Room planning - impossible task?

I am looking at buying a house - I need to create an annex.

It needs a kitchenette/lounge, a bedroom and a bathroom (not shower)
I also need bike storage (6 adult bikes), a small gym (min 8 x 6) & work room

I have 2 spaces, 3m by 10m (which has a toilet about 6.3m from one end) & 5.2m by 5.2m

The bikes make most sense for the 5m space as it will be a converted garage, it then makes sense to put the gym behind, which leaves me with a 5 by 3.3 space plus the 3 x 10 corridor

Logically the other half of the garage is the workroom but that leaves bedroom storage very tight! & the lounge/kitchen tiny

I can use the big kitchen in the other part of the house if I need proper cooking stuff

When you go round also have a look at where you can put other storage eg bike shed, gym

The issue is the path to the front - uts the length and width if the garage about 800 wide and 2 x 90 degree turns

Unless other family members are disabled, can’t they hang their bikes to save space, you can then have a combined gym and bike storage. I’d also consider having a workspace in the kitchen/dining living or bedroom and have fewer larger spaces

Not sure about having the sewing nook and the storage so far apart, but I like the bedroom

I did wonder about putting the fabric inside but DH would hate walking through it

I also considered putting the bikes into the study and adding a door.....still considering that

Oh I missed that its fabric storage and sewing workspace so I need a large cutting table

DH's is off in a summerhouse in the garden and this is the current plan

It involves much fewer walls coming out, quite a few to be added and a few doors moved byt I think it works

The main house gets a cloakroom and downstairs loo and I get my private bathroom plus a dressing room/snug
