work

It would almost be easier to wheel them through the back door and hall

No idea where the wastes go - might arrange another viewing to look

Just have a secure closed off bike shed in the garden. We have 8 bikes but my mg midget is in the garage so the bikes fit in the shed pretty well.

Put the bike shed in the front garden.

I feel like the bikes don’t need to take much space at all and trying to fit 6 in your annex space is unreasonable!!

Totally I know i am, but im the one that needs the easiest access in and out, and it seems mean to make them mess with theirs if mine is easy

Daftly its the one thing all 4 of us agree on

But yours has to be easily accessible - theirs don’t. But have a look at the link - I think there will be a way you can minimise the space they take although there will be harder ones to get hold of. If they are in daily use couldn’t you just chain them up outside?

if the waste goes down the back of the garage you may be able to put an ensuite in the garage along with your bed/storage and then study becomes work room

& the end of a very long conversation means that 2 of the bikes are being sold!

So its only 4 i have to fit in!! 🎉

If you have 2 adults working could they not look to. Live somewhere else?? It seems a lot of non ideal design decisions to make for something that doesn't meet needs maybe a different take or make the garage a flattete for them? And you convert the house to suit your needs..
Are they likely to leave home?

It'll be half theirs - this is a choice to live together - we dont currently
